In the process of selling my 18th century cottage, now hit a brick wall .
My potential buyer offered a price of £415000 £15000 below the lowest value on Zoopla top estimate £460000 we accepted the offer as she had no chain and we were keen to move .she instructed her mortgage lender Santander who sent a surveyor from Santander to do a valuation he was there for all of ten minutes , he mentioned this was one of 7 valuations he was doing that day , he said what a fabulous property and hadn’t the buyer done well! .
Three plus weeks later my buyer received the report and horror of horrors the valuation came back as £65000 less than her offer so £350000 ,this was less than the the price we had paid 8 years ago .At the time we needed a mortgage and the house was valued what we offered .The reason I he gave no other comparable houses so had do make a judgement .Obviously buyer not happy we are furious , Santander would not budge my buyer thought the guy had made a typing error .The buyer decided to get an independent valuer employing an experienced surveyor who has come back with a valuation close to her offer which she was happy with and commented the countryside valuation was not a true reflection of the properties value..
I would happily pull out at this stage as I don’t need the hassle , we are not in a chain and don’t really have to move ,however my buyer would like to try with another mortgage company as she really wants the house , but I can see this will be a waste of money as I suspect countrywide will be Instructed again , so a waste of money and our time and will further damage our future sales having yet another ridiculous valuation .
I suspect a lot of people do not know that countrywide are used my most big mortgage lenders including high street banks
Does anybody know of any mortgage providers who are not connected with countrywide ?
I will not allow any surveyor access to my house ever again who works for countrywide.
It appears to be a closed shop for potential buyers .
Please do check with your lender who will be doing the survey .
