Avoid Like The Plague

Went to view a property let by this agent. They said it was availible to students providing a guarantor and proof of income was provided. Property was fine but lettings agent was umming and arring about potentially letting to a student (if that was an issue why agree to a viewing?).

They then declined my application which I sent an hour after viewing with no explanation. I'd give lower than 1* if possible.

Avoid like the plague

Worst Letting Agent

I am a guarantor for my niece who will be studying in Leeds University. Her parents wanted to pay the full rent upfront so this letting agency will not bother anyone. However, they told my niece that she needs local guardian and the guarantor. They wasted my last two weeks and asking so many documents as I am buying their property. I am a regulated Independent Financial Adviser, authorised and regulated by the FCA. One woman for the office asked me to sign the guarantor form and find a witness for my signature. I told them that I work from so this will be not possible so she asked the copy of my ID and I have provided the copy of my driving Licence. If this woman have minimum education she could just check my signature with the ID. Unfortunately, this woman does not have any manners or education as she asked me today that I should find a professional witness who can witness my signature, she also mentioned that this is for their due diligence. I do not have any doubt that this low IQ people does not know what is called due diligence. I will not recommend anyone to use this unprofessional, rubbish letting agent

Unprofessional, Unethical - Should Not Be In Business

Cant stress enough how you should think twice before using Linley properties. Our property was FILTHY, had minimal furniture despite being listed as "fully furnished".

Linley properties misinformed us about the notice period of moving out and misused our information. Going to our workplace without our consent to ask for our salary, without coming to us first!

I cannot stress enough how unethical and unprofessional they are.

Badly Managed, Unsafe, Unclean.

I was in a rush to rent and struggled to find anywhere. Linley's had available properties (alarm bells should have rung) and my flatmates friend used them and said they were okay. She was wrong.

On moving in, the property was filthy. Cleaners were supposed to have been already. We asked for more thorough cleaning only to be let down. Most of the furniture needed fixing. Over the course of the tenancy we had several issues all of which took between weeks and several months to be fixed or more often the case, totally ignored.

Unfortunately, the premises was damaged in an arson attack. It was only at this point did we realise how dreadful the fire safety was, one narrow staircase with a wooden door to a 2nd floor flat and no other way out. After the traumatising event the three of us were left effectively homeless as the emergency contact number had "run out of battery". Two nights we were left to sort out our own accommodation. Eventually, when we did get in contact with the company, they were quick to provide a place for us to stay until the end of our tenancy.

It is now 2 full months since I left and gave the company my forwarding details including deposit repayment details. I have received no money yet and have a promise to "chase it up", whatever that is supposed to mean.

Correspondence is slow, the company is badly managed, the 2 properties I was in over the course of my experience had damp and were in great need of repair.

I implore anyone looking to rent with Linley's to consider any other options first. I've had some bad letting agents/landlords but these are by far the worst.

I strongly suspect that the 5* review is fake.

Absolutely Terrible

Absolutely terrible. From the beginning of my tenancy with them I had nothing but problems that were not solved in a timely fashion. The emails and phone calls were endless. The house was not fire safe. They painted over mould in the bedrooms and bathrooms, which obviously came back over time and with the awful winter in 2012 the mould was on nearly every wall in the house. The shower in the bathroom was leaking so badly for 3 straight days that it created a hole in the ceiling of the kitchen which then of course led to damp in the kitchen. There was a massive hole in the kitchen ceiling and of course it was painted over once again. There was mould in the living room, no appropriate Fire exit in the house and overall was a huge health hazard to me and my housemates. The experience caused me and my flat mates great grief for a year. Ruined our second year at university. I now get consistent sinus infections because of the mould in the house and I hope no one ever accepts a tenacy agreement off him again.

I Have Been Using Linley's Properties - A Family R

I have been using Linley's properties - a family run landlord in Leeds - for close to 2 years now. Throughout my time with them they have shown to be very helpful, proactive and remarkably generous.

Their properties are also very good. I am living in a 3 bedroom terrace house on a main road as close as you could be to campus while still being in the student area, and I am paying £55 pppw (£220pppm).

Cannot recommend enough.
