Completely incompetent, I didn’t receive my rent on time for the 12 months the tenant was in my property. Despite the tenant also having a guarantor in place to ensure this happened they were not contacted to advise payments were late or not coming in at all. Payments were then finally made to Edward Mellor and then they took days to process it into my account - despite advising me the dates it would go into my account (erroneously) I thus defaulted on my mortgage on numerous occasions with no compensation or indeed even an apology from Edward Mellor and his team of highly incompetent and rude staff. In fact, each time I spoke with a member of the team they had no idea what was actually going on. I would urge anyone to not make the same naive mistake as I have and thoroughly research your letting agent prior to handing them the responsibility of taking care of your property, something they are blatantly incapable of doing.

Worst i have dealt with.they make you pay £150 non-refundable for admin & refs.I put an offer on a house which said available immediately & my refs came back within 10days.2wks later i was still waiting to move in & in the end i gave up & lost my £150.most of their houses seems to keep coming back on offer.the lady i dealt with at their h/o was not helpful at all & even tho she always said she would call she never did.I had to call her all the time & most time she was not available.I got fed up & gave up
