I have never met such arrogance, I was sent very misleading information and when I had the cheek to bring it up, was met with complete indifference and was told it was my problem. I will never go to these idiots again

Page & Wells might perhaps have been a good agent in the old days, when houses were sold to someone you already knew, or who came into the shop to enquire. But they have absolutely no clue *whatever* about selling properties in the 21st century. Throughout the whole of my 16 week contract, my house never came up at all in a search for properties for sale in my area. It never even appeared on most sales websites. Their communications skills are *completely* absent. They never could be bothered to keep in touch - I had more calls from other estate agents, than I ever did from them. Avoid, do go elsewhere, is my strong advice. Just useless.

I thought it was a one off having attempted to purchase a house through this agent recently and it strangely going to sealed bids / best and final but alas no, it has happened again today. There is something slightly strange about the way they go about this - proving muted hints to us about the offer to go in at and using your offer to push others up! I know they have the vendors interest at heart to achieve the best price and this is by no means sour grapes, it is vey important for the vendor to achieve the highest price - we all want to. Unfortunately for us, this is the second time we have been given a clear steer and hints at others' bids but on both occasions, been pipped to the post. Obviously, as they muted to us twice now, they are muting to all parties and not simply putting offers to the vendor and allowing them to make their own decisions! The staff are helpful but not trustworthy I don't feel. We were told at a recent viewing that "we don't disclose offers but if someone is too low, we always say don't bother unless we don't like them then we waste their time!" Be very careful if you are not liked at this agent as you will be one whose time they waste! We placed an offer on a property today and were told we were going to best and final. When I advised that as my offer was rejected and now off the table, I was told it wasn't rejected. That doesn't make sense to me! Isn't an offer either rejected or accepted? It was all too confusing and now this strange practice has happened twice with the same agent, buyers beware - you may as well just go in at full asking price, have sold your property already or be a cash buyer or you are disliked!

Have been using several agents to source potential properties. On numerous occasions page and wells have failed to provide requested information and I believe have generally not acted in the best interests of the vendors by not passing on my requests. There communication with me has been at best minimal and I have had to call them repeatedly in order to try to progress anything. My complaint to a senior director was met with a pompous response and eventually with him being rude and putting the phone down on me. I would certainly avoid doing any business with this company inn the future.

On first viewing one of their properties for sale the branch manager did not disclose a covenant on the land. Even after submitting offers.

On another house viewing the director spoke about his holiday to the vendor whilst I stood speechless. So rude.

Upstairs he did nothing but demean off his competition. Not knowing we had sold through them .

We finally had later found a house after a year of losing houses and we was overjoyed.

one week before completion they showed another buyer in and sold to them .

The stories from 2 different staff members were conflicting. The director as even telling us the oppositions bids .

The seller lives in another country. Unless the new bids were shapeshifters how did this happen.

Make of this what you will . They are very unprofessional .
