Where do I start? From day one the service we received from Linley & Simpson was atrocious, at best. The fees (Which I assume were due to the announcement that agency fees will be banned in 2018) we astronomically high. I managed to barter them down 25 pound each but still ended up shelling out over 300 pounds in fees to them. “Absolutely Disgraceful ”

Me and my partner moved into a rented property in Wakefield on a 6 month contract basis. When we arrived the carpets had stains on them, the shower door was bent allowing water to flood the bathroom, and there were pain splashed all over the carpets from the redecoration before entering the property. Avoid Ripon branch at all costs. “Hidden Fees and Unorganised”

Dealing at the Street Lane branch in Leeds, we've done everything asked of us without quarrel but it got too much I needed to vent. I've rented a flat via Linley and Simpson in the centre of Leeds for only 6 months. The staff were initially helpfull, untill I moved in. One bedroom in the two bedroom apartment was so mouldy that it couldn't be used which wasn't addressed at all in the six months I lived there. When I left I made sure I was present during check out where a £15.00 deduction on my deposit was agreed for additional cleaning. If you value your property, don't use linley and simpson, theyre unproffesional and gave me back my what was 5 out of 5 star house, to find it after only 3 years a 2 star, cost a lot to put right, but they say its wear and tear lol they havent a clue, in 3 years of renting it, it has cost me more to update it than any profits I made, mainly because of the people they put in it, and no other estate agent that does rents have these problems like linley and simpson do, all I can say is a lesson… Read Full Review

They attempt to take money from you at every opportunity by refusing to refund deposits, charging for rolling tenancy and attempting to take money from your account after the tenancy has expired. 2. The properties are of a terrible standard; our flat leaked water as did the flat above (also L&S) and the windows didn't close. 3. hi my name is jonothan Maxwell I recently have also suffered at renting from Linley and simpson,
my problem started from when I moved In the curtains that where hanging up on viewing where on the floor with muddy foot prints on the sink area was covered in plaster dust from work that had been done and leaflets and mail all over, 2 days after I moved in I noticed I couldn't get the house warm no matter what I went into the cellar and was greeted by about half a foot of water across the basement floor I couldn't believe it, water was pouring in through the stairs leading to the house and I obviously had to clean it up it mainly done this when it rained but also when it didn't as the pipe work for the boiler and underneath the boiler was leaking water also leaving me cleaning the cellar 3 or 4 times a week, when I phoned L&s about this they seemed not concerned they sent someone out and they quoted for the work to be done to make the stairs, water and air tight I didn't hear back for 3 weeks and basically when I phoned then back i got told I can move out with no charge or stay but it wont be repaired,
and to cut it short,
when I moved out and waited to hear if I would get the deposit, I was told they wanted £70 I contested went and met the manager and another person at property the lady was ok but the manager laughed in my face I only had to pay 30 pound tho, but after that I wanted compensation for the fact the house was not air or water tight and that I had to clean the water up and heat it,
got nowhere

“Incompetent Liars”

We let our property through Linley & Simpson while living overseas. The service we received from them was extremely poor - issues such as routine maintenance were left unfinished for several months and we had to continuously hassle the agent to make any progress. On several occasions we were told that work had been done only to find later that this wasn't the case and as a result damage had been done to the property. The worst agents ever they charge you for everything don't listen to what you have to say. Severe lack of communication they don't discuss between themselves. They don't answer emails or return phone calls. Make sure all calls are recorded and get everything in writing. Take pictures before you put your furniture in and check th inventory thoroughly. “Avoid like the plague”

I feel robbed and cheated by linley and Simpson. Really happy and enthusiastic, right up until they get your money! Customer service is shocking, and as for the fees......even though the landlord withdrew the application of the house only a day after I handed over the money and holding fee, they still took £150 off me and claimed they had already started the referencing process. They then ignored my calls and didn't refund my money until 10 days later, so I couldnt even apply for another house… Read Full Review

“They only care about you until you pay them!”

I wouldn't recommend this letting agent to anyone, in fact I'd say you should AVOID THEM at any cost. Their service was unacceptable on so many levels I don't even know where to begin. First off, they charge the most for the application fee out of all the agencies I've been too, and they are nice and helpful up until the point you pay them.
