I rented out what was a nice one bedroom property via LR, and they turned it into a three bedroom place (telling me it was going to be luxury holiday let apartment). The condition I got the property back in was awful, and when I tried to get compensation I found out that they are not part of any official regulating body - so they are not required to do anything. They are unethical and uncaring.

They do not seem to care either about their landlords' or about their tenants' welfare. No duty of care. Sluggish. Disorganised. Unsupportive.

They are certainly interested in the fees paid to them, rather than their responsibilities and the support they should provide both to tenants and landlords,

Issues drag on, while they shrug their shoulders.

No duty of care there.

Avoid at all costs. I wish I had read more of the reviews before going along with them.

They ignored our complaints, things were never fixed, even after 6 months of complaining and then tried to charge us grossly inflated prices for "compensation" for damage that existed prior to our tenancy. Also tried charging over £80 for a lightbulb missing (even though they were not all working when we entered the property)

Unhelpful, greedy and unethical business.

Save yourself time and stress and avoid this agency at all costs.

The worst agency ever. Never use their services. They didn't professionally clean the flat before giving it to us, where the bathroom was full of mold and stains of someone's period blood. The stuff is horrible, they will never return your deposit. She is the person you don't want to deal in your life with, incredibly ignorant who has the nerve to block customer's number. Terrbile terrbile people!!!!!!!

I wish someone had warned me about life residential so please think carefully before you do! We have been renting a property through life residential (previously gallaird) for three years, were exceptional tenants, never missed a months rent. We reported damp and mould throughout the flat after the first 5 months of living there, in the whole time not one person came to fix the problem. They were just rude and unhelpful in every way. Since leaving the property LR are withholding over £700 of the deposit even though the flat was in excellent condition and was professionally cleaned throughout. They give vague reasons for the ludicrous charges and are yet to provide an itemised bill of any description.

DO NOT RENT WITH LIFE RESIDENTIAL!!

Luckily a family member of mine works for BBC watchdog and will be in touch with LR very soon. Hopefully they will be shut down before they can cause any more stress for future renters.

Without doubt the worst company in ANY field that I have come across in my 50 years living in London. Bunch of unprofessional, people who will end up in prison or on 'Watchdog' any time soon.

Monies, deposits and references were lost, stolen and not returned. NO repairs or maintenance done! In fact ALL duties that a trustworthy letting agents will provide are lacking in this farce of a company.

Worst 8 months I have ever had, in ANY property in London. STAY CLEAR of them, you will regret it if you don't.

I know some people who write reviews do so because they have an axe to grind - this isnt the case here. I have never written a review before, but this company was so awful, I feel a moral duty to warn others!!

We rented from LR for almost 4 years and I have to say it was the worst company I have ever dealt with. The administration was a joke, they would take the cash out of your hand in a flash but then never followed through or delivered on their end.

We had repairs waiting for over 18 mths, we had one gas safety check in 4 years, they never paid our deposit into a fund, they were incredibly rude and brattish. All they cared about was their money, as soon as they got the cash you would never hear from them again. They would treat you like a idiot - one time we call the office from outside and asked to speak to the guy supposedly managing the property. We were told he wasn't available even though we were looking at him from the street laughing at his desk with a colleague.

We were 4 young professionals renting in north london and paying almost £1600 pm rent, a huge amount of money, yet LR just couldn't be a**ed to do anything.

Honestly if you're thinking of renting from LR, if they've offered you a good deal and you're reading this and are torn over whether to accept - don't!!! You will regret it I promise.

We tried this company when looking for a flat. No concept seemingly of a budget (ours was reasonable for London) and places they did have wouldn't merit a look even had we been able to afford them. The second star is for their persistency albeit in trying to have us pay way over the odds for a place...

LR were as nice as pie whilst taking your cash, but once they had the tenancy signed they didn't want to know. Contracts were late, rent was demanded as unpaid when it had been paid in advance, repairs not done etc. Staff were incredibly rude and impossible to deal with. Even when they were in clear breach of their own contract they just carried on. I would never rent from them again

Late, rude, unqualified and incompetent. Is as about as pleasant as I can be about this company.

Moving in - created hassle and leveraged more money out of us at any point they could. Forced us to delay moving in - and failed to negotiate our terms with the landlord at all.

During tenancy - never availabe as manging agent. Did not respond to issues such as floods and essential repairs. We had to take these matters into our own hands and deal with the landlord directly.

Made many unnanouced viewings and used strong, bordering on intimidating tactics to force their way on times for viewings.

Post tenancy - Forced us to move out early - took cleaning fees for services arranged through them. These never materialised. Held back deposit without reason for a long time. Deducted amounts from our deposit without reason and played dirty games when we tried to get this back.

An odious and generally dispicable bunch with worse attitudes. I hope everyone stays away. My life would have been better if I;d never encountered them.
