Multiple Pest Infestations

Had a mouse infestation in February-March 2024 and the company took 2 weeks for someone to come out and get some treatment started, despite being told a contractor would be sent out within 24hours.

I was manipulated by the company and the private company they insisted to go with, with both of them saying it was my fault. I moved into the property in mid-January 2024 and I was blamed for my unpacked boxes attracting the mice. I had to stay in hotels as I had 6 dead mice and multiple live mice in my property, but I wa refused reimbursement and any waiving or the rent. The maintenance team said the property was "not uninhabitable because of a few mice" despite it being a studio apartment I pay £700 a month for. I could not use that flat at all.

Now in October 2024 I have mice AGAIN. Instead of fixing the problem, they sold the property to a new landlord to get the blame off themselves.

I was then denied a formal complaint and told I didn't have a case.

I am absolutely disgusted with this company, specifically the Mansel Street branch in Swansea, Wales. DO NOT rent or buy from these people.

Disorganised And Discourteous.

My impression of this company is that it is understaffed, disorganised, inconsiderate and extremely discourteous. I made an appointment to view a property, unfortunately it was 80 miles from where I live. When I arrived 20 minutes before the viewing I received a message saying that they had cancelled the viewing. I rang them, they did not answer. I left a message stating I had arrived to view the property and had driven 80 miles to do so. They did not return my call. I rang several more times and left two further, increasingly irritated messages. They never rang me back, making no attempt to explain or apologise. I travelled 160 miles round trip for nothing and they did not even have the grace to apologise. Not only did it cost me time and money, it also lost the vendor a potential sale. Most unimpressive indeed.

The most appalling levels of pressure to close a deal and levels of used car sales tactics I have ever imagined!

Asking me now to file a complaint instead of allowing my 14 day right to cancel

The tenant was called twice requesting him to sign a tenancy agreement. When that failed, they called his wife an additional three times and she finally relented just to get them to stop calling.

Interestingly, they stated in a text

“Due to the unclarity of the situation and no communication the tenant has signed the contract. There was no communication with me as I was in bed with covid and phones were off to get rest, BUT they managed 5 calls to the tenant! One of which clearly stated they were not going to sign.“

They also sent me this text “Hi, the tenant has just told us that you have informed him we are no longer taking over and not to sign the contract? Please can you confirm to us what is going on, please? As we are at the point of sign-off. Thanks”

SO as I was not able to confirm as I had switched off my phone to get rest from Covid, they harassed the tenant’s wife until she signed!

Open question: Is the first thing you should do when you have dug yourself into a hole?

Awful For Lettings And Sales

RENTALS:

We used Peter Alan firstly to manage our property on the rental side before using them on the sales side. The rental side was dealt with through the Cardiff office where there is a huge communication problem. Messages left for them were not returned so it was always us who had to ring back again and again, I cant remember the number of people we dealt with. If someone left Peter Alan we were never told that a new person would be dealing with our property.

SALES:

Peter Alan had 7 months in which to sell our property, the feedback from one viewing was that the house was out of their price range! Whey did Peter Alan show people around who cant afford the property in the first place! When we decided it was time to place the property with another estate agent, we were told by Peter Alan that we would have to wait 28 days before we could do this as per the contract! We had never received this part of the contract, as the member of staff we were dealing with at the time failed to send it to us!

Megan Cummings the letting manager at Peter Alan is a useless sack of body fluids, the regional manager Benjamin Jones at Peter Alan is just as bad, he seems too scared to call you back or just too lazy too do his job. Who at Peter Alan is employing these goons?? When i call these things i sometimes wonder if ive got a crossed line with Fraggle Rock, I have never dealt with such a fraudulent, lying, useless bunch as Peter Alan before. Landlords avoid Peter Alan at all costs. Below is a few of the many issues i have had with Peter Alan

1) Peter Alan lie to Landords about tenants financial circumstances just so Landlords have to pay them the £400 tenant find fee. Peter Alan cardiff told me the tenants rent was guaranteed by Cardiff Council and then Peter Alan Cardiff moved in someone who didnt pay. When you complain to Peter Alan Cardiff that you are not receiving the rent the Peter Alan said was guaranteed Peter Alan just cancel the management of the property with immediate effect just so they dont have to deal with it.

2) Peter Alan withheld rent money from me and i had to issue legal paperwork to Peter Alan get the money that was rightfully mine.

3) Peter Alan refused to post out the keys for my properties for 6 months

4) Peter Alan Cardiif lost the keys for one of my properties and I had to issue a county court summons to Peter Alan estate agents to reclaim the cost of the locksmith Peter Alan cardiff refused to repay this for over 6 months and only paid after i issued a court summons to Peter Alan estate agents.

4) Peter Alan Estate agents Cardiff dont pay their subcontractors who do work for them for 6 months.

5) When offers of rent payments are made Peter Alan dont call back to arrange the payments leaving the Landlord out of pocket.

Landlords do not trust Peter Alan with your properties.

Absolutely Terrible!

DO NOT USE THEIR RENTAL SERVICE! awful management of a once beautiful house in Pontcanna now divided into lots of flats, incredibly messy entrance hall/degraded walls and flat doors (now of which was kicked in!) now. Happy to rent out to anyone as long as they get their money, did not vet other tenants in the buildings despite huge amount of complains about a tenant who had to be later evicted and police called numerous times! Rent with others who are miles better.

Promised The World, Delivered Nothing!

Told that if we entered into a contract to sell our home, it would be online within 2 days. Nothing after almost a week, and fed a load of rubbish excuses. Now, 2 months later, being threatened with "debt recovery" as we refuse to pay the costs of the photographs which were taken, which we only received after telling them that we were no longer marketing our property!

The Worst Estate Agent

We viewed a property with this agent and offered the full asking price on the provision that work that Peter Alan said would be done to refurbish one of the bedrooms prior to exchanging contracts would take place. After spending a lot of money on searches and solicitors fees. Peter Alan rudely told us that the work won't be done and we can like it or lump it. Apparently the vendors have dealt with Peter Alan several times before and have promised improvements to get a good price for their property but don't deliver on their promises. Dishonest and underhand people. Avoid at all costs!

Appalling servicewe would never use them again or recommend them ....we dealt with Victoria Park branch in canton and blatantly.led to ..we even sat outside and rang them to watch them tell us a staff member was out of the office and actually sat there !!!!

Just Couldn't Be Bothered

We were shown around two properties on Friday, by the Canton staff member; we put offers in for both prosperities on Friday at luncheon. We did not hear back at all that day – nor did we hear anything on Monday morning. We had to call her eventually. We spoke to the member of staff in question, and turns out that she had received a negative response from one vendor on Friday! but had been ‘too busy’ to let us know…!! I called head office to complain. I have been assured that the Area Manager will consider this complaint. This morning, we had to call again, having heard nothing regarding the second offer, and again, learned that the staff member had received a response but had not let us know…!!! At the very least, I should have expected immediate email notification.

I would have expected feedback/updates on Friday, by close of business; I would have expected to be told of the response to offer, immediately; and, I would have expected an invitation to discuss these responses and input offered. None of this was forthcoming. A very unprofessional, I don’t care less, attitude. This has given the impression to us that Canton Office are not too bothered if they sell properties or not, certainly they are not proactive – and we are motivated cash buyers (venders beware!).

I'm on a rolling contract, but haven't signed anything. I pay my rent on the 5th of every month. I want to move out of the property I'm in. How much notice do I need to give? And will I get my bond back?

Can you pay your bond and then the day you move in can you pay the first months rent ?
