PLEASE PLEASE PLEASE PLEASE DO NOT USE THIS COMPANY IF YOU WANT YOUR HOUSE SALE TO PROCEED. COUNTRYWIDE HAVE CAUSED ME SO MANY PROBLEMS THAT MY SELLER PULLED OUT DUE TO WAITING OVER 14 WEEKS WITH COUNTRYWIDE CONSTANTLY FOBBING ME OFF WITH EXCUSES AND LOSING PAPERWORK 3 TIMES. EVERYTIME YOU CONTACT THEM YOU WILL BE TOLD A LIE, YOUR SOLICITOR WILL LIE AND NOT DO THEIR JOB AND THEN MANAGEMENT WILL LIE TO YOU AS WELL WHEN YOU COMPLAIN. USE SOMEONE ELSE, YOU WILL NEVER FIND A WORSE COMPANY THAN COUNTRYWIDE

“homebuyer survey (mid range survey)”

Had the survey through Nationwide & althuogh we complained they directed us back to countrywide. There are 7 stages of complaint then we had a further 3 with ombudsman took about 15 months & got a few hundred pounds back. Believe the product to be pointless & could lead you to many problems. The best way to describe it (which an ombudsman employee replied with the words 'basically yes')is someone standing in the middle of a room & doing a 360 turnaround! They are not allowed to move anything but unsure how big or obvious the problem has to be for it to be spotted. Eplanations/reasons for not spotting things from countrywide & ombudsman were poor & illogical, also found various contradictions. No one would answer this question, is the advertising a fair & accurate representation of the actual survey? If you have not had this survey done yet DON'T, If you have just keep complaining to everyone. Eventually they may get the message. It would be better to pay a respected all round builder to have a look. Please do not rely on the mid range survey it could cost you plenty!

Totally again with the above statement.

Had a similar experience. The Homebuyers report that I paid for was riddled with errors. I went through the CW's complaints procedure. I even got the Regional Manager to inspect the property. I wish I had filmed how he was conducting the survey. The process is exactly described about. Also, I could have submitted the footage as evidence. They described water damage as "cosmetic damage to ceilings".

I took my complaint to the Ombudsman.

"Totalb's" - we also had CW Regional Manager come round to do a 2nd site visit and they agreed that the majority of the problems we had come across upon moving in etc should have been reported on the initial report. But they, like the Ombudsman, are a total waste of time and just all stick up for themselves - looking after each others backs! They are all as devious as each other and certainly admit any failings.... Needless to say we know otherwise. After spending a few thousand putting things right and only receiving a couple of hundred by way of a "good will gesture" as we were "unhappy" or that the service "did not meet our expectations" their words, it's a pretty shambolic diabolical situation. Further, once you have accepted the Ombudsman "final" report and the pittance of "good will" pay off, you won't stand a chance in a Court of Law in front of a Judge if you pursue through a Civil Litigation/Procedure, as they virtually always err on the side of the surveyors and Ombudsman's report....
Good luck with the Ombudsman - but don't hold your breath!

“If we could award no stars to them, we would.”

We paid £403 for a simple valuation survey for an Equity Release mortgage. We have always found in all our previous dealing with surveyors that they are consummate professionals and the whole surveying process efficient and without problems. When Countrywide Surveyors visited us, we were pleasantly greeted by a professional who on site for all of 30 minutes, walked around with a computer tablet and promised to get the report out to our mortgage company very quickly. I thought, by using the computer tablet, the report was almost written by the time he left and the whole thing would prove that surveying can now be even more efficient with this latest technology. The reality: The lone ranger had actually taken off his stetson and dismounted from Tonto before knocking on our door and we were not to know that his profession was really that of a cowboy. These people plumbed a depth of incompetence that caused us so much distress and lost time that it beggars belief. Of course, they have not heard the last of this because we do not tolerate fools lightly and have a track record of complaining successfully through the necessary channels. Our experience and complaints in detail: Firstly, we conservatively valued our property at £500,000 and were amazed when the report came up with £450,000. Secondly, these cowboys had counted the number of rooms incorrectly and as a consequence the house was being compared to smaller properties. (At the stage when the second surveyor by a new surveyor was undertaken, we made sure he got the right the room count. We also, as a back up, obtained the opinion of a local estate agent.) Thirdly, we live at the very end of cul-de-sac on a private unadopted road, backing on to National Trust Woodland. These cowboys thought this house comparable to a property 25 miles away in a semi urban / estate environment. Fourthly, they also said external paint work including window frames needed repainting. This came as a total surprise to us as the house had been repainted less than 2 years ago by a local painter with a very good reputation. It should be noted that the subsequent surveyor visit from a more reputable company said that this comment was totally without foundation and the painter when we met him laughed. Our attempts to CW Surveyors to re-issue their report: We obtained the name of the regional manager for our area and wrote to her with all the evidence as to why they needed to re-issue their report. The woman was on holiday so it took us a fair while to get any reply. The evidence we gave her included dimensions of every room, a copy of a previous valuation report carried out when the property was purchased, comparisons that we obtained ourselves from internet research and a copy of the painters invoice. The reply we got was arrogant in the extreme and all she did was pull holes in our comparisons. Her overall conclusion that their valuation was correct and they would not be re-issuing their report. Totally taken aback by this, we decided that we might as well try their complaints procedure. This was as effective as a roll of toilet paper that had been left out in the rain. The only good thing to be said about it was that the woman who took the details was mature and listened intently and we had real hope that the survey would be found to be incorrect. Our hopes were soon dashed. Their complaints investigation seemed to hinge on whether their surveyor had followed the correct procedures in making his report which he had, but we were in dispute with the content and this seemed to pass them by. The final outcome: Once we had exhausted all avenues with CW Surveyors, we immediately wrote to our equity release provider asking for our money back and despite signing a condition that we understood that survey fees were non refundable under any circumstances, obtained a full refund and a token compensation. However, the reality is that a process we started in late July, believing that it would only take about 6 weeks, was only completed early February. The delays, in no uncertain terms, we attribute totally to CW Surveyors and urge everyone who has experienced these charlatans to complain to RICS, the official body that both the surveyor and his regional manager purport to belong to. One can only hope that both of them are struck off and this company given a severe warning that their overall service fell so far below what can reasonably be expected. If we could award no stars to them, we would. A final comment: Looking at the company’s website, there is a proud claim for receiving 59 awards. One can only wonder what these were for: causing as much distress as possible, producing a survey that has the most mistakes, the worst complaints procedure ........

“Complete And Utter Rubbish.”

Please Please,DO NOT have your survey carried out by these Cowboys!! They are complete rubbish,these clowns missed a Major Problem but told us about the Dated Decor!!!! When we moved in and found the defect they basically fobbed us off with excuses. The BIGGEST 500 pounds you will ever waste, a Blind Monkey Could do a better job. Poor Management Poor survey Poor employees.

Do Not Go Near Countrywide!!!! Their service is poor and unprofessional... They will mess you around, you have to pester them to get any sort or reply, they will make up excuse after excuse as to why they haven't done their job and blame you for their mistakes, it's the management that is the worst it's like the blind leading the blind the only thing they know how to do is mess people around and blame others. STAY AWAY FROM COUNTRYWIDE they will waste your time and frustrate the life out of you..... oh and take your money and supply no service

“Shambles. Dick Turpin is alive and well”

They should not be in business. They are the worst management company ever. They send out incorrect bills late and then charge you for not paying on time. Then they send an additional bill for extras and threaten further charges. In 6 months they can charge you 225 pounds for not paying on time. Stay clear of them. They are a shambles, disrespectful, and everything that is bad about management companies. Pay more and get a reputable company - not one that outsources its billing

“Remortgage valuation 24% less than paid price 3 year ago”

Just received a remortgage valuation form Countrywide Surveyors, appointed by HSBC. The 4-bed 3 story townhouse+garage was build in 2006 and sold for 119000 by the builder and we bought it a year later for 129000 with improvements ...wooden flooring redone garden and decking. On our road there was only 1 similar size property (but with no side garden or a back garden) sold in the past 4 years for 119000 and 114000 the year after. Other properties sold on our street in past 4 were 1950s 2-3bed former council houses which are less than half the living space we have at around 75-95K (some with no garage). The valuer states : \"we consider our valuation (100K) to me more appropriate for prudent mortgage valuation purposes taking into account the current market and price prevailing in the area\" I was expecting the valuation to be max 5%less which would be very generous but not 24% less. I understand HSBC doesn't charge us anything for this \"service\" so I can see how the Countrywide can be still in the business. I can't afford fork out 15.000 more to get the 0.7% better rate as I thought I would had. Due to the higher LTV I'll be paying around £500/year more which will be going towards \"free services\" banks provide. I would never pay for such service. !!!

“Countrywide surveyors - incompetent and slow”

Our building society (nationwide) used Countrywide Surveyors to value our home for a small further advance for home improvements. The valuer made several assumptions - such as dating our house as built in the 1980's not in 2000 and not recognising that our kitchen was brand new. He then valued our house as £35,000 less than we paid for it in 2007. This caused no end of problems for us as the loan to value ratio was not narrow enough. We appealed against the valuation - sending evidence of similar properties that had sold recently for more and which demonstrated that the reduction in property value in our area was far less than the UK average. The surveyors valuation actually meant that our property would have fallen in value more than the national average (causing the problem of loan to value ratio). The valuation did not take in to account that several large improvements had been made to the property since we bought it. Eventually (7 weeks later), following a string of mistakes by the building society which further delayed the process, we were asked to provide several comparables for countrywide (i.e. do their work for them) which included the selling price of properties near by, the estate agents used and the exact distance from our house. A week later, despite daily phone calls from our building society (we are not allowed to speak directly to Countrywide) we are still waiting for a decision. If Countrywide decide to reject our mountain of evidence they are quite within their rights not to account for their decision to Nationwide or us. We would not use them in future and would avoid any mortgage lender that does.

WARNING....COUNTRYWIDE ARE THE MOST INCOMPITANT COMPANY IN THE WORLD. WE HAVE EXPERIENCED 7 WEEKS OF HELL.
Arrogent jobs worth surveyors undervalue houses and enjoy playing god!!! This company will refuse to discuss any problems you have with their valuation. What made us laugh the most was that they have a Customer Care department. WHAT A JOKE!!!! "Customer" and "Care" should never be used together regarding this company. Countrywide surveyors seem to think that they have far superior intelligence to anyone else. The fact is that they are ABSOLUTELY USELESS.....Avoid at all costs!

I found this review very helpful because... i just been undervalued by the above company .according to them the value of my house has gone down 25% since i bought it 3 years ago .my prospective lenders use these fools to get a valuation!!

Completely agree! I thought it was just me. We have our house undervalued by an arogant 'tweed coated' pratt who fancied himself as a sort of Squire/surveyor. Undervalued house by 30% ie £100K and now we are unable to take a mortgage break 4 years on because of the loan to value. PLUS when looking at the estate agency he works for in our local town they have no properties over £500k which is why he put ours down for £480,000 even zoopla values it at £540k now and that's without everything we have done to it. The mortgage company now says they value it at £436K and this complete waste of space thinks he has done everyone a favour by 'sensible' under valuation. I say get him to the next G20 summit, he is clearly wasted on us all in DORSET! Hope you never has to raise equity on his home in his old age ..... Thanks countrywide - great judgement and service. Hope mortgage lenders are reading this.
Although, not sure why I bother it's probably why they hire them so they don't get a ticking off from underwriters. Nation of jobs worthers.

We went through Countrywide Mortgages who used Countrywide Surveying Services to carry out our valuation at a cost of £325. Although the valuation was carried out quickly, the recommended electrical report was obtain by us, it took 3 weeks for the valuer to pass the information onto the mortgage lender, despite constant chasing from myself, the mortgage advisor and the lender.

I was informed at one point that my application had sat untouched on someone's desk for a week and later that the valuer had gone on holiday without informing the lender.

In total my mortgage application took 6 weeks, much to the annoyance of all parties involved.

Would definately not recommend any of the Countrywide services to anyone, total waste of time and money!

“Of all the companies in the world, this is the one I...”

Of all the companies in the world, this is the one I would be least likely do business with again.

They were appointed by our mortgage company to carry out a homebuyers survey on our behalf when we bought our current property. The report failed to identify any of the problems we encountered when we moved in, including a severe damp problem and blown plaster throughout the house. We ended up spending about £15,000 more on repairs and renovation than we had envisaged. There response to our complaint has in my view been patronising and dismissive in the extreme.

Words really can't express the disappointment I feel at the way we've been treated by Countrywide. I'd caution anyone to check who your mortgage company is using to carry out your survey before you hand over your money. In future I'll be choosing my own surveyor.

I have similiar problems with this company. I cannot believe that Nationwide BS is still using Countrywide Surveying Services.

Like the person above, the Home Buyers Report failed to identify any of the problems we encountered when we moved in, including a severe damp problem and blown plaster throughout the house
