When I initially bought the house, firstly they demanded that I take on a new solicitor because my existing one was a sole trader and apparently there could be a conflict of interests (?). Then they demanded an insurance schedule the month before completion so I had to take out an insurance policy on a house I hadn't even moved into yet! Since then I've had yearly letters demanding that I provide them with my insurance policy details - despite the fact that my renewal date is in August (when I took out the policy they demanded me to!) they sent me one in June this year, then in August. For the latter I called the insurance company and they advised they would write to the company direct - either they didn't or FM have lost the letter because I now have a letter advising they were arranging their own insurance, which I'm paying for and can't claim on! Called them up, initially got the Indian call centre then someone possibly in Ireland, if I get a copy to them in the next 6 days I'll get a refund, but I can't email it, just letter or fax. Who on earth doesn't have email in the 21st century?

My story is too long to write but...the worst company I've ever had to deal with. They don't accept emails (so everything takes an eternity to get sorted), customer service is non existent. If you don't have to deal with them, then just don't bother. Keep as far away as possible. I look forward to the day that I don't have to deal with them.

hi i am going to make this fairly short and sweet, all the bad reviews againts this company are fairly pointless as there is no point crying over spilt milk, if you took a morgage out with this company it would have been because no other morgage company would give you the money due to sh#t credit history like min. future took me on with a naff original rate but now aint to bad and got me on the ladder. if you keep your payments on time and try to pay a litte more than intrest only you should have no probs, all your bad reviews are prob self inflicted. im not backing this company up but just remeber the circumstances when you signed on the dotted line! jamie norfolk.

i had an accident at work and could not afford my full mortgage payment.19 phone calls in the first month and every time iwent through to an asian call centre which was very frustrating trying to get the message across.i paid what i could afford while i was off sick. eventually i got shelter involved who also came up against all the problemms i had come up against.eventually i had to sell the house at auction £30.000 below market price because they were seeking posession.my conveyancers paid future mortgages thier money,3 days later i received a letter stating they were going for a 28 day reposession orde.thier solicitors wragge and co werent aware that we had sold the house and everything had been finalised so i no longer owned the property they wanted to reposess.i then found that they had actually taken more money to redeem my mortgage than they had asked for the week before. what a load of amateurs how can they treat people like this do they not know they are playing with peoples lives.the only people willing to help or listen were shelter they done a fantastic job.

I have never dealt with such an incompetent company!!!! No communication between their own staff, with inconsistent and incorrect letters being sent out! Call centre staff tell us something different every time we call and getting through to a manager has been almost impossible when we work 9-5 hours!!! We were even advised we would have to wait 2 days for a manager call back at one point, absolutely disgusting service! Even our formal complaint, in writing, has been ignored!! As soon as practiaclly possible we will be transferring to another company. Such a simple request of a transfer of equity is clearly beyond their remit!!!!

i have had a mortgage with future for five years now never really had any problems apart from times i had to ring them up .carnt understand the language there is never anyone that speaks clear english there has been times when ive had to hang up because i couldnt understand them it would be alot better if they had better communication on the phone at the end of the day the calls are quite important to us and them please sort it out now

Hi, ditto also set up for payment on 14th of the month which was set from inception in March 2007! I received the infamous letter on 11th Feb 11 days after the payment was apparently due, news to me never had this date agreed since taking out the arrangement and 3 days before the amount comes out of my account just as it always has! Immediately called FM to be told that they are bound legally to issue these letters although they know I have never defaulted and I am an exemplary customer and they know the arrangement from day 1 is payment on 14th! They went on to say that I can expect to get these letters every month! Laughable what a shambles of an organization!

We have been trying to get permission to rent our home out and future have been so awkward in every way possible! They insist that we complete a tenancy agreement with the tenant before they grant permission for us to rent our property out! Can't work that out to save my life! nothing seems straight forward with this lot and I get no where with the Indian call center!

HI WHAT A NIGHTMARE COMPANY THESE ARE I HAD THE SAME PROBLEM THEY WANTED TENANT TO SIGN AGREEMENT PRIOR TO PERMISSION GIVEN THEY THEN WANTED AN AGENT TO DO IT BUT NO AGENT WOULD SIGN A TENANT UNTIL CONSENT FROM FUTURE TOTAL NIGHTMARE AND TOTAL WASTE OF TIME TRYING TO GET THEM TO UNDERSTAND YOU SPENT OVER 50 POUND ON PHONE CALLS

what a bunch of idiots!
i have had a mortgage with them for just over 3 years, never missed a payment and up until now , never had any real issues with them.
However today i have a letter drop on my door step informing me i was 1 month in arrears! i pay 14th of each month, last months went out fine and the next payment wasn't due till next week so why the letter?!
Well i was informed that i wasn't actually in arrears as they could see that a payment was due to go out. However, apparently i was "technically" in arrears as payments are due on the 1st of every month, but customers can choose a payment date that suits them!I know that! I choose the 14th!!!
I said so why are you sending me letters when you can see that a direct debit is set up and has been set up for the same date for the past 3 years?! I was informed that it was their policy!!! what?!!!!! So i said your telling me that customers that are not actually in arrears "JUST TECHNICALLY IN ARREARS" because they choose to pay on on a date other than the 1st of each month recieve letters frightening them each month? I was told again thats their policy! If thats the case then why have i never had a letter before and surely it is a waste of paper,time and money and stress for everyone doing this? is it just me or this totally insane? I thought you only got a letter when you actually missed a payment? Obviously not with Future Mortgages! seriously if i hadn't been so angry then i could have laughed at the complete rubish coming out of the operators mouth!

Avoid at all costs. These people lose paperwork whenever it suits them. Latest example is the house insurance I send them after every renewal by registered post noting their interest. I got a letter saying they hadn't received it and I had 30 days to send it them or they would take out their own insurance and charge me for it. I sent them another copy by registered post and also got the insurance company to fax a copy directly to them. After 30 days they charged me for their insurance with a nice admin fee on top. Lots of phone calls, letters, e-mails later I am still out of pocket and nobody knows where all my confidential documents have ended up. Data Protection Act ? They have a responsibility to keep that data safe but they don't care if it means more money for them.

This product is terrible. My family were about to be evicted from our home, new baby and all, within a matter of weeks, due to the incompitence of this institution. We had tried to get the property mortgage changed over to interest only, as my husband has recently lost his job, and we could not afford the payments. Despite weeks and weeks of phone calls and letter, they still did not change us over to interest only, and kept threatening repossession. Thanks to a friend who told us about a company property faster company, we were able to sell our house within 2 days, at our full mortgage price, and could walk away debt free.There is a god!

Future mortgages are no more than door step lenders, only difference being, you can get help to stop door step lenders harrasing you, demanding money and eventually throwing you out of your home. A £5,000 secured loan in 2002, several payments were missed due to illness, loan now 2 1/2 yrs passed ending time, to date paid £12,500+, home now being repossesed because of charges and interest apparently I still owe £14,000. Back on in court in a week to prove I can get a loan to pay it or be evicted, cant get a loan as they've also wrecked my credit, best yet, my husband took the loan out solely in his name, but they say im liable. new logo for them "STAND AND DELIVER".

My daughter and son in law had their house repossessed by Citibank, owners of Future Mortgages, over charges which have still not been explained. Do not touch this company with a barge pole. They are incompetent, send one letter after another asking you to respond when you already have (registered delivery!) and just keep demanding money - even after they have taken your house! Their treatment of customers is bordering on criminal - they can ruin lives. My daughter has now had to involve her MP to try to stop them demanding more and more money - stay away from them - it is impossible to deal with this faceless, ever-changing excuse for a company.

I was made redundant from my job in 2008. I let Future know straight away and they agreed for us to pay a lower rate each month by debit card. However, after paying by debit card for 6 months, keeping note of all payments made and who I spoke to, they claim that we were in arrears and have added over £2,000 to the value of our mortgage! They have also added £50 admin fees to this as well. They don't do any admin!
They never updated their systems with our reduced rate and so it showed the original amount as owing and we continued to receive arrears letters. They also tried to take the full amount from my husbands account eventhough we had stopped the direct debit.
Now after nearly 2 years we are still trying to sort this out. We have taken our complaint to the ombudsman and are waiting on a reply. We cannot wait to get out of this mortgage with them next year. Totally useless company, stay well clear!

I found this review helpful because...I was suprised to find out just how bad they are, we had a secured loan in mid 2002 for £5,000, payable over 5 yrs, due to ill health we fell into arears, now 7 1/2 yrs later already paid them in excess of £12,000, eviction in process, because of charges I still owe £14,000. They have affected my credit rating, so on one will lend me money, and the best part is, im not the customer, my husband is. The solicitors acting for them are just as bad, unhelpfull, disgusting as the future mortgage staff themselves.EVERYONE DO YOURSELF A FAVOUR "STEER WELL CLEAR" OF ANYONE RELATING TO FUTURE MORTGAGES, THE SERIOUSLY AFFECT YOUR HEALTH.

Totally rubbish!! Tried to change my address from Road (which was their error) to Avenue, talk about stressful, still not sorted after months of letters. Also mortgage rate was to drop this month, got loads of letters telling me the new rate etc..... Got up this morning and guess what?? they've taken the same amount out, I am due to have another baby next month and was relying on the extra cash, now have to spend my day calling the Indian call centre and sort it, AS IF THEY'LL SORT IT, IT WAS THEIR FAULT... Don't go with this company they're complete idiots.....

Absolutely awful don't ever use this company!!!!!!!!
I have a cash buyer for my property but because of thier incompetience have nearly lost them because they cannot produce a redemption figure!!
Their call centre is in India I Cannot understand a word they say!!
They told me that they were waiting on solicitors costs to add to my account so after two weeks of waiting I asked for the solicitors details contacted them myself only to be told that my account had been handed back to future on the 15th January 2007 with no outstanding account and future were no longer there clients (3 and a half years ago!!!)
They are totally incompetient... not got a clue!!

My husband has had nothing but trouble with these people! Because a DD failed, he had to make the last 3 payments manually. They are now claiming that he is in arrears when he has already paid and has the recipts to prove it! And because he paid one payment before a bank holiday, the dullards did not take that into account and STILL argued with him that it had not been paid.
These people are trouble and will go far to get extra money out of you. Stay well clear!

I find these guys absolutly awful. Not only have they not been able to process a simple dd instruction 6 TIMES but they have lost a copy of my wedding certificate yet I know they recieved it as they now call my wife by the new name........ They also have the audasity to contact me by mobile every 5 hours every day hasseling me for money even though i have already paid. Total idiots. They cant organise a p--- up in a brewery with a fist full of £5's and a bottle of whiskey. They need a serious talking too about organisation and the ability to communicate with each other

Total nigthmare, said they would wave the final settle ment then changed there minds. Don't deal with them even if it looks a great offer. I would be better off staying with prevous lender. can't stress how many times we have called them and they promise over the phone and say different in the letter. stay clear

Things have changed alot in the 9 years we have had a secured loan with this company. They have been totally unhelpful. And all proxy people when u ring them.
