My daughter and her friends , all full time university students, are renting at the moment. Their experience is so awful, from the beginning. At the viewing, one girl asked about ending contract early and was told that after 6 months they can give a month notice and leave without penalty at all. But just before signing the contract, they told the girls that the length of the contract is 12 month and they can give a notice and leave but they have to cover the rent if the property is empty. It was too late to look for another property, so in the end the girls signed the contract. When they started to move in, the boiler had to be repaired because it wasn't working. Now after 2 months, 2 of the 4 bedrooms suffer from sever damp and also the flat has mice problem. Those problems with the flat might not be Green Live's fault but they are very slow to deal with any requests/enquiries. They don't reply to your emails, texts, calls etc. They don't get back to you. Extremely bad with communication.

Green Live are a really dodgy agency. They pressured us a lot at the beginning and have been shoddy with every stage. We have had several problems during our tenancy that would have easily been avoided if there had been clear communication and attention to detail. I am almost certain that they will try and hold our deposit back with no real justification. Avoid them if you want to have a worry-free tenancy.

I have been with them for about 6 months and they put lots of pressure by making up absurd scenarios in order to make money and they do not stick to the deposit scheme rules and refuse to provide these information don't answer Emails either. They do not want to pay back deposits and try to force you to find a replacement in order to get your money back - very dodgy little agency, avoid! Not professional at all!

The staff in this company are pretty much genuine but the management are a different story.

If you are a student steer well clear of this company.

They keep your deposit. Make up scenarios and do not stick to the deposit scheme rules. This has massive implications if you want to move on and your money situation is tight.

I am a landlord of several London flats in London (Islington and Archway). I have had a mixture of experiences from both agents and tenants over the 8 years. I was at first sceptical when first approach by Adis via Gumtree 2 years ago that he could deliver all that he promised. Well he surpassed all expectations found me good tenants and a good rent and there have been no problems.

Indeed the service has been so good and trouble free that I have decided to use them again this time via Turker and James and again so far all well and good.

I would have no hesitation in recommending this firm to other Landlord and Tenants.

I have just finished two years as a Green Live tenant, and I want to warn others they are terrible.

From when we first moved in the redecorating they had agreed that hadn't happened, we cleared the junk from previous tenant ourselves, and we persisted through the continually ignored emails and not returned phone calls to get the faulty heating repaired. I had hoped it was just a glitch because they made lots of apologetic noises about why this was a busy time of year and they'd get right back to us etc... But no. It actually got worse once we weren't new tenants. We just came to accept that the window openers were broken, that the taps would all drip, that the second kitchen lights would never be mended. It would upset me to go in to lengthy detail about the problems.

It could have been such a lovely flat, but it was impossible to get them to maintain it. And it sucked hours of our lives into trying to get them to do anything whilst the place just got more run down.

If you are thinking of renting with them, listen to your instincts and if you even have a small glimmer of concern- beware! There WILL be another flat- keep looking.

Don't go within 100 feet of these guys. Worst experience I've ever had with an estate agent (and I've dealt with a fair few). Long story short - I moved into a place that wasn't decorated properly. In fact, it was a complete mess.

Don't just take my word for it though, check the pictures I took after I'd arrived with all my stuff (READY TO MOVE IN!).

You'll be shocked. Damp walls, dodgey wallpaper, stained mattresses, broken furniture, toaster in the oven (!!!)

After some furious emails and phone calls they eventually released me from the contract and refunded the money I'd put down (a lot). They wouldn't pay me back for the moving costs though... still bitter about being owed 100 quid from them.

AVOID. TRUST ME.

Great service! Excellent communication! Staff was reliable and acted professional at all times. Highly recommended for any future property lets.
