“ DEMAND MONEY THEY NOT ENTITLED TO”

Written on: 02/10/2017 by Jonsamuels (1 review written)

They are an associated party of Wallace Estates and act as the muscle for collecting their ground rent. We own a leasehold apartment in a building owned by Wallace Estates but the building is now managed by a separate independent RIGHT TO MANAGE COMPANY which took over from them because they were charging the leaseholders £71k a year for insurance when the RTM company now pays £15k a year. They were pocketing over £50k and no doubt getting kickbacks from the insurance brokers. When we bought… Read Full Review

“£136 admin fee for late payment”

Written on: 15/09/2017 by Unhappy333 (1 review written)

1 star given as there's no option for no stars. We purchased a new build property from Barrett in 2006. At the time the ground rate was around £130 per year, 5 years later the lease was sold on to Simarc. The Ground Rate demand almost doubled to £250 per year. Not realising the only method Simarc now use to send demand notices is via email only, we missed the demand (went to a spam folder). Missed the Ground Rent Charge now and admin fee as been applied. The fee is £130 which is 60% of the… Read Full Review

“Stop this Property Management Company Trading”

Written on: 28/08/2017 by Hurstsf457 (1 review written)

I have read all the reviews , and have had similar experiences with this Company. It is no use complaining , and not taking any action ! This Company cynically extracts large sums of money from its leaseholders , because they are there to be milked dry . Their usurious charges bear no reality to service or work done. I am now free of them, and am prepared to start an action group . There will obviously be costs involved I am prepared to try to bring them to book and will not charge for my time… Read Full Review

“10 years of hell dealing with Simarc”

Written on: 11/08/2017 by MinaWilkinson231 (1 review written)

We bought a lease hold flat as an investment about 10 years ago. In that time we have had nothing but Hassle from Simarc. The ground rent they collect was only £25 a year BUT each time the flat was rented out they demanded £140 to change a name on a piece of paper AND if the tenant extended their tenure another £80 to alter the paperwork. We decided to sell the flat some 24 months ago but with 'only' 60 years lease left ( Building Societies usually demand 70 before issuing a Mortgage ) we… Read Full Review

“Ripoff fees for no reason ”

Written on: 02/08/2017 by Pollock236 (1 review written)

My solicitor advised me not to pay the admin charge of £120 for a name fee they requested as it clearly stated on the freehold the fee can't change from £5 plus vat for a name change My solicitor was correct of course I just get ground rent demands sent to the occupier instead of my name which certainly is ok by me They will extort money if they can, just make sure you check the lease hold documents before you pay any money to them… Read Full Review

“Avoid!!!”

Written on: 31/07/2017 by Rylie167 (1 review written)

Very hard to get hold of if you do much as miss a ground rent payment because they have sent the bill to the wrong address. Add on fees are daylight robbery. Had to pay a certificate of compliance fee of £216 - a month and a half after completion!!! Somehow there are still fees to pay well after you've bought the place. Waiting for the 'use of fresh air within the property' fee to arrive. Absolute shisters....looking to see if are a listed company as shares in them are bound to come up trumps!… Read Full Review

“Do not use this company for anything. You will regret it.”

Written on: 07/07/2017 by A8Lon (1 review written)

I am an owner occupier of an apartment in London and have been here for several years. I pay ground rent in two annual instalments on time every year when I get my invoices. A week ago I received a letter from Simarc stating that despite multiple reminders (which I did not receive) I am now being charged a collection fee as my ground rent is 30days late. The collection fee is in excess of 100% of additional fees to the ground rent due. 100%! Criminal. My mail is often delivered to the wrong… Read Full Review

This bunch of charlatans have one objective; to screw ridiculous fees out of people without any justification. They do so without incurring any costs or meeting their obligations as freeholder. Avoid them unless you have a lawyer in the family… Read Full Review

“Below loan sharks in the food chain”

Written on: 20/02/2017 by YadielMorse137 (1 review written)

Charge £120 when you buy one of their leased properties to change your name the £120 every time you have a new tenant. They claim that is a reasonable charge despite refusing to breakdown their costs for this clerical admin change. They say it is based on going rate charges other lease companies charge. They are just on the same band as loan sharks and you have no choice but to use them. It is time the government clamped down on them!… Read Full Review

“Simarc? Inept? Corrupt? Turgid? They hit the...”

Written on: 07/02/2017 by SimarcAreCorrupt (1 review written)

If there is an opportunity to extort money unfairly, Simarc will use it. Whether the application of spurious admin charges or the creation of fictitious fees, Simarc will endeavour to make any interaction as unpleasant and costly as possible. This is particularly the case should you find yourself in any urgent need of help or documentation. Whether landlord or tenant, prepare to pay dearly. If there is a means to ensure customer dissatisfaction, these deplorable stains on the underwear of… Read Full Review

“Awful customers service”

Written on: 18/11/2016 by Carey431 (1 review written)

Absolutely zero cooperation from this bunch. If you are buying a leasehold property be very careful. They will add charges for the sake of it, because they can. Don't buy a property that involves them. Stay clear… Read Full Review

“How to make Simarc accountable for their actions”

Written on: 22/10/2016 by EthicalLandlord (1 review written)

I want to thank all the people who took the time to write reviews on Simarc. I'd had an offer accepted on a property and found out after that Simarc were the property managers. Concerned about the number of negative reviews, I contacted Simarc and asked them which Property Redress Scheme they were a member of. All property management companies who collect any money, even just ground rent, are required by law to be a member of one of these schemes, which provide independent arbitration of… Read Full Review

I am despertaely trying to complete on my flat, and had to pay £288.00 to simarc for them to confirm to my conveyancer that I had paid my ground rent, as the buyers conveyancer would not accpet my screen shot confirming payment, and Simarc do not send receipts. They said that it would take up to 10 days to send the information over. guess what the 10 days are up, and my conveyancer has chased them this moring, and they have said that they will send the information over after 4pm, they are… Read Full Review

Ethicallandlord's Response to Charlottebrockjsohi's Review

Written on: 22/10/2016

I want to thank all the people who took the time to write reviews on Simarc. I'd had an offer accepted on a property and found out after that Simarc were the property managers. Concerned about the number of negative reviews, I contacted Simarc and asked them which Property Redress Scheme they were a member of. All property management companies who collect any money, even just ground rent, are required by law to be a member of one of these schemes, which provide independent arbitration of complaints that customers cannot resolve satisfactorily with the company itself.
Simarc's response was if I had a complaint I had to write to them and THEY would 'deal with it accordingly'!! I urge anyone with a complaint against this company to contact their local Trading Standards office and report Simarc as not complying with the law. Hopefully they'll be fined and forced to join one of the Property Redress Schemes - and then all the people who are being treated so badly by Simarc will be able to get some help.
