I'm an experienced tenant who, because of my work, moves around teh country a lot and so has rented from several different agencies over the years. I'm also a home owner and small-time landlord so know what to 'expect' and what standards are acceptable.
I dealt with the Melton Mowbray franchise. Staff were great until I'd moved in, but I had constant problems with the flat and with disruptive neighbours which I reported repeatedly but no action was taken. I had no heating in one room throughout my tenancy but was neither offered a repair nor compensation. The 'night rate' setting on the electricity meter was out by about 12 hours so the cheap rate ran during the day, while I was at work, and the premium rate while I was at home. No action was taken. The front step was broken and, when I pointed out that it was dangerous, Belvoir's response was that they were not obliged to provide it and could remove it if I wanted. No, I wanted it repaired. No action.
On moving out, the flat was left immaculate (and I have photos showing it) but GBP 84.00 was deducted from my deposit and a completely fictitious report submitted making it sound as though the flat had been left as a hovel. If anyone wants to see the photos and the report, contact me and I'll forward them. Appealed to adjudication but it considered only the moving-in and moving-out report and disregarded the photo evidence. A number of other residents of the block (which was owned by and managed by a variety of landlords and owners) had warned me in advance that Belvoir had a reputation for withholding deposits, on one occasion because a light shade was dusty. I can't confirm that, of course, but my experience of them was nothing but shocking and I wouldn't recommend them to my worst enemy.
