“Rubbish guarantee”

★☆☆☆☆

written by Clifford25 on 30/11/2021

Our new build developer pushed PG to us, we paid 3.5k and we,ve had water ingress over 9 years of moving in! Not only has the builder ignored emails over the years but PG wanted £1800 11months ago to raise an email to the builder and stated they would NOT expect them to be the party to come back and solve the ingress. Sitting here tonight the waters in again after hubby did so much maintenance over Summer months. So worn out with no resolve ....reading others stories helps in some odd way but wish we All didn't get companies who should be legislated better!!!

“Bad”

written by Jazza123 on 14/04/2019

I would not recommend this insurer under any circumstances made claim for 3rd party deception and developer deception they provided no completion certificate and 9 years later the building still not fixed. My warranty was a fake due a back to back transaction. Ask for simply copy of policy and conditions refused by liberty the underwriter and advised mdis sacked but no reason given. This company will only settle claims if you have legal means. Please ensure to try and avoid one of these nasty policies and check the completion certificate is fully in place. My msp is currently helping with this matter.

“Self builders nightmare!”

★☆☆☆☆

written by WesleyBarnes339 on 25/01/2018

If you are a self builder dont make the mistake i did in using Premier for guarantee and building control. They are slow, impersonal and have cost me thousands extra whilst digging footings by delaying the builder, then requesting ridiculous trench specifications that were based on misguided data. My builder says he has never worked with such a difficult company! They also sent me a design review report 3 months into the project stating that anything i'd started couldn't be guaranteed unless it met there their criteria (the report is intended to be carried out prior to works starting!)

“Unscrupulous, dishonest, slow”

★☆☆☆☆

written by gvc999 on 12/12/2017

I have Premier Guarantee Warranty for Social Housing. After starting a claim, they assigned their conciliation team to the case without asking my permission. The conciliation team then took a year to get to the point of even sending a surveyor to assess the claim. The recommendations of the surveyor were then ignored by the conciliation team because they did not suit the developer. Almost 2 years after the claim started they have now made a series of unsubstantiated determinations about the claim. They refuse to provide supporting evidence, simply stating "we have looked at the facts" in response to any request for documentation.

“Policy worthless- avoid at all cost”

★☆☆☆☆

written by on 05/12/2017

I bought a new home from the developer Excelsior in 2013 who claimed to have won "best small development" from Premier Guarantee (later I found out that this was a lie). The house had numerous serious faults which Premier Guarantee failed to resolve despite clear terms in the policy that they were obliged to do so. Needless to say the developer was awful as well. It has taken 4 years of legal wrangling, stress, time and my money to have the problems rectified. Premier Guarantee have been found to be at fault 3 out 3 times by the Ombudsman yet despite this fail to acknowledge they have done anything wrong. It is unbelievable that these companies can function without strong regulation and scant concern for their customers. I would urge anyone who has a problem with this company to refer them to the Ombudsman- the Ombudsman is helpful and and easy process to follow. Maybe if enough complaints are made this company may take notice of its customers.

“Changed terms and cancelled the contract”

★☆☆☆☆

written by on 02/10/2017

As a self builder I took out a warranty with Premier. Part way through they changed the terms, cancelled the policy and refused to give me a full refund and would not discuss the situation. They are regulated by the Finanical Ombudsman - a lengthy complaint to the Ombudman resulted in a full refund, compensation, interest on the funds held and payment of additonal funds to enable an alternative warranty to be taken out. If you have problems with their product - an insurance product so a finanical service - consider the Ombudsman as their decision is final and binding.

Made a complaint and claim in February about the issues we are having with our builder (Ogilvie Homes) Strung us along for 4 months then sent an email saying its nothing to do with with them for the first 2 years. Absolute disgrace and they are being reported to there ombudsman.

I found the customer service from Premier Guarantee great on our self build, from the technical guidance to their call centre issuing the certificates. I would recommend them to any self-builders looking for cover.

“Delaying, avoiding, disorganised”

★☆☆☆☆

written by Raven121 on 01/04/2017

We contacted Premier guarantee with a list of problems(some serious) to our new home in August 2016. After a long unhelpful, difficult, avoidance procedure they have agreed to look at our house May 2017. The problems we had to solve ourselves such as blocked drains, flooded balcony, non shutting doors and windows etc... (despite our photos and expert advice, and urgency) they refused to look at or cover.yet we had to carry out the work urgently for safety. Every item on our list they try to find reasons not to solve.

“Avoid Buying a House "guaranteed" by Premier Guarantee”

★☆☆☆☆

written by TrevinMorse111 on 05/01/2017

Considering Premier Guarantee is there to PROTECT new home buyers against poor workmanship on new builds, they actually cause more stress and hassle to an already stressful process. Seem to be a typical insurance company who dont want to pay out! We identified several issues with our new build that did't comply with building regulations, or even with Premier Guarantee's own regulations. First of all, I'm quite shocked that a guarantee company would guarantee a house without even checking it complies with regulations. Secondly, even when they agree these defects don't comply with regulations, they still tried to avoid/delay your claim. Appalling service, they really should be investigated.

I have experienced exactly the same issues as you mention above. The new build property we bought does not comply with Building Regulations and Premier Guarantee has done everything it can to avoid admitting that there are serious faults with our property. They do not respond to emails, and they will not provide answers to questions about their technical manual. I have pointed out several instances where our property does not comply with their technical manual, yet they deny this, and avoid answering my questions. They should be investigated.

Looks like they may finally be paying out on some of the defects - persistence really is key here. They still should be investigated though as we have been chasing them for almost a year now!

We have been in a wrangle with them for over 2 years due to water ingress through our balcony which has caused serious structural problems. We now need to move out of our property so it can be fixed and it looks like the house was never checked prior to issuing the guarantee.

We also believe our house wasn't checked prior to issuing the guarantee as we identified around 4 or 5 aspects that didn't comply with building regulations. The worst thing is, we have to pay the excess. Why should we have to pay an excess when the house didn't comply in the first place?

“ Premier Guarantee.. a builders escape route. ”

★☆☆☆☆

written by on 06/11/2016

Consider this.. The PG technical manual when NOT enforced or honoured by either PG or developer provides the unprofessional builder with an early escape route. They can build to last just 25 months as the opportunity for home buyer is limited to the first 24 months to record problems. What value to the Home buyer is the PG technical manual or PG/MD Insurance themselves when they are are agents for the builder. Please note that their clients are not the Home buyer ! Company focus and structure is developer centric.

“Delayed, discourteous, circuitous”

★☆☆☆☆

written by 364Collins on 22/10/2014

After moving into a new flat there were two snagging issues which the builder wouldn't address. One was that 50% of the central heating doesn't work. The second, badly sealed rendering in the courtyard causing bubbling and flaking. After a year of trying to get Premier Guarantee to address these, I'm still waiting. Impossible! Although initially responsive, they now fail to return emails, shuffling the issue backwards and forwards between themselves and the builder, Terry Brady Developments, the underwriter AmTrust Europe and the administrator MD Insurance Services. I would have liked to have known that they were so inefficient and unwilling to solve problems before I bought the flat. A year without central heating in half my flat!! Please steer clear of any new buildings which have this insurance 'guarantee' on them - it is pretty worthless.

I have a dispute with my new home’s builder and the Consumer Code for Home Builders secretariat advised me to apply for the Independent Dispute Resolution Scheme through our new home’s warranty provider, Premier Guarantee. But I couldn't locate the email or the proper contact in this company's website. May you please help me if you can locate the proper email contact? I am really worry on this matter because I found no way to seek for an independent adjudication under the oppression of the home builder.
