Mis- Sold Their Emergency Cover And Refuse To Give Refund

When I was sold the policy I was not told that it would be with a third party, any dealing any issues I will have to discuss with this third party company. When I did call to report an issue was told they don’t have my details, they later validated this and then refused my repair as I was over the 24-48 period. I did explain there is a language barrier between myself and tenant therefore took me longer to identify the actual problem that’s when I called it in, also the first issue which tenant advised me of was a landlord responsibility guttering that’s why I never classed it as an emergency later to realise it was a sewerage. Then I was advised of that problem occurs again they will not coverage as it will be the responsibility of the person I had to call out separate to fix it. Went back to simple landlords they said I need to deal with Lims third party company and vice Versa. So now they both are not giving me my money back nor doing the job. Please keep away, you may pay a few pounds more with another company but you will definetley get better service and the repair whether or not it’s a 3rd party company at least they will provide the full service instead of you doing the chasing.

Emergency Cover Useless

Like another reviewer they refused my claim for an engineer to come out. Pressure kept dropping in the boiler and there was a leak and somehow they didn't think this was an emergency.

Terrible Emergency Cover Policy

I have a rental property and for peace of mind I took out emergency cover to deal with any unforeseen emergency problems. The boiler at the property recently failed, I rang Simple Landlords, who from the off were looking at ways to weasel out of this claim, even before they had assessed the issue. They kept saying if the boiler had been repaired previously and the same repair had failed or the heat exchanger had failed they would wash their hands of the claim and I would be charged for any call-out. They eventually agreed to send an engineer out - the chap who was sent was completely useless, he had no idea what the fault was, ended up looking on the internet and ringing the boiler manufacturer for help, this guy was meant to be an engineer, he was a waste of space, he basically condemned the boiler and said we needed a new one 1800 pounds! Simple Landlords would not fund this but would give a contribution toward the new boiler. Long story short, pump had failed in the boiler - one of repair cost 150 pounds, boiler up and running fine (organised myself through a competent heating engineer). However, this is not the end of the saga as Simple Lanlords are pursuing me for the cost of the clown who came out to assess the boiler, which was their contract engineer. This is the man who condemned the boiler when just the pump was faulty. These are clearly a dodgy organisation interested in taking your money only - DO NOT DEAL WITH THEM AT ANY COST..!

At Least Dickie Turpin Wore A Mask

My tenants has paid rent as per agreement up until 28th February. I have sold the house from the 28th but the tenants decided to move out 3 days earlier on the 25th February. I called to cancel the insurance from the 28th but was told it had to be cancelled immediately as the tenants had left. So my question is if the insurance is cancelled because the tenants are out for 36 hours, what happens when they were away for two weeks holiday. To add insult to injury I was charged a £30 cancellation fee. Would not recommend this company to anyone.

Useless Home Emergency Cover - Do Not Use

I have had 2 issues with these people. At first, my tenant had a water leak which was covered under this policy. They promised to ring back within the hour - they took 8 HOURS, by which time the leak had stopped and damaged my ceiling. They then decided that because the leak had stopped, it wasn't covered!!!!! No amount of complaining would get them to change their mind. On another occasion, 50% of the heating failed in the house - the policy states "central heating failure" is covered - but again, they reckon that due to the fact we had 50% heating it was adequate, even though 1 child has asthma and it was mid December. Currently going through complaints procedure before going to Ombudsman - WHATEVER YOU DO, DO NOT USE THIS COMPANY, I AM NOW WITH BRITISH GAS. YOU HAVE BEEN WARNED!!!!
