Our Mortgage advisor from HSBC Singapore advised us on a fixed discount and to auto renew each year to enjoy the better discount.

I told her I thought the interest rates were going up and I'd like a fixed, so she explained in jargon how her offer was better.

After the first year interest rates were up 2% (what do I know)...we were not only out of pocket on the renewal but we had to pay a large sum to renew the mortgage that she failed to inform us about.

The so called auto renew did not exist, she did not call us to inform us to renew and the mortgage went on to a higher rate until we realised (3 months later).

HSBC are full of rubbish when it comes to sales, their products stink.

I moved my business to another bank....I suggest you do the same, it might be a slow process but once your out of HSBC its like a breath of fresh air.

My ex left me with a heavy load. HSBC was ready to foreclose. I am now trying to refinance with another company; HSBC has added almost $6900 to what is owed, so I am having difficulty with making the pay off possible.

Well I have you all beat... We were having a difficult time in April 2007 to pay our HSBC mortgage. When I spoke to a representative from HSBC, we were told that if we signed up for easy pay (to have monies come from our checking account.), our loan would be restructured for 2 months. Which meant we would not have to pay April or May's payment when due. (They would defer the loan to the side of the loan.) Well we signed up for the easy pay, and the first payments were to make our June 2007 payment, (the little bit of principal that gets paid on the loan would go towards the side of the loan until those 2 months were paid.) Well where do we stand right now? 30 days and more in the hole. They turned us in to the credit bureau. Told us that they were going to foreclose. Funny, the review that said they call your home 10 times a day is soooo true. They always did that to us. But what's even more funny, we have never received a call from HSBC telling us our May payment is late, ect. In my opinion, this company is too big for their britches, they don't give a hoot about the people who are trying to keep their homes. Everyone you talk to tells you something different. I'm so sick of hearing them tell the people that "this call is being recorded for quality assurance", that we bought a tape recorder and are now telling them, that they are being recorded for quality assurance. We are also seeking legal representation.

HSBC bought our mortgage in November 2006. My soon to be ex husband had convinced me to refinance, having planned to roll in his credit card debt and our joint credit (we were on an adj at the time. His reasoning was to keep our pmt from going up)...with this refinance, our home has a mortgage on it more than what it really should be...built for 264k, "appraised at 310k - at 2 years old", and the mortgage is at 294k...though the abandonment of financial responsibility by ex has been stressful, I may have been able to keep the house if they had not accepted this ballooned mortgage amount as reasonable. My ex says he's filing bankruptcy and said to let the house and go into foreclosure...I have a four year old, and the ex has already begun the destruction of my credit through our joint bills...I have called and called HSBC asking for advice, that I would like to keep the house, but can't afford the pmts based on what it is now mortgaged at---no one is going after the 'ex' who has skipped town and all financial responsibilities, with no forwarding address or phone...I don't want to be, but I guess I am just another statistic...as everything has fallen on me...

Another reason HSBC are bad - they charged me $60 for someone I did not authorize to pull my pay off information and told me there was no other way for someone to get my info unless I gave it to them. I guess identity theft has never happened to them before.

And their customer service, people skills is bad that is if you can ever get someone on the phone.

Dependant on when I receive my wage check, my HSBC mortgage payment is made on time, or within the grace period each month. The payment has never been past due, except when they added forced flood insurance, which the Attorney General fixed for us (took a year to straighten out). Each month, as soon as we are 7 days into the grace period we start to receive calls. Examples of questions are "Is there a reason you can never pay your mortgage on time?" "Do you not understand when your mortgage payment is due?" "Did you know your husband is past due on the payments?" They will happily sit and discuss the mortgage, late payments or amount due etc with my wife or anyone else who answers the phone, when my name is the only one on the mortgage and without verifying who they are. I have complained on several occasions, and all I get told is "If you paid on time the calls wouldn't be necessary". We have even been told that previous payments have arrived past the grace period, and then on checking with the bank find the checks were cashed days before.

We are now looking to refinance - we did not select HSBC, they were forced on us when our account was transferred from another company.

If your mortgage is not paid by the EXACT date on the statement, never mind the "grace" period, they will call you at home AND work, up to ten times per day. They cannot account for your money, by posting money that is not from my account and then returning it and then giving you a late fee. After they "find" your mortgage payment (that was sent in on time) HSBC return it and tell you the account had NSF, even if there is 4x the money there. You cannot get a live person on the phone, so you are better off answering one of the 10 phone calls you get during the day.

Our mortgage was bought out by HSBC, and there has been nothing but problems since. We cannot even get an itemized copy of our monthly payment transaction. It took me filing a complaint with the FTC to get this 8 months later. The additional money paid to principle is sitting in an unapplied funds account, and no one will answer as to why. We get the silent treatment on this one...they have applied funds late, then charged late fees, then reported it to the credit bureau. We are now taking legal action.

I agree with this review because...I also have a mortgage that was bought by HSBC. When I make an extra payment on the principal the amount goes into "Unapplied Funds" instead of paying down the principal.

I found this review helpful because...it is exactly what is happening to us! I am very interested in finding out more information on the advice of the attorney. The firm we spoke to said we need to find additional people that have had this situation where the money is not applied to the principle. I've found so many issues with HSBC it's hard to stay focused on one!

HSBC has to be the worst mortgage company ever. Their customer service is a complete joke! There is no service. You get hassled for everything. To get anything done through HSBC you must go through some department that approves your request. I tried to set up an escrow account. I've gone through several companies before and it was always completely simple. They had to "approve" my request and then couldn't explain why I was paying so much into the escrow that didn't go towards insurance or anything else. I've tried to change my due date to the 15th of each month. Again, you have to go through a department that "approves" the request. I received a letter stating they were "looking into it" and would notify me of the results. Results of what? What is so difficult about changing a due date? You either do it or you don't. So then they call and hassle me about my payment that's not considered late until after the 16th. But they'll start calling at the beginning of each month. I've told them not to contact me at work, so now when they call they won't leave a message, but they'll sit on the voice mail saying "hello?". I could go on and on, but I think that covers the high points. If you are considering a home mortgage, avoid HSBC at all costs!!

We became a HSBC mortgage customer in 2004, and I have had nothing but problems with them since. They either do not make my property taxes or pay my insurance, which is supposed to be escrowed into my mortgage payment, and when we asked why they did not pay our property taxes and insurance, we got no answer. They never take out the right amount of money for our mortgage payment. Their customer service is non-existent.

HSBC provide the worse customer service, and their automated system is a joke. It's next to impossible to reach a customer service representative through their phone systems. They also will stalk you if you do not make your mortgage payment on the exact due date; calling up to 10 times per day, and even calling your work and stalking you there. This is the worse company I have ever had to deal with. Your mortgage payment coupon states one amount owed, but the automated system will state another, and when you are lucky enough to reach a live person, they'll tell you something else. They don't apply the payments correctly, causing you to have to over-pay each and every month.

I was given a variable interest only HELOC loan a year ago with HSBC at 8.25%, which has now adjusted up to 12.5%. Every time I make extra payments to HSBC they go to some sort of hidden fee. Attempts to contact them by phone are difficult, and it is good luck to get hold of someone you can understand. And their web site, forget it! In the past year the web site has only been up one month to make payments, which by the way includes a ten dollar processing fee to use the internet. I have most recently attempted to refinance my home, which may now fall through due to HSBC. They charged an extra $30 hidden fee that was not on my last monthly bill, and then reported it to the credit agencies as being 30 days past due, causing my credit score to drop 55 points, not to mention the $40 fee that I am going to have to pay to HSBC so they can "process" the pay off demand paperwork for the new loan.

Thanks HSBC for your extra fees, and for ruining my credit with your mistakes.

I was at 7.05% (1,090.00 p,i, and escrow). On my two year anniversary with my HSBC mortgage in April 2006, I purchased land, and I am in the middle of working on a construction loan. I awaited my 2 year pre-payment penalty before deciding to either buy or build another home. So, NOW May 2006, my interest is 10.05% (1,400.00 p,i, and escrow). I just got a home equity loan the first of May to put down on the land. If I would have received a letter from HSBC, then I would have just refinanced my entire house. Now because of the new debt ratio, I am unable to get my construction loan! I have a bad mortgage with HSBC and a separate lot of land of 3 1/2 acres that I now can not build on for a while because of the debt ratio and the fact that I just got a second on my loan.

HSBC bought my mortgage about 1 year ago.

Paying $1800 through their website results in me having to contact them to fix it every month, despite them telling me numerous times that this problem is fixed because of notes in my file. My mortgage payment is $984.57, apply the rest to principal. HSBC cannot accomplish this simple task. There is no note form to show how you would like a payment applied on the website, which is something they should have added long ago.

Their website is often down. Get a real web host.

Customer service number is impossible to get to a human operator. How hard is it to add press 0 for a customer service representative?

This month when I tried to make my $1800 payment that I was told would never be a problem again, the website gives me 'Error *no* script post field update'. This is after last month when they escalated my problem, and I was promised there would be no more problems making a payment of $1800.

Then I tried to make a payment through their automated pay by phone, which was also rejected.

HSBC sucks so badly that I have to keep my mortgage paid a month+ ahead if I want any chance of keeping a current payment correctly applied. I am considering a class action lawsuit against HSBC.

My home equity loan was purchased by HSBC 5 months ago. I have been EXTREMELY dissatisfied with their service! I have paid additional principle each month in addition to the interest and my loan balance goes UP each month! When I talk to a service rep, I do not get the help I need. Often the information they give me does not match my monthly statement. (Also, occasionally I get someone that I cannot understand.) I would not recomment HSBC to anyone who wants a home equity loan. I am doing what I can to change banks.

HSBC may be a high-street bank, and high-street banks are generally poor value for money but there is one product that HSBC are market-leaders at in the UK, and that's mortgages. Not only are they very competitive, they have a special "large advance" rate which is even lower than their normal rate.

After living abroad for 10 years, but still remaining a good customer of HSBC, they were the only organisation (and we tried shopping around) who would even consider giving us a mortgage - as first time buyers (even though we owned a property abroad) We had no past credit history in the UK - but we did have savings in the bank. We ended up getting an excellent deal paying daily interest on our mortgage and have already saved thousands and knocked a few years off our mortgage by being able to 'overpay' as and when it suits us.

Can someone please advise. Me and my partner, who have been renting for 7 years, are about to embark on the dreaded home buying process (first home). We have been refused a joint mortgage DIP due to my partners credit history but offered a sole DIP for myself to just over the amount we need and we have 10% deposit gifted from my father (although we could add a little extra to this) - will they base their decision for a full mortgage application on just me and my earnings or will they take into account my partners wage and contributions to the monthly bills? Like I said I have a DIP from HSBC and with the monthly mortgage payments, utilities and other dd I would be able to afford this on my own but with around £200 leftover. I am concerned after reading HSBC have a high 'fall out' rate. Thanks in advance for any help, much appreciated.

Ours took two weeks, albeit with our solicitor badgering them (we had a complaint in against our solicitor so they had to chase them as our solicitor took so long). Very helpful and quick after I had been told they were slow.

My partner and I currently have a mortgage with HSBC which started this year. We want to go travelling for 12 months from September and wanted to know about the terms and conditions. We know we don't want to leave the property empty for 12 months, so we asked a family member who is currently renting if they would stay in our property while we are away. -Firstly is that allowed? As they would be paying the electricity and water etc. but we would pay the mortgage. -Secondly if they did pay us rent what is the likely hood of getting a Consent to Let from HSBC? I tried calling to ask them about Consent to Let and they said on 'their system' the only requirements to get a 12 month consent to let is to have a mortgage with them for 6 months and not have any arrears. But they also said they couldn't guarantee that we would get consent on that basis. Does anyone know what the 'unmentioned' terms and conditions for consent to let might be? I don't want to commit a crime but they aren't very helpful about telling me what I am allowed to do.

HSBC have been very reasonable with us under similar-ish circumstances. We got the permission without any problems. I suggest you call into a branch and ask a person face to face and/or formally ask for permission to what what you want to do - it really sounds like get Consent to Let. They may well say yes, and you will be fine. If they say no, you will know where you stand and can make a different plan.
