“Super service, A++, quickly let my house”

“will save you money”

I found these online after getting well and truly shafted for a repair bill by my previous agent. It costs £40 to let a property through these guys,more than ten times as cheap as I had been paying! It's a bit of a pain having to do your own viewings if you live away from the property like I do, but you pays your money,you takes your choice. “The autotrader for selling houses.”

You write your ad and they put it online for you on property websites like Zoopla and Rightmove. I sold my house through them and the whole thing cost less than £100, so I'm very, very happy especially as my commission through my local agent would have been over 10 grand!!! “Be very careful of this website”

I am in dispute via PayPal with this website, they ask for private information after you have paid. This information in my view is not safe online. As estate agents we're bound by law to identify our customers and their eligibility to dispose of the property they want to let or sell. We make it crystal clear BEFORE customers pay that they MUST be the owner of the property. If we find out that a customer isn't the owner we will stop marketing their property and will not refund any fees they paid. We also report them to the police. We're glad to say we've played our part in bringing to justice several people over the years.

I am lucky that this website is just keeping my £65, I own the house I want to let and have done so for many years. They have my passport and my home address, there really is no need to share my mortgage statement with a complete stranger online. Funnily enough other national agencies have been much more helpful and don't seem to make up excuses to keep a small sum. I am putting the money down to experience if visum need to keep it that badly I guess they aren't very good at what they do.

Hi James,

If you supply the required ID we will refund your money (or put your ad up again). There's no more or less to it that that. We don't relish this process but we risk a £40,000 fine and being put out of business if we are discovered to be skipping these checks. Unfortunately although we'd rather not have to make a choice, that is a greater risk to our business than upsetting the occasional customer who won't co-operate for whatever reason.

I reiterate again - send us what we require and we will refund your money.

You have a copy of my passport, my address and my paypal details. I am unable to see the problem. PayPal has all my details too. The dispute I have raised with them is an easy way for you to return the money. I changed my mind about your services because I was not comfortable sending more personal information online. If this means we can't continue so be it . Your colleague mike told me that a refund is to your discretion. And I had changed my mind within the time limit my consumer rights allow. You do not need any more information here. Please see it as simply as I do. No one is going to fine your company for giving me my £65 back.

To publish you have asked for to much personal documentation and I do do wish to send you any more than I already have. You can return my money via the paypal dispute that I have initiated. No one is going to fine your company £40000 because a customer changed there mind and decided that sending private documents online was not acceptable. Everyone buy all sorts of services online and asking for a refund is perfectly normal. You don't need any more information from me to do this. It is your decision.

Hi James,

We only need one piece of info from you - something linking you to the address. It need not be particularly personal. A council tax bill, official letter or anything like that that shows your name at the address will do fine.

Paypal will not return you your money via dispute because our terms are clear cut, but as I've said above I am quite happy to refund you (or anyone else in the same situation) if you supply the required document. I don't understand why you would be willing to supply your personal ID like a passport but not something that links you to the address in question.

We are held to a higher standard of ID verification as an estate agent doing business over the internet than if you walked into our office off the street.

You need no further information to action a refund. You need it to publish. There is no legal barrier here. Just your discretion. In that discretion you have decided I must be unsuitable. Fair enough there is little I can do about that except wish I had never sent you any money in the first place.

Hi James,

As you can imagine the first thing that customers who are crooks or letting agents trying to get on Rightmove do when they get caught out by our checks is to try to withdraw their ad and get their money back, That's the reason why we don't give refunds unless they can complete the ID checks and show that they were a genuine customer in the first place.

Our processes satisfy the OFT's anti-money laundering requirements and have exposed both criminals and letting/estate agents pretending to be home owners and landlord in the past. That's why we stick to them.

Visum" On-Line Lettings and Sales Estate Agents do not forward Enquiries as promised.This Company take your money but the enquiries are not forwarded on. They have a very strong filter which means they their software deletes customer enquiries. We have no 'filter'. If an enquirer calls or emails in their details are passed on to the owner to progress their enquiry unless they tell us they don't want us to share their details, in which case we follow data protection rules and they remain anonymous. This is relatively rare - as you can imagine most people calling are doing so because they want to find out more and take their enquiry further than just browsing the internet.

I PUT PROPERTY ON VISUM AS THERE WAS NO MENTION OF TIME LIMITS THE PROPERTY CAN BE ADVERTISED ONLINE. If you are the owner of the property and you place an advert with us you can have a refund before the property goes live if you want one. We only refuse refunds under these circumstances if the 'owner' turns out not to be the actual owner. The reason is normally that they are a letting agent looking for a cheap 'back door' onto Rightmove because they don't want/can't afford to pay Rightmove's fees, so they pretend to be the owner, we find them out during our 'know your customer; information gathering, and send them on their way.

I paid Visum £49 to advertise my property on Rightmove. It was offered as a simple process but actually took hours to set up. After three weeks it was eventually refused by Visum for an obscure reason. They then refused to refund the money paid even though they did not advertise my property on Rightmove as agreed. Rightmove and Zoopla order their properties by price as a default. Their are no 'agent rankings' where some agents get to list higher up than others.

“Bad Practice, Withheld Monies”

This is my first ever review of a company. And its taken a really bad experience to make me want to write a review. I paid £59 to Visum for a credit check on a property i saw through them. After payment and not before (bad practice) I received a link to the online forms to fill out. It's a shame this person feels this way and we're sorry for his bad experience. We use 3rd party companies to do things that we ourselves cannot do directly (such a provide insurance, check for county court judgements, carry out Energy Performance tests etc.). Those companies require payment and they still bill us even if a tenant pulls out half way through a process.

visum really seem to know their game. they really helped me out of a tricky situation. I needed to evict the tenant i had in my property as they were behind in the rent. They did all the paperwork that was required. I had tried to evict the tenant myself, but there was a small detail in the paperwork that was not correct and it was thrown out of court. As the original postee, I stand by my comment. Having sold a house using their intuitive online advertising medium I saved myself over £1000 in estate agency fees. Why on earth pay a solicitor £1000 in commission for me to show a viewer around my house?? Sorry, I simply cannot fathyom the outdated method of high street easte agency in an age of IT supremecy. Rightmove dot co dot uk is the first place 80% of homebuyers go to in the first instance. So why not use an online estate agency for a fraction of the cost of a high street one?? Most definitely not the manager but a customer grateful for the services of a modern forward thinking provider.
