“10 years of hell dealing with Simarc”

We bought a lease hold flat as an investment about 10 years ago. In that time we have had nothing but Hassle from Simarc. The ground rent they collect was only £25 a year BUT each time the flat was rented out they demanded £140 to change a name on a piece of paper AND if the tenant extended their tenure another £80 to alter the paperwork.
We decided to sell the flat some 24 months ago but with 'only' 60 years lease left ( Building Societies usually demand 70 before issuing a Mortgage ) we were required to extend . To obtain a quote from Simarc we were required to pay £140 which was only applicable for 3 months! We could only extend the lease by 99 years at an ridiculous cost of £9,000 - plus the £1K for the Solicitor . NB I'm informed they use a formulae based on their value of the property and to challenge this at a Tribunal there would be even more costs for the Tribunal and the Solicitor so we were advised to pay up. This we reluctantly did in order to sell the flat. This procedure took approximately 3 months!
When we finally found a buyer we were required to ask Simarc to complete a simple questionaire by the buyers solicitor . Simarc refused to carry out without an up front cost of £288 ! Then it took 4 weeks took Simarc 4 weeks to provide.
At long last we have sold the Flat and sincerely hope we never hear the name SIMARC ever again. Other people BEWARE and ask who the management contractors are before purchasing a property. The Government are trying to clamp down on these dispicable organisations but until they do they will continue to prey on some of the most vulnerable people in our Society. Everyone be WARNED. STEER WELL CLEAR OF SIMARC.
