Letting agents that pay landlords a year's rent upfront, where they then take on the property and let out themselves. They don't charge tenants any fees or deposit, and in doing so rent out the property slightly higher than standard estate agents might - hence turning a profit on the upfront payment. It's cash upfront for passing over the keys. All enforced by a standard contract, but also needs trust - landlords providing a suitable flat, and landlords expecting suitable tenants. In my experience they were professional, well organised, and do their best to answer questions and ease concerns. I would recommend.
