“WORST experience ever (so far)”

I sit here less than two hours away from a closing and the title company does not even have the loan package yet. Because of this, I cannot go to the bank to have the money wired until I get the okay. Other than the customer service being fine from two of the "team" (the processor and another) the entire process has been poor and totally disorganized. I have had to send documents multiple times. The problem seems to be with the underwriters. My initial contact (the original loan officer) has been pretty difficult to communicate with. I know everything will work out in the end but I will NEVER recommend this organization to anyone. I hope to be able to file a complaint with the BBB as well.

This is a continuation of the above review later in the afternoon. I was unable to complete my closing today due to how Guaranteed Rate dragged their feet this last week. It is now after business hours and because they were at least 1-2 days late with the closing paperwork, the papers did not get to the title company in time for me to wire the funds today. So, now I sit until Monday. This entire experience has been a total nightmare. There are way too many people involved in the individual process, and therefor, there are many mis-communications on the part of every part of the team. I could hear the frustration in the voice of the processor who FINALLY had to get the underwriter's manager involved to get this going. My loan was small and I am financially uncomplicated and this never should have been such a big deal. This entire experience has left a very bad taste in my mouth. I hope they sell my loan to a reputable financial institution because I certainly do NOT want to deal with Guaranteed Rate for the rest of my life! Rant over. My advice to anyone considering Guaranteed Rate is look elsewhere and go local. You will do much better. I have bought, refinanced, and sold 5 different homes in my lifetime and NEVER have I had the issues I had with this awful company.

“Digital Mortgage is the BEST!”

Hello, Normally I don't write reviews, but I have to tell you about the wonderful group of people I had the pleasure of dealing with at Guaranteed Rate. When I decided to build a new home I was overwhelmed with the many mortgage lenders available. I didn't know whom to turn to. Then my real estate agent recommended Guaranteed Rate. I was still skeptical of the whole Online Digital Mortgage process. I have never been more pleased with anything in my life as I was with GR. The Branch Manager, VP Mortgage Lending and Mortgage Consultant. Professional service from everyone involved with my mortgage. They have this online digital mortgage down to a science. From start to finish, I was very impressed with their commitment to explaining the entire process and keeping me informed of how everything was progressing. All I had to do was follow their instructions, give them all the necessary documentation they requested and they did the rest. I'm no different than most people seeking to purchase a home. I had some credit challenges that the entire team worked with me to overcome. I can honestly say that GR went above and beyond to secure my loan. I never got to meet my team in person, so I want to say THANK YOU ALL! So if your looking to purchase a home or to refinance, GR is the way to go! GUARANTEED!

“totally inept - stay away!”

Totally disorganized application process. My file was handed from one department to another, and multiple items had to be re-sent several times - seemingly no communication. Once the loan was done, they had my billing address all wrong, even though it was clearly on the documents in multiple places. Their website was incapable of handling automatic payments, displaying payment history or balance information - they said 'we are still setting that up" Eventually it was set up, then the site changed again. These guys are total amateurs.

“DENIED THE DAY BEFORE CLOSING!!!”

The only reason for the one star is because zero is not an option - The day before the scheduled closing, the loan officer tells me there was a problem because 'the computer read the credit report wrong' and now they are denying the loan. This happened one day before closing, after the loan was approved with no conditions except for title insurance, survey and home owners insurance. I am a out over $1000 in inspection fees and costs. They are very sorry but there was an error reading the credit. Obviously the seller and and realtors want to murder me. I asked for them to at least refund the application fee ($590.00) but they have no comment about that. Also, the loan processor was giving out my financial data to unauthorized third parties. Unbelievable.

“Fantastic Digital Mortgage Process!”

Guaranteed Rate has a new Digital Mortgage platform which is so awesome. I was able to apply online, pull my own credit report, upload my documents securely through the website and track my loan through the entire process. The process was seamless and their team worked together to make my experience with them wonderful. And their rates are super competitive! My loan officer was so knowledgeable and great to work with! I would highly recommend her!

“Insurance department is absolutely incompentent”

After five times submitting the same documents, they still don't have it registered and sent me a bill for insurance coverage. The time it takes and staying on hold for long periods of time and the bad service makes it too much. I wish they would sell my loan to a compentent company. The last time, they sent me a notice on 8/11 that they were taking out insurance on my behalf and on 8/10 a letter saying it was cancelled. What a joke. Don't ever use this company, you will regret it.

“Loan Officer Deception and NO Responsibility”

Used Guaranteed Rate to purchase my first home. Before first payment was due I tried to set up a bi-weekly payment plan. The loan officer, told me there would be NO FEES but to hold off until the first couple payments were made. Trusting him, I did just that. Before first payment came due, my loan was sold to another company that wants to charge a fee for the same service. Speaking with him the GR Loan Officer regarding the matter, he denies ever telling me such information. He then proceeded to hang up on me in the middle of our conversation. Speaking with his supervisor, she stated that she cant be responsible for what her employees tell prospective customers and that all information was included in contract. Unfortunately I mistakenly took the word of the loan officer vs. meticulously reading the hundred page, small print, contract. These guys are no better than used care salesmen!

“STILL GOING THROUGH HELL ~ STAY...”

We started the process in April. It took them weeks to send the list of what we needed to provide. Since giving the file of information, at least twice a week they require more. Our closing was suppose to be the first week of June, then we were suppse to close before July 4th, couldn't because again they needed more paperwork... That was already sent!!! We were approved until Monday. The funniest paperwork they asked for was my exes last year of bank statements!!!! Seriously??? Now they want us to pay points or lower debt. So we lower debt. Now they tell us there are over $5000 in fees. When I asked for a detailed list, my calls stopped being answered. At a loss with arms in the air!!! For your sanity, STAY AWAY!!!!! No sale!!!! I wish I read reviews before I began.

The PEOPLE are what makes Guaranteed Rate and I highly recommend the Naperville, IL office. I am a first time home buyer, not knowing anything, but the team I had working on my loan was the best! I could call anytime with any question and I had everything explained in plain english and then some. I was in underwriting less than 2 days! Most everything was email, which makes a working mother's life easier. My insurance company even commented on the "great team" I had working on my loan. My loan officer attended my closing and told me never hesitate to call him anytime with any questions I might have in the future. Like I said, it's the PEOPLE that makes Guaranteed Rate in Naperville. Couldn't have gone any better, thank you!

“We weren't on the buying side but had to give a review”

Guaranteed Rate had to have known that our buyer was not qualified for a loan on the home we were selling at least weeks in advance of closing. We were told the week of closing that Guaranteed Rate was waiting on additional credit information from our buyer and pushed to extend our closing date by 2 weeks. They claimed they had the wrong closing date all along but they didn't. They did not update their file with the new closing date that was given to them well in advance of the closing date. That is unacceptable. We blame Guaranteed Rate for holding our house in a pending sale for 45 days and believe we could have found another buyer or more in that time frame. Now, a week after closing, Guaranteed Rate notified us that our buyer could not be financed to purchase our home. It is extremely unprofessional and unacceptable that we were not notified from the get go that there were possible financing issues. We are out costs and may lose a home that's purchase was contingent upon the sale of our home. I will never use Guaranteed Rate and if anyone asks me for a recommendation, I will advise strongly against using this company. They caused so much heartache and stress for all involved.

“My advice: stay away”

From someone with a background in underwriting, it's amateur hour at Guaranteed Rate. With emails so rife with both spelling and grammatical errors, I wonder about the credibility and professionalism of the underwriters and loan officers. Isn't client interaction and continued referral worth at least the two seconds it takes to run spellcheck? The underwriting policies are past the point of archaic, reminiscent of recessionary lending; they need to be extensively reviewed. Some of the questions and requirements had NOTHING to do with lending. For example, my tax refund deposit didn't match up to what was on my tax return due to turbo-tax fees mostly. I had to go through and explain the discrepancy. What does this have to do with getting a home mortgage loan. If I have faxed something to you a week ago, please check your fax machine before calling me and disturbing me at work. I can't say it enough - stay away!

“No communication .. No follow-up .. No Customer Service”

The application process failed from the beginning when I couldn't bring up the online application to sign it. I sent a note to both the Mortgage Broker and the processing agent and I received no response for nearly 1 week .. and only after I requested that my application be withdrawn. I submitted much of the required documentation and never received a confirmation until I sent my application withdrawal request. The mortgage broker and processing agent was quick to apologize and offer excuses ... but slow on results. Pass this one .. there are other mortgage processors available that offer better communication, better follow-up and better customer service.

“Horrible, Worst customer service , Terrible loan officer”

We started the refinance last year August 2011. Until last week we send so many times pay check stub and W2 etc.. They were keep asking documents because the lady was quit. At last they send someone for closing to our home and there were lot of mistake and we were about to loose $2000.The loan officer said he will fix the problem and send for closing. By the tome the file move to the fifth person it was Feb 22nd 2013 and she said the Rate Lock Expiration was 02/01/2013 and they send the email stating that “Closed for Incompleteness". We been waiting for long time almost seven months to see the statement closed for incompleteness. This company NC branch is not very organized, not maintaining record, poor customer service, not pick up the phone and not responding to the email. It was night nightmare the last six months for us. I would not recommend any one to go to this NC branch. I would give zero for this company but there is no choice for it.

“Horrible experience, unprofessional, zero customer dervice”

It took three months to close a loan on a home purchase that was *easy*, handed to her on a platter. She had all of the paperwork needed from day 3, and made a mess of the process week after week until my husband and I had to ask our lawyer to finally intervene to get there attention. She lost digital files regularly and we had to resend emails with the attached files biweekly to her. She never took responsibility for her mistakes, but rather started each re-request for information with "You never sent me" or "I never got" or "I can't find". She never apologized. We had to call or email her at least twice a week to remind her of what the bank, the sellers, the lawyers needed from her that week, and her responses were across the board snarky and unprofessional. Moreover, she couldn't put together a complex sentence, let alone a business paragraph to save her life. At the closing, there were three lawyers in the room with us, and all were absolutely dumbfounded by there incompetence, noting that up until the very last day of the closing, the paralegals were dealing with there inability to comprehend and respond to basic business requests. Needless to say, all of the closing paperwork was triple checked to make sure there were no last minute mistakes. Please note that her boss, was very little help to us when we begged him to attend to her mistakes. His response was that underwriting lost the paperwork, not hers, OR that the underwriter who had started working on our file was fired, and the new person couldn't find our file in the computer system, OR can we explain and provide documentation for our assets for the 4th, 5th time to satisfy their underwriting requirements? There's no way to find assistance in the Guaranteed Rate corporate structure if you are stuck with a dud of a mortgage rep like we were, and you will need to get everything in writing, including extension of rate lock, because the process will drag out beyond their rate lock date. Make sure you have patient sellers as well - luckily we did, and they did not hassle us at each setback we experienced working with an incompetent group of mortgage officers. Lastly, and most importantly, have a good lawyer on hand. It took our lawyer to get Guaranteed Rate's attention and finally wrap up a loan, down to the wire. Stay away from Guaranteed Rate - read other reviews. Our experience was, unfortunately, not uncommon, and I wish we had read reviews before committing ourselves to their incompetence.

“Expensive lesson learned!”

I was told my refinance would go through, no problem, so I gave the go ahead and was charged a $400 fee. And then nothing. A bad appraisal that has since been shown to be inaccurate, and MONTHS of waiting with little to no communication. So, basically, I have paid $400 for nothing but aggravation. I do not recommend Guaranteed Rate at all.
