I have to say after reading the reviews I am somewhat annoyed I used Host as I had managed my portfolio for a number of years on my own, but due to the change in legislation it became impossible for me to continue.

Host were speedy and accurate in their approach and proactive when it came to problems with non payment of rent, In essence all of the reviews are from mostly tenants and all of them mention problems within the properties, Were they caused by the tenants and they were trying to avoid paying for the damage?

I know that recently they have had one of the partners leave and the business has improved greatly, I wouldn't hesitate to recommend them to anyone they are fair and reasonable and both of the owners work within the business on a daily basis .

Rude unreliable rip off agency that can't seem to return calls or emails unless it's something they want or need . Would not recommend to anyone

unprofessional, uncommunicative, untrustworthy, unhelpful, unreliable, unresponsive ... Honestly worst experience as a property owner ... Paying for their management but payments from tenants always late never return calls .... Truly awful

My daughter was a resident in a house that this company 'managed' in 2012 and 2013.

Despite repeated telephone calls and emails she (along with her other housemates) waited many months for the return of their deposit, despite the fact that the property had been long since re let to new tenants.

This was only one of the MANY issues that were totally unacceptable,I have listed a FEW examples below (there are MANY others).

I speak with some experience as I had already had a son and daughter go through university so I had seen first hand how these management companies work. This company are totally unprofessional, arrogant and, quite frankly totally useless as a management company.

My daughter and her housemates were requested to remove everything from the property after their first twelve months tenancy (even though they had all signed up to return the following year) to enable some maintenance work to be carried out.

When they returned, on the agreed date, the works were unfinished and the washing machine had been left in the middle of the kitchen ! For the next few days, all four tenants were denied full use of the kitchen and had no way to do their laundry. No apology was forthcoming.

For more than a year, my daughter made numerous(almost daily)calls to Host's office to complain that the extractor fan in her shower room was not working. Despite all of these calls being acknowledged by Host's office, no one ever repaired the fan, which was particularly needed as there was no other source of ventilation in her shower room, meaning that the room steamed up every time she showered.

When returning the deposit, Host tried deducting money for a burn mark on the carpet in my daughter's room. This despite the fact that this mark was evident when she originally moved into the accommodation, a fact that she made clear to Host at the time (she even attached a photograph of the burn mark to her email at that time). Luckily we had retained a copy of the email as evidence !

Also they tried to deduct £50 for 'disposal of rubbish'. The only rubbish that was left was placed into black bin bags (there are no bins in this area) and left in the bin cupboard. Whilst they were resident in the house, they had repeatedly been told not to put these black bags out until the night before the collection day due the number of foxes in the area. They had no choice therefore but to leave the rubbish bags in the bin cupboard. All that was needed was for someone to place the bags on the pavement on the collection day.

Although Host eventually agreed to waive these deductions, it took numerous emails to even get them to enter into any sort of dialogue to discuss this.

During the two years of the tenancy there were numerous issues with this appalling company, causing my daughter and her housemates unnecessary stress at a time when all of their efforts should have been channelled into their studies.

For your own sake, I urge you to think very carefully before getting involved with this dreadful company.

I can assure you that there are far better similar companies, I know of loads.

No one needs the hassle that will ensue once you get signed up with them. Tread very carefully. YOU HAVE BEEN WARNED

Terrible, do not use this dreadful letting agency. They are the rudest and most in helpful people I have ever met. If I were to list ever problem that occurred during my two years with them then the list would be endless. I had no towel rail for the first year dispute reminding them constantly, mould for the first year that wasn't sorted until summer and made us late getting back into the property for my third year. Our door locks broke in both front and back doors and despite telling them and asking for it to be repaired it took months, leaving our house unsafe and unlocked day and night. Then at the end of the two year tenancy we had to pay over £100 cleaning fee each for four tenants. Note the house was left spotless and we argued our point down from nearly £200. When we first moved into the property the previous tenants had left the house in a mess and we had to clear it out.

They are terrible, I do not wish my experience on anyone, these are only a few of the issues so please don't be fooled by them. It's not worth the Hassle especially when your trying to study.

I would not wish my experience of Host on anyone.

I could go an at length about how or why, but in truth, I don't want them to become relevant in my mind. They do not deserve that.

So, in short, NEVER, EVER USE HOST.

Host property are very courteous and polite and seemingly capable, until you actually need them for something... For example one of the houses i lived in had a massive mould infestation. It took repeated badgering of Host over a course of months to get anything to be done about it. They also then had the temerity to charge myself and my flat mates with a house cleaning fee at the end of the year. The reason they had done this was due to them never having done a check of the house at the beginning of the year so items and mess that had been left by previous tenants were attributed to us. Myself and my flat mates having no proof of this meant that host successfully got

£100 each from all 4 of us.

I could go on,these were not isolated incidents and i have not met a single person who has anything good to say about Host Property in my 2 years with them. Dealing with host was at times like coaxing a child to eat its greens:Arduous, time consuming, unfulfilling and meant that I had to be more professional than them in my correspondence lest they get offended. DO NOT USE.

Have been renting with this agency for several years. They were initially quite helpful, but lately have been ignoring our requests for repairs ie.extreme mould on ceiling and walls, broken cooker hobs, old threadbare carpet needs replacing, etc. The most shocking issue is the asbestos in the garden which has never been removed despite many requests from us. There is also rubble under the floorboards and tons of it in the garden.

Don't be fooled by the apparent professionalism of this company, I feel regretful that I ever chose to rent my student property with Host.

On arrival to the house it was dirty and we were living with rodents and other pests from outdoors due to holes in the wall. A year later we are still having unwanted visitors that Host have failed to act upon after reporting this on numerous occasions. That is just one example of the never ending problems we have encountered whilst with this company. Please don't be fooled by them, go with another company, they put on additional charges that they never made us aware about and they are renowned for their poor communication and poor action when needed.

Its disgraceful and the staff aren't always pleasant to deal with, it is as though us as paying tenants are more of a nuisance than anything.

I totally agree with all the negative comments written on this review page about host property.

Host are rubbish, do not trust them at all and always record calls with them.

They tried to steal hundreds of pounds, I have seeked legal advice and will be taking them to court as I have tons of evidence to prove that the conduct.

They religiously lie about the date that they receive rent payment so that they can add late payment fees and they lie about the amount of rent that they have received from you even though your have proof of the amount that you actually paid.

They do not carry out repairs as needed and will avoid your calls and messages.

Host have caused me so much stress over the years. This is the worst estate agent I have ever dealt with.

The staff and management are rude, unprofessional and extremely unhelpful. They do and say what ever suits them and will bully anyone who shows any weakness.

Do your self a favor and have no involvement with this company.

Avoid them like the plague.

I am quite sure that they will be shut down before the end of 2013.
