“The worst letting agency around ”

Beyond awful. It would hard to describe how bad of a letting agency LPS are. So unprofessional, don’t reply to emails and then tried charging us half our deposit for a deep clean, which wasn’t required. Do not let with this company

* AVOID AT ALL COSTS* Incredibly rude and aggressive staff. Physically harrased outside the building for wasting an agent's time when a rental deal fell through.

“Awful Letting Agent - ”

Avoid Liverpool Property Solutions (LPS) This letting agent (LPS) was a bad choice for me. At the end of the tenancy they tried to keep all of my £450 deposit and LPS were very unprofessional when contacting me which caused a lot of stress. Luckily, we contacted the "Deposit Protection Service (DPS)" and they settled the dispute fairly. The only part of the deposit the Landlord was entitled to was a burn on the kitchen counter which we had admitted was our fault. For this the DPS awarded the landlord £55. LPS originally stated that they wanted £110 for damages, £85 for cleaning, £100 for redecoration and £285 for missing items. We had to argue with LPS for weeks about all of this as we thought it was unfair. I wish we would have contacted the DPS sooner but here is what the DPS had to say about LPS's absurd claims: CLEANING: £85 Lawyer contended property was in a better state at the end of the tenancy than at the beginning. We spent a lot of time cleaning the property to make sure it was nice for the next tenants (LPS took a picture of a few stains on top of a cupboard and a piece of broccoli they found in the freezer after defrosting the freezer). A charge of £85.00 was not justified. Claim Dismissed REDECORATION: £100 "The photographs taken by letting agent did not show any marks or damage exceeding fair wear and tear." (LPS had taken a picture of a little mould stain on a ceiling) "Claim Dismissed" MISSING ITEMS: £285 "The letting agent submits the cooker was removed from the property. The tenant admits this but says it was very old, rusted, not fit for purpose and stopped working altogether. Oven will have needed replacing. Such that there is no consequential loss to the landlord as a result of the tenant’s breach in removing it. Claim dismissed" Plus we had third party evidence to prove that the oven was not fit for purpose from the company who fitted our new oven. DAMAGES: £110 We admitted that we made a burn to worktop after placing a hot food tray. We originally asked for a fair price to be taken from deposit. Lawyer stated the worktop was “rather” dated and not worthy of replacing because the vast majority of worktop is undamaged. Letting agent was awarded £55 Blinds were damaged when we moved in to property but LPS claimed that we damaged the blinds with no reliable to prove this. The LPS staff were very unprofessional throughout this process and made our moving out very unpleasant. Plus when they wanted to do viewings on the property they were unhelpful in choosing times that suited me and my partner (despite us having a child in the property). They gave us 24 hours notice but stated and I quote "We are coming into the property at this time whether you like it or not". Their behaviour was aggressive and I am very glad that we have vacated the property and don't have anything to do with them. After we informed LPS that we were contacting the DPS we asked LPS to discontinue contacting us twice as they had stressed us out beyond belief. On both occasions LPS contacted us causing more stress and stating that they had informed the police that we had stolen the oven. As the DPS were intervening the issue was a domestic matter therefore LPS was wasting police time or trying to intimidate us even further than they had already. I could continue to give other reasons why you should avoid LPS but I have better things to do than waste any more of my time with these people

“The Worst Letting Agent I have ever Dealt With”

They do not deserve a star but you have to put one on to publish your views This company is written to the core, the staff are bad mannered and genuinely lack the skills to offer any form of customer service, the branch manager is the worst person I have ever dealt with, and she lacks any form of customer service skills, The company director has no morals and lacks the ability to provide the service levels expected from a letting agency Do not use this company, you will be disappointed and they simply don't care about the customers, Please don't learn the hard way as many of the customers have,

“Excellent Service”

I have had 2 houses from LPS, they have always been polite & helpful. Any repairs reported have always been dealt with. I would recommend this company to anyone. There was one time I had a leak coming from the bathroom in the early hours. I rang the emergency phone and the lady answered straight away and a plumber arrived within 15 minutes to sort it out. I don't know what I would of done if they never had an emergency out of hours phone.

“so so service”

Have just left LPS. Not the worst but not all good service. Nice to talk to but not to quik when you need help or have problem. Feel they have no respect when talk to me the tenant. Took long time to get deposit back. We will never go back to letting agents too expensive. Now have private landlord is better. Thankyou

“Absolute twaddle...”

I am an expat landlord with a portfolio of thirty two properties throughout Greater Manchester and Lancashire, but now looking to break into the Merseyside market. Armed with a sizeable budget, and three decades worth of property development and management experience, I approached LPS with a view to retaining a reputable letting agent. When you are four thousand miles away from home, you need to be absolutely confident that your hard earned investments are being lovingly looked after. My initial contact with them was via telephone, whereupon I spoke to a young lady not entirely confident in the information she was giving to me. I did try again several days later, and spoke to someone else, but the info I received didnt correlate with the first lot. I was informed that the owner was a property legal, and though that failed to impress me, I asked if he could call me. I am still waiting. At best the experience has left me feeling they had no idea of what they are doing.

“1 Star is too much for them!”

I recently tried to use Liverpool Property Solutions to sell my property and what a mistake that was! I know the property market is slow at the moment but that doesn't detract from the service I should expect to receive from my estate agents. Poor photos and communication being my main gripe! I have since removed my property from them and relisted using a more reputable and well known agent. Avoid!

I could not help but comment on your experience with LPS and totally agree with your views and comments
They are totally un reputable and have no idea what customer service means,
They do not deserve a star they should be closed down
They have no integrity or morals they don't return deposits, I would advise anyone buying, selling or renting to not use this company,
The staff are offensive, and the conduct of the manager and director is borderline on criminal
