By Far, The Worst Real Estate Agents I Have Ever U
By far, the worst Real Estate Agents I have ever used.
We signed a 1 year, Fixed Term Tenancy agreement which expired exactly 1 year after we signed the agreement (Obviously). According to the law, a fixed term tenant does not have to give any notice at the end of the tenancy, as it is a fixed term and has an expiry.
We notified Gibbs Property as a courtesy gesture to let them know a full 3 weeks in advance of moving, that we were not going to carry on with our tenancy and therefore would be moving. They told me personally, that we had to give 2 months notice, and therefore could not moved at the end of our fixed tenancy.
What a load of rubbish. After speaking to numerous people in the know (Real Estate Agents, people with law experience and shelter.org) they confirmed what I already knew. We are on a fixed term tenancy, and therefore do not have to give even 1 days notice of leaving. The only way that we would ever have to give 2 months notice, is if we stayed even 1 day over the end of our tenancy, in which it would then change from fixed term to a periodic tenancy.
I called Gibbs Property numerous times wanting to speak to the owner again but could not get a hold of him. He is adamant that we need to give 2 months notice, and doesn't want a bar of what we have to say.
I feel the correspondence with his office is terrible. I get conflicting emails from his staff, stating that "they" need to organise a cleaner and the inventory check out, when the only thing it states in our tenancy agreement is that the tenant has to pay for check-out and get the property professionally cleaned. Nothing in the agreement states that "they" are the ones to organise the cleaner.
If you can help it, I would keep well clear of Gibbs Real Estate in Colliers Wood.
Bottom line. Steer clear unless you enjoy unnecessarily stressful situations when dealing with Real Estate Agents.
