“Snagging Issues”

We moved into our DWH 2 years ago which we basically like but we've had many issues with poor workmanship and their customer care team is a bit of a joke as they rarely respond to an email or telephone call unless you try several times or get really shirty with them. Then the contractor sent to investigate the problem will often try to fob you off (you have to be persistent).The list of problems is too long to include in this review. After we first moved in the assistant site manager would normally respond quite promptly but not always. The grassed areas are mowed infrequently and weeds are predominant (they promised a fortnightly cut early in the year but this has never happened). It leaves an appearance of being neglected and when I have tackled the grass contractor he says DWHs won't pay for it to be done more frequently! (they have just announced record profits) I wonder how they managed that!! We would not recommend DWHs to anyone.

“A Huge & Expensive Disappointment ”

I'll start by saying that our experience with buying a house from David Wilson Homes felt like we were handed the keys with one hand then punched in the gut with the other. We purchased a 4 bed detached house on a David Wilson development in the East Midlands in March 2017. This is my honest review 11 months and 14 days after buying our home, when we moved in we noticed several snags, normal things like doors not closing, toilet not flushing but constantly running, external door lock not working, crack in the patio door, clip in the stone kitchen flooring, different shades of kitchen units, turf laid directly over building waste, UPVC Patio door step broken and glued back on, bolt missing from the sprung-loaded garage door causing it to collapsed while I was under it, bad plastering in 7 rooms that all required re-plastering, waterlogged garden, sealant missing from shower causes flooding on the flood, 4 walls on slops that were all well over the building regs tolerance, not one door frame was level on the first floor, kitchen door frame on a 1.5 inch slope, carpet laid in the hallway when we ordered stone flooring, rotten fence panels, plaster on some walls so thin you could see the plasterboard, and the shrinkage, not months later but there on the day we moved in, pin-pops, they had even painted over shrinkage to try and conceal it etc etc, sure we had the minor snags like paint splashes, bumps and indents in the plastering but we never complained about those things. A few months after moving in I managed to get copies of the two QC inspections performed on my house post build and a copy of the director's sign off, to my horror I found that all of the snags we had reported were listed in these inspections along with so many more, worse still is that the Director signed off that all of these snags had been remedied, even things like water pressure and drainage tests/checks hadn't been done, At this point we've found 154 snags, almost all have since been remedied, DWH have been at our house to either inspect or repair on 73 days so far, forcing me to take 20+ days off work, we still have a waterlogged garden with puddles less than 2 meters from the house, large patches of green slime where the grass has rotted, walls that need plastering to make flat/level. DWH sales actively concealed the fact the garden was on a 39 inch slope, they also failed to provide us with a copy of the reservation agreement. The DWH complaint process helped initially in getting defects remedied, however things began to stall and my complaint was escalated to the regional DWH MD and then the regional Barratt MD, neither seemed interested in helping to get the remaining issues resolved, even though they had their own inspection forms which outlined the remaining issues, both ignored my requests to discus the issue either in person for via a phone call, they also had little understanding or regard for building regulations and their companies own standards/polices/procedures, I emailed the CEO twice but received no reply. I doubt that every David Wilson house suffers the same issues we experienced, given the amount of After-Care vans I see daily on our development I can only assume that its down to the competence of the site manager, since they are the ones who set the bar for quality and inspect each house during the build stage, that said, given the amount of other reviews here that relate to the same issue, the problem seems systemic within DWH. DWH breached so many of the home builders consumer codes that I wonder why they are even affiliated with it. I would take their 5 Star builders status with a pinch of salt, as for their 90% customer satisfaction rating, well you would have to be invited to take part in the customer satisfaction survey, we were not, so you can figure out how that works. My main on going concern is that give the amount of faults/defects we could see, how many are there that we can't, what faults/defects will we discover in the future once poor workmanship manifests. If you are buying a David Wilson home then make sure you request copies of the QC inspections and confirm that all identified snags are remedied before legal completion.

Can I get copies of the QC inspections after being in our home for a few months with never ending issues!? Sorry that you seem to be having similar issues as us! Quality at its worst I feel!

“Put up too fast without care”

Positives: I absolutely love where my home is positioned, the size of it, and soundproofing between me and next door neighbour is fantastic. Negatives: Shoddy plumbing, yellowing paintwork, what I thought were settling cracks but they now let through a draft. Confusing 2 year (not 5 for me apparently) warranty meant a shoddy plumbing issue was dismissed by DWH. NHBC also useless. Now got huge draft coming in around the external doors. Not to mention entire ground floor flooded 2 weeks ago due to said shoddy plumbing again. If you buy DWH make sure you have good insurance policies in place, preferably with low excesses as you'll likely be claiming often.

“Poor Quality”

I bought my Eden house in June in Bedfordshire. Love the style, can't fault it but the build quality leaves much to be desired. It was clearly rushed to meet their financial year end, I've had lots of problems - blocked toilets, leaks, cracks, doors not fitting the list goes on and at first they were keen to fix until I did the NHBC survey - since then they don't bother. Would I buy again, yes I think so but my god I would be on their back at every snag and I certainly wouldn't pay for any extras. They get commission on 'extras' but sadly the contractor does not seem to get a slice of the profit and it shows in the workmanship! Am fighting a battle to get my flooring to a quality I think it deserves and I certainly paid for. Customer Service is bad - they talk to you like you are thick and it's insulting - be on their case right from the word go - sadly I wasn't aware otherwise and for half a million pounds I would have been!!!! Not sure I believe the 5* house builders award!

“DWH refusing to fix a problem ”

Bought a DWH home in Petersfield 12 months ago and the snagging problems had generally been sorted satisfactorily (though not always as quickly as we would have liked!). However, the latest one, which involves a bowed grill running along the ground at the back of the property resulting in us not being able to open our door is causing a problem as the Operations Manager is saying this sort of thing doesn't happen and so they are refusing to come out! It has happened and we can't open our back door! I think it is a case of costs and them cutting things to the bone meaning that customer service is suffering. Disappointed overall with the quality - if this is the top end then I would dread to think what the "norm" would be like

“Poor customer service - they don't care - don't buy!”

They promise you the earth when you sign up and when you first move in. It is a sham. There are always snagging issues and at first they look to address things and tell you things like leave paintwork and cracks to allow for ample drying out process and period. Then when the woodwork paint turns yellow - they tell you there is nothing they can do because it is the paint that they use and not them and is standard throughout the industry. From day one we said the heating wasn't properly functional or adequate. We were fobbed off for 6 months and then finally they admitted that the kitchen family area hadn't got the right radiator for the size of room and that the bypass valve was not working properly. No apologies - just begrudgingly having to concede. When we purchased our property we were advised that the houses were selling really well and that if we waited there would be increases in prices. We purchases and withing weeks of us moving in our house type of property was reduced by 10k across all the site - so not plot specific. The CEO justified this in saying it was the right decision because they had now sold all this type of house on the development and so our house was immediately devalued by 10k. Not happy at all with them and wouldn't trust them as far as I could throw them. My advice - don't buy new, buy used and wait until all the problems are resolved.

“fails building regs!!”

My house has a shower processor box in the loft and it needs servicing, now it needs to be aceesible at all times really, thing is there is no boards in the loft and it couldn't of bin placed any further away from the loft hatch and buried under 300mm of insulation... My concern is that how would it pass and be of by nhbc? This small box has electric cabling, and hot and cold feed water pipes to it with stop valves on, but it is just not in a safe it easy place to get to.. You wouldn't get away with hiding the main fuse board in a loft or even a stoptap.. So why install something that needs servicing and is there to turn off the water to my shower so awkward and hard to get too.. Please understand what accessable means.. Dwh

“An expensive home builder that does not care”

We paid what I regard as a top price for our home, and we have had over 30 issues with the property, of which 28 are still unresolved. People have promised action, but that has in the main not been forthcoming. The Site Manager here in Cullompton is a total waste of space, and when you are told someone will be back 'tomorrow' to rectify things do not expect to see them again. I suppose I should have known better as DWH are owned by Barratt Builders, who have had a dubious reputation for 30 years. It is the total lack of interest or care shown by site management, and indeed it seems from their laughably named 'Customer Care Team'. I actually spoke to the Sales Manager, whom I thought was going to be different, but so far only one thing that was reported to him has been dealt with. They are dead keen on selling properties, but certainly not goos at keeping customers happy. Take it fro me do not buy houses from any company under the 'Barratt Homes' regime.

“Lovely to look at but quality not great”

Sales people couldn't get us in the house fast enough and even threatened to pull out if we didn't get our mortgage offer. The offer was being held up by their mortgage adviser who we had to use and pay £400 for the 'privilege'. Had lots of problems with the house, leaking pipe in kitchen, water coming through windows, back door suddenly got stuck and wouldn't close. DWH have fixed these problems but it shouldn't have happened. Lots of problems with the boiler and water tank leaking and not just us, our neighbours too. We have paid to correct this ourselves so hopefully we will eventually have a decent house to live in.

“Structural build is fine, customer service is dire”

We bought a DWH house in 2014 and overall are happy with what we got. The value for money and pre-sale service especially. The after-sales service and handling of snagging / 3 NHBC resolution reports in our favor / finding defects in the build are facts which cannot be argued with. The prior South West Managing Director was actually very good coming to site in person and actively solving issues. The new MD is arrogant beyond belief. We've issued a 'small claims' or County Court claim against DWH and look forward to the ruling.

“Houses of horror ”

In our home just over a year push fits came apart behind the wall for water supply to the shower. Whole house flooded up and down all ceilings collapsed list every thing we owned. completely needed rebuilding inside walls kitchen bathroom all 3 bedrooms downstairs toilet living room whole house was ruined. David Wilson made no contribution to anything. They wanted to cut corners and not sort the damaged home. Refused to take kitchen out. Had to go via own insurance which replaced the kitchen good job as water was behind all cupboards and in electrics not a penny if help from DW and out if our house for 28weeks. many more things wrong with our house the list is endless eg stable gun nail punctured in the radiator supply pipe behind the wall still in the pipe instead of replacing the pipe just left nail in and put it behind the wall they are a joke of a service

“Take your money & run”

Shrewsbury's Riverside Meadow, a 'Prestigious' Midlands DWH development, NOT !!!! Upon completion, at their timing of course, our floors were too damp to lay flooring, and were not of a construction that we were advised they would be. This cost us an additional £1000 to pay our contractors just before Christmas !!!! We had to delay occupation until well after Christmas - deep joy. No compassion shown from DWH staff. They were very quick to take cash backhanders for additional off-spec work but very slow to fix things formally reported. 15 months to implement an operational Emergency phone in the lift, 2 1/2 months in the middle of winter to repair the heaters in the stairwell .... the story continues even after 20 months. Indeed I wonder like many others how they achieve 5 stars, but then realise it is their own body that awards them. One of their statements supporting this achievement is "Quality is not an option" - It certainly is not !!!!

“Terrible Aftersales Service”

I purchased my home in Earlsheaton in 2010 and was really happy I had a 5 year warranty as had lots of snagging issues. However this review is all about the terrible boiler and heating system which was installed. I've constantly had issues with the system, leaking, valves failing, electrics going wrong, loosing pressure. Although DWH have in all cases arranged fixing of the system it keeps failing for the same reasons. After speaking with DWH I have been told boilers can fail which I do understand, however to have over 10 issues (some the same) in 5 years is very poor. I have now raised this as an official complaint awaiting DWH to come back to me in 15 working days as per there website. Its now the 30th working day and still no response. DWH are very much take your money and run, great before the sale terrible afterwards.

It just seems some things never change just spoken to customer service about snagging list they do not give a Damm I have come to the conclusion that the five year warranty is not worth the paper it is written on. when David Wilson do fix the problems you have to call them back as they don't get the job right first time or second, cheap fixtures and fittings and to many corners cut and this is across all price ranges and house styles, I paid £560,000 I would NEVER BUY ANOTHER DWH AGAIN . As your boiler and heating problem they have not got any better I have to wait 2 minutes + for hot water to my kitchen sink an they have no answer. people buying DWH SHOULD PAY EXTRA FOR PROFESSIONAL SNAGGING LIST AS I THINK I MADE A MISTAKE BY NOT DOING THIS.......

“NOT value for money”

We moved into our house a few weeks ago, having paid well over £400,000 for it. "Completion" Day certainly wasn't! Yes, DW took our money PLUS the extras we paid for kitchen upgrade and fitted wardrobes etc. But - the fitted wardrobes weren't finished, a couple of bits were missing, and the chests of drawers were noticabley smaller than those in the show house (same style of house, same wardrobe range.) result - much less storage space than we expected. Even worse though was the kitchen. We paid for an upgrade whcih we were told included a larder unit, a fridge freezer and an island. When we had our handover tour of the house, we were told "the spec has been changed by the designers.' So there was no island, no larder unit, and we'd been supplied with under counter fridge and separate under counter freezer. We told them it was not acceptable and they have promised to supply an island and upright fridge freezer. The fact is, they took our money for for one kitchen, then supplied a different, much cheaper, layout. We are very definitely feeling ripped off, and very concerned for less experienced people who might just fall for their 'explanations' not realising that they are handing over money for goods that are not being supplied. There have been endless snagging issues, but in fairness the local site manager has been extremely good in sorting out these issues very quickly. Our overall impression is that DW's remit is to give you the impression you're getting something very special, but while relieving you of your money, they then replace what you expect with a much cheaper, sparce alternative. If we hadn't made a fuss, we'd have, paid for a top spec ample kitchen, then only have got half the units/cupboard space. Buyer beware and be prepared for a bit of a battle.

“Derwenthorpe - York”

House only allocated 1 car park space on the drive with NO on street parking, so if you are a working family with 2 cars 1 car has to be parked away from your property and out of site not great when they asking for hefty price tags for their property

“2 years on! Taverners Field”

We moved in to our house two years ago in June. We have a shared courtyard which at the time of paying the deposit was told this would be fitted with electric gates. Guess what? Two years on nearly, and the gates are fitted but have never worked. Fair enough when we had issues with the house whilst they were still building they sorted straight away. Now trying to contact their East Midlands office, based in Northampton is a hard as contacting a call centre in India. No one answers the phones and when they do, they never get back to you to resolve your issue. They claim to be a 5 star builder, how many reviews did they use they get that average? Absolutely discusting.

“Scoresby park Whitby... Very disappointing”

We were so excited to buy on scoresby park, and we're actually the first to reserve a plot here. From the start its been a terrible experience with sales negotiators that blatantly hadn't had any training, on the product they were selling, at £300,000 you would think this would be paramount. The negotiator gave us the wrong information from the very beginning, she didn't know the spec of the house at all, which resulted in me driving to Scarborough to choose a kitchen as she told me cream gloss wasn't standard, fortunately the girl there knew it was, so a wasted 50 mile round trip! The tiles I liked in the show house were discontinued so again another disappointment. The kitchen island had FIVE work tops before we finally got one that fit and wasn't scratched! Prior to moving in, we cleaned as u do, only to find tacks sticking up on every stair, the floor in one bedroom too, fortunately we did this before the kids stood on them. We found the screw on the utility room door handle sticking right out with the screw head broken, nicely positioned at a child's eye height, doesn't bear thinking about what could have happened there! The utility room door was also split, we had to insist this was changed, as they tried to repair it, which was totally bodged and looked a mess. The front door had a huge gouge out of it and the back door didn't open! The dining room window ledge was wonky and had to be planed as we had one side 3 inches out! The plastering was a joke with runs and lumps everywhere, we had to have a crew out for three days to re plaster. Not one of the sinks held water, 7 months on I still can't have a bath, as the water drains away, nobody will accept responsibility so this is still ongoing. One week after moving in, there was green mould all over the skirting boards, and my brand new cream carpets, this was resolved by "spray" but I was told it wasn't mould and was brick dust? It was GREEN!!! The garage door was badly dented, and the light didn't work, our outside light doesn't work, and nor does the doorbell, the doorbell works if you turn the switch for the outside light tho... Just last week we have had all the windows lifted as every single one had dropped and the wind was howling through. The wardrobes doors had the wrong handles on, and they tiled the bathroom with the wrong tiles. The sandstone window sills outside were smashed (why the hell would you fit them) they have been replaced. Everyday I find another problem, and can honestly say the whole shine has been taken off the excitement of buying this house. I'm sure I've forgotten things but it just goes on and on, nobody is interested, despite calling head office, nobody is in any rush to sort these issues, my word of warning is don't buy with a completion due end of June, this is david wilsons end of year, so your house will be thrown up like ours was, oh and they will hound you to complete even if you are on holiday, as we were! We had to send a power of attorney to sign on our behalf or lose the house..... Don't get me wrong I love my house, but just wish it was "right" and that I could have a bath...not much to ask when you've paid £300,000

“Story so far Castle Heights”

Thought buying a new build would be a pleasure, how wrong, word of warning what you see in the showhomes is nothing like what you get! They have at least £40,000 worth of upgrades, extremely misleading, despite being told initially an island in the kitchen is included in the Moorecroft have now been told it isnt, finally exchanged (after many complications & hold ups by DWH solicitors Shoosmiths) onto the part where we get to choose kitchen units, tiles extras etc what a farce! Symphony kitchens who dwh have as their suppliers have the most ridiculous system whereby you can no longer request say an integrated washing machine, you have to buy a whole package which start at £2000. Sales staff blame symphony its not them blah blah however at the end of the day it is dwh who have them as their suppliers!! Find it so disappointing & frustrating that we basically cannot have the things we want when we are paying for this privilege. Also in relation to wiring & wanting ethernet installed, been told no can do!! However other sites have done this for customers at a cost of £200!! Its a constant stream of no cant have that, cant do that, cant do that, no a service we offer. So sick of it, are on the verge of pulling out tbh.

"Further to my earlier review this is now the story! Unfortunately should have heeded the problems in the beginning and pulled out then, we carried on in the hope things would get better, it didnt, 2 days before we were due to complete we view the property properly for the first time for the walk through only to find right outside our front door and all along the front of the driveway is a drainage ditch, more like a trench to be honest! Nothing was mentioned of just how invasive this ditch would be, it wasnt even safely secured with a fence that looks like it was made from hacked up pallets! I have two young children so from a safety aspect it was unacceptable. The worst part was the end which was right outside our front door, a cars width away, which was a 2 metre long 2 metre deep brick culvert! When i asked what the hell it was and what would be being done about it i was told nothing! Upon phoning my solicitors to check the plans it did read "existing ditch" however the extent of it was not something we were informed of and as my solicitor has said a clear misrepresentation. The upset and distress of this mess outside what was to be our dream home has been nothing short of horrendous. I have contacted the ombudsman, watchdog & rospa. Dw further refused to secure this trench that we can do nothing about now with safer ball top fencing that is available around the site instead claiming a metal ranch style fence has to be used instead which is even less safe than the wooden rubbish! Their attempts to make it slightly safer have been to take away the one side of the wall making it look a little less like a brick coffin! Of course with 2 days to completion the option of pulling out & making ourselves homeless after all the time, effort and money spent on this wasnt really an option, although that was the unsympathetic option given by the female sales manager at castle heights! Am disgusted with David Wilson Homes, we did not expect to purchase one of the most expensive properties on the estate to have this kind of view when we look out the window. Of course once you complete you dont get the courtesy of replies from management anymore, have not been kept updated on the progress of the plans for the trench. The only reply was a letter with a token gesture of £100 chq for our troubles! This was promptly sent back to them as no amount of money can compensate for the distress and upset. There are numerous issues with the house itself, too many to mention and cannot be bothered to spend anymore time writing this review, i could go on and on. Safe to say the 8 weeks is almost up when the ombudsman will take an interest in the case, will also be contacting rospa again as they will be making a site visit. Beware people buying from a plan, they will not disclose things such as this, the site office plan will show a pretty picture of trees and shrubs when in reality you could end up with a running drainage ditch in front of your house which inevitably will have issues but DW dont care because they will be long gone. Would not recommend dwh and wished we had pulled out in the beginning."

“Poor aftersales care.”

We purchased a new DWH home at DeVessey Village, Sleaford in May 12. The purchase certainly did not go smoothly and the DWH solicitors were far from diligent in there work. Since that time, the after sales care can only be detailed as very poor. Getting attention from the customer care department to help to progress faults is near impossible, and the escalation / complaints process and only be detailed as a joke. Unless you are willing to engage solicitors or take further actions problems just get ignored. I will recommend people consider carefully purchasing a DWH home, the main reason for us buying was peace of mind, and guarantee which is near worthless with them.

In terms of snags and the amount people are having... we have over 200 and these snags have all been validated, were people’s snags little jobs or big jobs? We are having huge jobs done such as pipe work, plastering and floors and ceilings taken out and realigned, staircases fitted wrong so need work etc. The list feels endless. What have people had in return as compensation?

We bought a house from DWH last year in December. I am bothered about the sound coming from the second floor toilet or tap when they are in use. When I am in the second floor, I can hear when someone is using the shower in the third floor. Is this normal?

We have recently reserved a DWH Coach house and everything moved forward smoothly- mortgage in place, survey done ect. However we were sold the house as freehold and then when the draft contract and plot plans came back from our solicitors the property was shown as leasehold. We have investigated this and the property is in fact leasehold and the land has already been sold off to another company. I was just wondering if anybody has experienced anything similar or what we could do about the matter? Obviously we have already spent a lot of money getting everything in place for the 'freehold' property and now this would have to change. We are going to ask DWH for a reduction in price for the property but was wondering if this would be likely? Also the other 3 coach houses in the same development have been sold for the same price as ours as freehold properties- Ours is the only one that is leasehold!

Your solicitor should sort this. Definently ask for reduction as they do always deals just to get the sale through especially at quarters end as they want to get the houses out of their books. But you have to ask yourself if you would be happy with leasehold in the first place and buying from a company which that behind your back. We were sold a house by Redrow and were as well quite progressed with all the legal stuff, mortgage and payments were made. When it came to light that some things were not right we requested all our money back (legal fees, surveyor etc) which we got in less than a week.

David Wilson despite saying to us they do NOT discount homes that they sell - the house next door to us - which was the last one on the estate to sell was discounted by over £125,000. It was on the market when we were looking for £545,000 and eventually they sold it for £410.000. This has now dramatically affected the value of our house and if we are to sell have been advised that as next door is a bigger house we would struggle to get what we paid for £440,000. We are really unhappy with that way we have been treated. What can we do?

Learn from it is all you can do i am afraid UNLESS you have the 'we do not discount' statement in writing. I suspect, however, that you were told this in the 'marketing suite'. Unfortunately, in my experience, you should believe ABSOLUTELY NOTHING you are told by people in the sales office until you see it in writing in the contract.
