Disgraceful Customer Service . Didn’t receive first letter for annual ground rent when I received second and called up to pay had been charged over £80 for being late . Questioned it and was told couldn’t speak to a manager had to email . Emailed her and the 1st man replied ! So I replied I was waiting on a managers response not his . I tried to purchase a consent certificate for solar panels on my late fathers roof. The cost was £240.00 originally. When I tried to pay this, the cost suddenly rose to £1.500.00. SCANDALOUS! This was because the sale of the bungalow would have fallen through if we hadn't paid their "ransom" fee. Our solicitor got it down to £540.00. Still £300.00 over the original fee. They are an associated party of Wallace Estates and act as the muscle for collecting their ground rent. We own a leasehold apartment in a building owned by Wallace Estates but the building is now managed by a separate independent RIGHT TO MANAGE COMPANY which took over from them because they were charging the leaseholders £71k a year for insurance when the RTM company now pays £15k a year. “£136 admin fee for late payment”

1 star given as there's no option for no stars. We purchased a new build property from Barrett in 2006. At the time the ground rate was around £130 per year, 5 years later the lease was sold on to Simarc. The Ground Rate demand almost doubled to £250 per year. Not realising the only method Simarc now use to send demand notices is via email only, we missed the demand (went to a spam folder). Missed the Ground Rent Charge now and admin fee as been applied. I have read all the reviews , and have had similar experiences with this Company. It is no use complaining , and not taking any action ! This Company cynically extracts large sums of money from its leaseholders , because they are there to be milked dry . Their usurious charges bear no reality to service or work done. I am also in a similar situation with simarc , they will be getting there poxy £10 ground rent from me and not a penny more!!!! I have been out of the countey and just recieved there forceful letter with one enclosed dated the 20/8/17 which I did not recieve!! Idiots

Simarc have been very unreasonable about my ground rent and as mentioned elsewhere they have charged me £138 for a payment reaching them a couple of weeks late.
I am keen to join this group to fight.

We bought a lease hold flat as an investment about 10 years ago. In that time we have had nothing but Hassle from Simarc. The ground rent they collect was only £25 a year BUT each time the flat was rented out they demanded £140 to change a name on a piece of paper AND if the tenant extended their tenure another £80 to alter the paperwork. My solicitor advised me not to pay the admin charge of £120 for a name fee they requested as it clearly stated on the freehold the fee can't change from £5 plus vat for a name change My solicitor was correct of course I just get ground rent demands sent to the occupier instead of my name which certainly is ok by me They will extort money if they can, just make sure you check the lease hold documents before you pay any money to them… Read Full Review

Very hard to get hold of if you do much as miss a ground rent payment because they have sent the bill to the wrong address. Add on fees are daylight robbery. Had to pay a certificate of compliance fee of £216 - a month and a half after completion!!! Somehow there are still fees to pay well after you've bought the place. I am an owner occupier of an apartment in London and have been here for several years. I pay ground rent in two annual instalments on time every year when I get my invoices. A week ago I received a letter from Simarc stating that despite multiple reminders (which I did not receive) I am now being charged a collection fee as my ground rent is 30days late. Charge £120 when you buy one of their leased properties to change your name the £120 every time you have a new tenant. They claim that is a reasonable charge despite refusing to breakdown their costs for this clerical admin change. They say it is based on going rate charges other lease companies charge.
