I tried to use Providential Bancorp Ltd as a broker to purchase a home loan. I had excellent credit ratings around 800, and sufficient assets to show. This broker was always never clear on what the fees were going to be, nor was forthcoming with the facts. Even after 5 weeks of going back and forth, this broker could not get the job done. With less than 3 weeks left, I approached a lender directly, who was recomended by my realtor and the loan was approved in about a week.
