I am short by £1000 to redeem my mortgage and just suffered a no blaim car crash which is costing me £3000 to get a replacement car. I asked northern Rock for help and the hoops they wanted me to go through with a 12 week wait for an answer which could be no,is ridiculous. I am not in a good place as you can imagine at the moment and now face having to ask my 92 year old parent for help. I am disgusted with the heartless attitude of this company.

“I had a joint mortgage with NRAM whilst with my ex...”

I had a joint mortgage with NRAM whilst with my ex partner. When we split up I hit financial difficulties as I was a nursing student at the time. We put the house on the market but unfortunately this was just st the beginning of the property crash. As my ex and I struggled along making payments to NRAM whilst we waited for a buyer NRAM consistently harassed us and bombarded us with phone calls demanding we just sell for the mimimum offer we could get as they were only interested in themselves and their mortgage payments. They drove me to utter despair and I ended up on antidepressants....and they could not have cared less. There was no empathy or understanding just constant harassment. Eventually we got a buyer and my lawyer asked NRAM for a full and final settlement to pay off the mortgage which was done and the account closed........fast forward 4 years and they are back with a demand for an outstanding mortgage payment of £850. How can that be if they gave a full and final settlement figure and account closed. Needless to say they have harassed my ex and I all over again for something that is clearly an error on their part but we have to be punished all over again for their negligence. I hate NRAM and would never ever recommended them to anyone unless they want to end up at the end of their tether and utterly distressed.

“NRAM (the real face of the goverment)”

I was a customer of Northern Rock. We bought our house for £250,000 taking out a mortgage for £170,000 we put down £80,000 deposit still my mortgage was moved to NRAM. My mortgage is up to date no arrears although I was around £1,000 in arrears when I was given to NRAM. during the whole recession they at no point dropped their interest rate although NRAM is pretty much government/state owned. The government stand on TV asking banks to provide mortgage owners with a low interest rate and the one they own they are using to bleed people dry. NRAM is a disgraceful pit of a company and the government should be ashamed of the way it is letting its public be treated in the dark.

“Absolutely Appalling Mortgage Provider”

In my long experience as an NRAM customer I believe them to be shockingly incompetent with appalling customer service. Over the years I have been driven to complete despair in my dealings with them. After having two extra loans added to my existing mortgage to carry out home improvement my total monthly payments rocketed to an unbelievable amount. At times these were unmanageable resulting in arrears. They were uncompromising in not allowing me interest only payment enabling me to pay off these arrears and I was therefore stuck with them. If at any time my payment was delayed by a day or two I was issued with Notice of Repossession Proceedings. Whenever I tried to contact them by telephone I was left holding for ages, having to repeat again and again the same security details. Whenever I wrote to them, even with registered delivery, all letters were ignored. There is no communication between departments notifying of any discussions had or arrangements made. My issues with this company are endless. I would advise anyone to avoid this company at all costs if you value your sanity.

I totally agree - I am £1000 short on redemption of my mortgage and they tried to put me through so many hoops to borrow that amount I have had to borrow from my 92 year old parent. Absolutely no compassion at all. Scrooge is like a favourite aunt compared to norather not rock.

“NRAM aka UKAR......”

NRAM also known as UKAR is just a smoke screen for corporations to take properties and force people to hand over money to repay the countries debt that the banks created!! They lie and decieve people and dont care what impact it has on people or their families....changing of policies....losing paperwork.....carrying out unlawful evicictions without justification every day.... approx 450 a month and rising... They are falsifying legal document....bullying people out of their homes......if you can get them to attend a court hearing om the rare occasion......they present no evidence against you and even present lies & fake documents in court in order to unlawfully evict families leaving them homeless after paying their mortgage for 25 years without any sympathy or empathy towards cancer sufferers or the grieving. These companies need to be stopped & the only way is by people standing together and not allowing them to get away with it any longer!! PLEASE if youve had any bad experiences with them.....join facebook page "Eviction Fraud of the Bank" and support the  family as battle tirelessly through court to save their home & in return we'll do the same for each & every1 being forced into hardship through difficult times. :-D xx

“PAID ARREARS AND STILL EVICTED!!!!!”

HI i lost my home on friday after being evicted. I have been in a mess with Nram since 2011. I owed £14,000 i had 1st eviction oct 2011 held on to house as my dad paid £8166 to stop eviction. was told i must pay extra £300 per mth to clear remainin arrears i couldnt so had 2nd eviction in Jan 2012. My dad again helped out maxing out his cards as tthe demand was for £7500. I asked why it was more than the arrears. Told i owed £3000 in unsecured and from my first payment £2456 went to that account and £500 from this payment would b the same. So after paying over £15000 i was still in arrears. Further eviction notice in feb,may and july of that year each time i scraped the moni to stop eviction but was putting my self further in debt. My last eviction notice that year i had nothin else to give my friend gave me the number of a solicitor went to see him and he went to court it got thrown out but only owed £400 by then. If i had courage to get legal advice i would never had needed to make those payments as they hadnt followed procedures correctly. Over the next year my partner and i split i had a nervous breakdown and arrears shot up again. Again i had two more notices b 4 this one due on 4/4/11.On the 3rd a day b 4 eviction my dad sold his car i sold mine and we got the money i had lost my debit card so i asked them how i should pay i was given their bank details called my bank they sent payment. Only to be told by NRAM it could 5-7 days so eviction would be postponed till the 7/11/14 for payment to clear. By the 6th wen i called it still hadnt reached my account and after 6 calls and 4 hrs of arguments i was told if i went to bank and got proof of payment it would be stopped dome this faxed it at 9:30 am only to be told they couldnt accept it im would need fuul 3 mths statements. went to bank they said would take 7-10 days for full official statement. They gave me first week of month and told me to print rest from my online banking as this is what they do. Again NRAM wouldnt accept and i was out. I called this morn and they say my payment still hasnt reached them i will need to get bank to trace payment. Im totally devasted as the payment cleared arrears and 6 mths in advance. BE WARNED ANY 1 IN THIS POSITION THEY LIE AND CHANGE WHAT THEY SAY DO NOT TRUST I DID I AM NOW HOMELESS WITH MY DAUGHTER AND NOT A THING I CAN DO xxx

“NRAM”

I am owe this company (may i add after a bad year) £6994. Need to save my house but after phoning them to pay 6500 they tell me i need to have full amount. Trying to tell jobsworthy James that the other £494 would be paid within the month and he shot me down. Told me eviction on 14 October would happen unless i pay full amount. These guys are lowest of the low. Not only that my visa card not working so was using my partners which is a joint bank account only to be told i would need a marriage cert to use it. At this point i laughed out loud and put the phone down on them after telling them what i thought. Was i wrong!!!!

As long as you have paid the majority of your arrears and are working to pay the rest no court should evict you.
You should also check whether or not you would be entitled to any help with benefits
Nram is trying to get rid of a lot of its mortgages because the mortgage section is up for sale.
This is o government owned company that is treating people this way.
Ask for a full sar report including transcripts of all phone calls you have made.to nram
Its surprising what shows up in them

I too have had major issues with NRAM and their practices, I would suggest if not already done that every complaint is sent in writing to the following with a cc and copy letter to the Financial Ombudsman

If you get a sars report you will note from their own internal logs that they have a standard template regarding complaints. They acknowledge receipt of said complaint and say they will investigate then a few weeks letter you get the standard response. Sorry we cannot uphold your complaint

Many people have sufferef at the hands of nram and will continue to do so while the financial services authority is so lame.
I myself have repeatedly written to the fca voicing my concerns about irregularities in paperwork ie things tippexed out things added. Lies getting told but l think that there is now aa whistleblower at nram who is not happy at having to alter documents and has now sent me the before and after paperwork.
I have written to fos telling them of this four to five weeks ago and offering to show the paperwork to one of their investigators.
To date they have not even acknowledged the existence of the paperwork.
If you are serious about taking these matters public then l will let you have access to them.
If my paperwork has been altered how many more people have suffered the same fate.
I think a class action were we all join together would be more effective

Hi im so glad to have come across this site at last. Im commenting of behalf of a family facing a huge case of fraud & unlawful eviction against UKAR who I believe to be the same company as NRAM. Please join their facebook page Eviction of the Bank & share your story aswell as invite anyone else willing to support to join the group.

They have been fighting tirelessly through the courts. Maybe standing together will help seek justice for all. :-)

I will williny join this fight because l have been battling nram since dec 2009 trying to get legitimate copies of my paperwork
I have recenly written to the financial ombudsman raising my concerns about altered and tippexed paperwork.
I have also claimed that nram northern rock breached and contravened the fs and markets act 2001.breachef and contravened mcob, breached contravened aper, cobs etc
I have offered to share my evidence with them four to five weeks ago to date they have not respondef

I got a sherriff court letter asking me to send a budget planner in July which i did. Have been waiting to hear back but have had nothing then out of blue got an eviction letter of 14 days at the beginning of October. I am at my wits end. Phoned NRAM and offered to pay £300 extra a month with balance paid of in January.I was told i couldn't do that and had to fax in 3 months worth of wage slips and bank statements as they have no recent budget plans. I proceeded to tell her that in this year alone i had completed 2 which according to them they did not have. I have no access to a fax machine and now looks like im going to lose my house over £6000.

Hi l think there is still a lot you can do
1 ask for a complete sars report specifying that you want copies of all paperwork including loan agreements deed of variation transcripts of all telephone conversations etc
2 go through that paperwork with a fine tooth comb if necessary get help because a lot of nrams paperwork did not comply with the financial services and markets act nor with the mortgage code of business nor with the principles of conduct for a regulated company.

“4 years and still no sorted out!”

Ive read alot of the reviews on here and im so glad to see I am not the only one who is suffering the NRAM curse. 4 years ago there was an honest mix up with a payment and from then on I have been harassed, threatened and lied to. I have had bailiffs attempting to come to my house twice even though the day they claimed to have come was two days after the date of the letter they sent in the post stating they came to my house but still wanted to charge me money for me being at work earning money! The best bit about this I have on many occasions tried to sort out paying this mix up and each and every time I got reject. I even had one member of staff saying they will personally ring every day till I pay. I have complained so many times and all rejected bar one that said my payment plan is suitable so ring up and arrange it. So i did for it to get rejected. I had staff saying that I would need to pay to months payment in one month and at the time I had just come out of unemployment and low income from a very high paid job. What got me when unemployed I paid the mortgage every month out of my savings. £10000 gone in one year on bills. They didn't care and demanded full payment. I then received upto 4 to 5 calls a day harassing me for payment. It has made me suffer from anxiety and one Christmas eve i revived 14 missed calls. over two weeks 32 missed calls. The financial ombudsman were useless and sided with them and said that amount of calls was justified!! not even the bodies that suppose to help you don't. I have finally written to the CEO who delegated the complaint to have my complaint slammed in my face and said they will no longer hold a discussion about this issue. I have now take this to my MP and will be setting up an e-petition as clearly they have no duty of care to the customers. STAY CLEAR

Please pay ten pounds and make a "subject access request" specifying that it must include transcripts of telephone conversations etc
Once you have them and have gone through them write to nram making a formal complaint
If that fails write to financial ombudsman service with your complaint citing nram failed in its duty of care

This companies attitude is outrageous and they should be stopped by the government from trading.We have been paying our mortgage repayments by debit on time for over 16 years with no issues and then like many other people ran into difficulties through no fault of our own due to the fault of government miss management of our economy.We were not over mortgaged and our repayment was okay under normal conditions but as a downtrend of business we found ourselves been late on a few occasions catching up quickly within a few weeks.we are totally up todate presently with all payments but last month our cheque was just two days late arriving possibly due to the post.These really nice people could not wait to register us as a missed payment which of course now affects our credit worthiness on file with the credit reference agenencies.I have spoken to them and pointed out that we are not behind with one payment and that it should not register as such and their pathetic excuse is the old computer one that it does not adjust till one month later. Well then my computer also doesn't adjust either to paying bang on time how about that nram.This company are complete bandits showing no sympathy or understanding to customers problems they couldn't care less, I have had cancer and other serious health issues over the past few years on top of the recession but they are not interested.wISH I COULD JUST PAY THEM OFF AND NEVER HAVE TO DEAL WITH THEM AGAIN. WORST COMPANY ON THE PLANET COMPLETE SHARKS.

Hi
We are in our third mortgage with Northern Rock, now NRAM and had never paid late and in fact overpaid
Unfortunately my husband was diagnosed with advanced bowel cancer so I called them to ask for assistance, initiay they were very helpful and agreed a 1 month break followed by a 3 month reduced payment plan, we were advised that we could then put the underpayment back into the mortgage which we agreed to, bad move on our part as when we came to do it we were told by a very rude member of NRAM staff that they in fact did not do this anymore so we have since paid our full mortgage payment with extra to clear the arrears which are coming down
My husband was re diagnosed as the cancer went to his liver and he needed further treatment, we continued full payment plus extra off the arrears but despite me speaking with NRAM they kept caing every day and sending texts
We have now sold our house and have signed contracts and are waiting for them to be exchanged which we have advised them of, and the total outstanding mortgage to them will be paid put if the sale proceeds, despite this they are still harassing us and actioned a field agent to come and see us, I wrote again and told them of the sale and they sent us a letter to say that in the cicumdtances no field agent would call, five days later ( yesterday) a letter was put through the door from a field agent advising that if we did not meet with him £48.00 would be added to our mortgage account. I spoke with him on telephone only to be told that he was going to notify NRAM that we refused to meet with him and the £48 would be charged.
I have written a further letter of complaint to NRAM regarding this as it seems a money making exercise on their behalf as we have notified them that the property is sold with completion taking place within 4 weeks and also our solicitor has advised them of the sale which they acknowledged to us in a letter

I agree with you that they have very poor customer service but I truly believe that you cannot complain or deal with them properly as they are no longer a mortgage company they are just collecting what they see as a debt that they want paid off as soon as possible
Once we have sold and freed ourselves of this awful company we will be taking out complaint to the financial ombudsmen and hopefuly something will be done to help people who through no fault of there own have had their mortgage placed with this company

Make a formal complaint but also ask for transcripts logs of all calls made to them by yourself
They usually charge you ten pounds for this but armed with that information you can take your complaint of harassment to the financial ombudsman

“Appauling customer service ”

Appalling customer service. You can't talk to anyone in authority. Called every night for a week as I am currently abroad, so have to call in the evenings. Still no further ahead with resolution of something really simple. Cost me a fortune in calls as on hold for the majority of the time. If I could leave I would. Please don't buy their products. I resorted to the Financial Ombudsman and the Financial Conduct Agency, both of whom were helpful, but couldn't help me directly. “TRAPPED BY NRAM”

I have experienced extremely poor customer service from NRAM. This includes complete lack of acknowledgement of written correspondence and no record of correspondence noted on account records. NRAM have an appalling phone service with a slow automated processes, long waiting queues and advisors who provide incorrect information on account status and the company's policies and procedures. Since taking out a mortgage (fixed rate for 2 years) my mortgage has now almost doubled in monthly payments as the interest rate is very high. I had to make an interest only payment as the repayment amount was impossible. NRAM made it extremely difficult to put this interest only agreement in place and caused me a lot of stress and anxiety. The interest only period is about to expire and they are demanding I revert back to repayment. I am now experiencing once more the daunting process of making a new payment arrangement with them. Again they have ignored my written requests. Again I am being told different things by different advisors. Again advisors are talking to me in a patronising manner. I am trapped by NRAM as my mortgage is in arrears and, as I understand, I am therefore unable to switch mortgage lenders. In this scenario I foresee having my house repossessed.

We are in the same situation as you with NRAM, they have forced us to sell our home. My husband lost his job last year and they wouldn't help us, we asked to go on interest only and they said they would only do that if we put our house on the market. Whenever I ring I get told different things by different advisors and I get spoken to in a patronising manner.

Again like you, we are in this NRAM nightmare, worst company ever !!!

I hate NRAM , even if I have to sell my house Iam going to write a letter to the government , not my mp he's a waste of time, they are a pile of poo ,let's all complain and push to put them out of buisness

“CCR Loan refund - Could this be stalled any longer”

After the announcement, in Dec 12, that The Rock had fluffed the wordings on its statements to account holders with loans attached to their mortgage. I was straight on to the NRAM website for advice on what to do next. 'Do nothing' it stated. 'We will write to ex customers whose mortgages have been redeemed in due course'. Well, no surprise that by March I had heard nothing. Cue a call to the supplied call centre number and was advised if unhappy with the the length of time taken I should write in. Severeal months later and no response. Another call to the help-line. The outcome? They are currently only reveiwing existing account!! I held an account with NR for over 10 years, Thanks very much. Any way, July and we get a letter confirming we may be entitled to 'redress'. Within 28 days we will confirm the amount and send a cheque. 6 weeks pass and nothing. Call them and its 28 working days (strange but true) and at that stage they will only be sending a letter. Only after another 28 (working days?!) have passed will we get the cheque. This is flagrant 'lets keep the money in our accounts as long as possible' behaviour. SCUM!!

You should write to them telling them you are expecting interest on the amount at a daily rate of their current highest rate which they apply to loans

“NRAM ARREARS REPAYMENT OFFER DECLINED”

NRAM are the most unprofessional outlet I have ever had any dealings with, I am £2000 arrears with the mortgage I have been paying £60.00 per month to clear the debt, my mortgage has just come off the fixed rate which means I can increase the repayment to £150, this has been declined, I have completed the documentation, I have been spoken to like I am some sort of criminal each time I have requested for the info to be in writing as I am deaf, then the saying goes its fallen on deaf ears. The advisors are not helpful, have no empathy and no customer service skills, an offer of £150.00 is surely better than nothing and how someone can determine from an incoming and outgoings sheet I have spare money, well i dont and i am getting to the end of my tether this is making me sick, how do I resolve this!!!

I have had horrendous problems with NRAM. I requested interest only repayments following a job loss. Despite being told I could and after months of income and expenditure conversations it was declined. My mortgage has fallen into arrears and I am having to borrow money from family every month to make ends meet. They have now told me to sell the house as they will not give me permission to rent it out until the marker improves. Applying for a a Time Order at court is my only option as this would mean the court could dictate my payments and NRAM would have to adhere. It costs about £180 but us a good option for you if they are not co-operating!

I have just discovered that the problem with NRAM is that they are not regulated by the FCA which means they can do what they want! We are also having huge problems with them and have launched an official complaint at the mismanagement of our mortgage. As long as you are paying something towards the arrears, I don't think they can do too much. Even if they take you to court, if you are paying something, then there is not much they can do to you. I am sorry for your stress but hang on in there. Please contact BBC Watchdog as I have done with your story. Don't let them take your house, contact one of the Debtline charities for more support. It is important you pay your mortgage before non-priority debts and don't ever hand over the keys to your house. You are doing everything you can!

“Mortgage Redemption Certificate”

We have all but lost the sale of our house and the chain because Northern Rock have taken 5 days to issue a simple redemption certificate. Our buyers, who we know, got there's from Nationwide in 20 minutes! We've phoned them but there is no speeding them up, no reasoning with them at all. It's not the lack if credit that is causing the slow housing market. It's stubborn mortgage companies being unflexible.

“Even people who used to work there avoid dealing with NRAM”

This company is to be avoided at all costs . People who work for the charity step change who used to be employed by NRAM also say this . I have wanted to settle my debt with them , 8 weeks worth of unanswered emails and counting . Being left on hold and the phone cutting off, this just proves how big a bunch of **** these people are , they dont want to settle debts as they may lose more interest or changes . If u are having problems with these losers go to Step Change or better still ignore them and tell them to go **** themselves as this they understand ..

“nram breaking law AGAIN”

I started a mortgage with NRAM in 2006 after being miss sold the mortgage in the first place. I have lost my job and owe about £1000 in arrears for which I am paying off slowly. NRAM have acted unlawfully towards me by continually not agreeing to the proposal for payment I've put forward. I am now having to apply under data protection law to access my own details to prove I made frequent offers of payment. They have completely denied this and even put it in writing which is indeed slander. The company seems obsessed with sending pre action letters and I complained to their own solicitors that they had not followed the correct pre action procedures. The company are bound by law to consider payment proposals by clients but nram have got round this as they have denied any conversations/ letters of offers. I think their agender is to get rid of as many lenders as possible to reduce their portfolio but surely in doing this they are acting as if these mortgages have been miss-sold in the first place.They are prepared to harass their customers relentlessly. I have taken out a complaint with the FOS and I wait to see if a third party feels there has been an injustice. it may sound harsh, but we the public already know they are not complainant and unreliable that's why they where taken over- but we thought they where now being overseen!

You should have made a subject accesd request telling them you want the logs and transcripts of all calls you made to them.
You should also be able to get a list of all the calls you made from your phone service provider

“Same story..... They do what they please!”

Having read the reviews on here I am shocked. I find the service great. I too bought my first property in 2007 thinking it was a good idea to get on the property ladder...wrong. I do not blame NRAM for the property crash but now being trapped in negative equity I look to NRAM for assistance. They were great! Ohh thanks NRAM for the higher interest rate than other lenders, I know I cant remortgage due to negative equity and a lack of 30k in the bank, yes consent to let would help, oh the price has gone from 100 per annum to 750 because you can? Well that seems v fair. Thank you. What great service. Im trapped with you and cannot sell my house as its not worth the mortgage I have left? Well lucky me you are so fair and helpful then. Lets face it, NRAM ruin peoples lives and don't care. Noone to help or turn to as its all legal.

“Northern rock consent to let”

Hi, I requested a consent to let for the same reason as other people mentioned below. Last year it cost me 150GBP for the ability to let my property for a year - they would not give me an extended period CTL, which cost 250GBP, due to the high unsecured loan I had on the morgage. I then paid off the unsecured loan to ensure this year i could get the extended CTL and have just received the renewal form and the fees have gone up from 150GBP to 1250GBP? Surely that cant be legal? Has any one else got this problem? I have no idea what to do, but its ridiculous to pay it. Problem is they say if you dont obtain a CTL to have a right of recourse. any ideas?

Did anyone have their mortgage called in during 2007? Ours was when it came to the end of its fixed term, Northern Rock would not offer any alternative only to return their money. Presumably if we could not find another borrower they would have foreclosed on us. We had over £160000 borrowed from them with our joint incomes over £50000 and never missed a payment. Did they have the right or did they act illegally?

Hi. Im not sure if they did as a result of a SAR request but i know the family going through the courts now when thy produced paperwork in court the statement of payments that UKAR presented had everything tipexed out except a false payment showing that thyd cashed the endowment in when they hadnt n the account num at the top wasnt even to their bank account. The house owner had his copy of statement but it was completely ignored in court. X
