we stayed at Park View House hotel in November and found the rooms very unclean, the skirting boards were full of dirt and grease and looked like they had never been cleaned. the breakfasts were abismal, hardly any food left at all and the equivalent of 1 peice of toast each and no top ups for tea. overall would NOT recommend to anyone.

Park View House Hotel. Absolutely Hideous!
They demand that you pay in full when you check in! You could check out immediately which anyone in their right mind would do, and demand your money back but if everywhere is full then you are cornered.
The 'Hotel' is old and that's okay, but our room was disgusting. The bedcovers were stained and dirty but were changed when we insisted on new ones. The new ones were lovely??. The towels were wet and folded. They were changed on demand.
The toilet seat was broken. The shower was either boiling hot or freezing cold so could not be used. When the bath was filled the water was yellow!! There was no soap in the bathroom and half a cheap toilet roll.
The shower leaked and dripped relentlessly all night - drip drip drip!
The TV reception was very poor quality. The teabags were not wrapped and looked very old and manky - They were not touched. The lighting in the room, (if you can call it that) was appalling. The whole view of the room is dull and dingy.
We could go on and on.
We decided not to brave the Breakfast and ate out.
We stay regularly at hotels - big and small but never anywhere like this one. It should be gutted and re-furbished with fully trained staff.
We only ever saw one female member of staff who it has to be said was courteous and helpful (against all the odds).
A plus point was that although the beds did not look great they were, in fact, very comfortable. No extra pillows! Enough said!

We went to the first room we were offered (room 9) at The Park View House Hotel in Edinburgh, Scotland, and had to refuse! We were horrified by the standard. No carpet, old damaged furniture (marks hidden by laying strips of lino on top), floor sagging and creaking, paintwork dirty and unkempt, and the overall decor was disgusting. I Complained to manager, who took us to the next room (room 1). This was better, although well below satisfactory standard, it was bigger and brighter. The heating was on in this room which we, and the staff were unable to turn off. For 2 nights running, we had to put up with loud noise from wedding parties, until the early hours of the morning.
On the third day, there was no hot water at all. We decided to return home a day early, as the holiday had been ruined.
The Manager refused to reimburse us for the night not used!

Were very disappointed in the Park View House Hotel. The rate was high and we didn't get any value for our money. Not clean. Maid didn't clean bathroom each day. Staff only cared about their catering business. Usually have a function going on in their lounge so guests can't go in anyway. Nothing quaint about the lounge or breakfast room. Food was sub-par and no variety.
