Appalling Service.
Rude and arrogant service. One in particular would say anything to obtain a deal.
Do Not Use These People!
If you want your property turned into a tip by Council tenants then go ahead and use them!
These people do not care about your property and do not carry out promised periodic inspections.
You will be lucky to get your property back promptly at the end of the agreement then there is no promised Free Refurbishment - they will call everything including wilful damage as "fair wear and tear" and you wont get any compensation - even if the tenants have taken goods and chattels and even if their own maintenance team remove items.
You wont even get your property cleaned properly at the end of the agreement.
They are slow to reply to emails and are full of their own sense of superiority with no room for negotiation!
This has just happened to us through Eliott & Leigh, they are disgusting and the tenants are disgraceful. Do not use them. Our house was returned to us after 3 years (18 months of that trying to evict the tenant), house returned in a disgusting state. DO NOT USE THIS PROPERTY AGENT. They are the worst.
I totally agree, I have had a nightmare with Elliot Leigh, they put everything down to wear and tear, the house had a rat infestation and had to take up all the floorboard and replace half of them, the drain had blocked and gone under the conservatory and ruined the floorboards and they would not pay towards this, try logging a complaint with Property Regress Scheme. the more people who complain about this company the better.
Elliot Leigh Not Return My Property
I would NOT recommend this company Elliot Leigh, I gave 3 months notice to have my property returned as requested and we are now 2 months past this and they have no idea when I can receive my property back, there is no urgency to return the property to me at all. I have requested a date and the below is the reply I got back, my son and partner are homeless and this is why I requested my house back. I have to chase them as no one actively updating me unless I email or contact them and I get the same answer, they have rented to the council who cannot find a place to move them even after 5 months.
To be honest I cannot give a fixed timeframe. We are actively seeking an alternative property but we are struggling to procure properties for B&D at the moment due to the low rate that they are paying.
I’m in a same situation and it’s been now 9 months to get back the property, have filled for a possession order thru court.
Please let me know if your case is resolved. I can also join and if filling a case together makes any difference.

Definitely, have you contacted the Property Redress Scheme to raise a complaint, this is who the ombudsman told me to contact. This is who they are registered with, log a complaint, the more that do it the more might get done.

I’ve been waiting over a year to get mine back. NEVER USE ELLIOT LEIGH!! If you read other reviews you will notice that loads of us are stuck in the same position with Elliot Leigh. We need to get together and get them closed down!

Elliotleigh - Big Mistake
Everything seems fine - at first.
Properties are let to people via the council scheme so you have no control on who is housed in your accommodation, although you quickly realise these are people who cannot access the private rental market.
I had three properties with this Agent and in hindsight I wish I had continued to manage them myself. I was expecting ElliotLeigh to provide what they promised in their advert.
There is too much to list here but beware of the claims they make. In all three cases my property was returned in a disgusting condition, even after being cleaned by EL... they called it wear and tear. As required I supplied a fridge freezer and for some bizarre reason this particular tenant cut the wire and cellotaped the plug back on. Obviously it had to be replaced. EL refused because they said white goods were not part of their agreement despite their advert saying it is.
You will not get what you are entitled to from these people unless you are prepared to go to court. They do not hand back the property when they should, they will not clean it properly (I had to get a professional company in), any damages are dismissed as wear and tear, and you will not get anywhere trying to resolve issues in a reasonable way.
If you don't care about integrity, honesty, the type of tenants you get or the state your property will be returned and your only concern is getting your rent on time......then go ahead, this is the Agent for you.
My tenant was also placed via Barking and Dagenham. You will get bounced between Elliot Leigh and the Council for responsibility for removing the tenant. If you have been able to contact someone at the Council then you were more successfully than I was.
Thank you, I have also contacted Barking and Dagenham council who they have rented the property too to see if i can get any joy from them, the Property Redress Scheme said they should have done a section 21 no fault eviction notice but Elliot leigh said they havent they have just served a notice to quit. SO WHO KNOWS, I will update this when I know more.

I did not use a solicitor as the tenant was moved out (4 months late) but I used the small claims court for the damage to the property.
You could try threatening to engage a specialist eviction company or a solicitor but I guess it depends on costs. I any event I expect you will have to take some sort of legal action if your property needs specialist cleaning as mine did. I doubt very much your property will be returned in any sort of reasonable condition. I wish you luck as I know from experience how stressful this is.

Thank you for your reply, i have inspected the house and it is in a terrible condition, i need the house back as my son and partner are about to have a baby so i want them to have the house, i gave 3 mths notice and was suppose to have it back october 19th still not got it back, i am contacting the Property redress scheme who they are registered with as Ombusman said this is the first place i need to contact. I dont know what to do next. Any suggestions, probably solicitor

Incompetent And Arrogant
Critical: Professionalism
Elliot Leigh are unprofessional, incompetent and arrogant agents renting predominantly on behalf of absentee landlords.
My experience of them is poor to say the least. They do not vet tenants and appear to specialise in short term emergency accommodation. The result of which has been high rates of anti-social behaviour from their tenants who I've neighboured for a number of years including:
*Drug taking
*Domestic violence
*Vermin infestations
*Drug farms
*Late night noise complaints
Elliot Leigh ignore reports from neighbours about the their tenants. They treat residents with contempt and disrespect. Only taking action when forced to by the police, housing association or owner.
I would not recommend this agency if you are a landlord who wants a complaint free life, genuinely cares about those who neighbour your property and the maintenance of your property itself.
Absolutely agree, especially the arrogance! The management are awful and truly act like they own your own property!
Avoid if you want an easy life!

Going to court is the only solution.
We gave them 3 month notice. They say that they are entitle to only give one to the council. This to rehouse a family of 5. So, why asking for 3? This is what we have had for the last 2 years. They have lied and mislead us repeatedly. The tenants still there and we are soon to be "homeless.
One star is far to much!
I notice this review is about 4years old but can confirm I have had the same experience this year (2021). Nothing has changed. The tenant was not rehoused when expected, excuses followed, and when I eventually got it back the property was in such a poor state it required professional cleaning. This is after Elliot Leigh had "cleaned " it. After trying to negoiate with EL to resolve all the issues I was left with no alternative but court acton. I am convinced they hope you will not go to court but with people like this you have little choice.
One positive note is that you do get the rent on time so if you are not fussy about the type of tenants you get, the state your property is returned in or if you get it back when expected... then go ahead.

We have lived in two of elliot. Leighs worst property and I can say from we're I am standing that this agency is the worst in the land and give the other agents a bad name and Kensington. And Chelsea Borough. Council are complicit to deception by sending their tenants to early grave by still sending the clients to be housed by Eliot Leigh and shame on the whole Kensington and Chelsea housing team for continously dealing with Eliot Leigh.

Good Agent
I have been a landlord for approx 14 years, and have been with Elliot & Leigh from the beginning. They have been more like friends then business people. Their staff are always professional and friendly, and i always get a cup of tea when i visit them. If I have a problem with any of my tenants, Elliot & Leigh are always on hand to solve them as quickly as possible
Turnaround Story
Having had a horrible start with Elliot Leigh, they turned it around with SUPER responsiveness, professionalism, sorting out backdated rent. The rest of the staff have been very helpful with managing the property. Now they have sorted out a long term lease and been very efficient / helpful with the contracts. Thanks all
8 Happy Years With Elliotleigh
Elliotleigh have managed our properties for 8 years. We had previously rented the properties privately. However, dealing with tenants and workmen often proved difficult and stressful. Since 2005 Elliotleigh have been doing all the hard work for us. It is such a relief to leave everything in their capable hands. The administration fees are very reasonable and our rent payments are made without fail every month. The staff are knowledgeable, efficient and friendly. The few problems which have inevitably sprung up over the years, with the properties/tenants/council, have been dealt with promptly and efficiently. We are very impressed with Elliotleigh and can highly recommend the service they offer.
