The sales process was flawless, then we moved in and had the nightmare of their after sales service, a snagging list like a BT phone book ( I'm now fixing the issues myself ) builders who are still on the development damaging what is now "my" property and being flooded in to the bargain, Stewart Milne have washed their hands of any responsibility for my flood so here I am a week before christmas £500 worse off after replacing my carpet and flooring. Yet again I have been in contact with their after sales " non existent " service department and again await call back.

“POOR WORKMANSHIP AND TERRIBLE CUSTOMER SERVICE”

So relieved that we are not alone in our experience of poor workmanship and unprofessional customer service (especially more senior management) from Stewart Milne. 28 months in our house, having had a shower leak 15 times and Stewart Milne not able to fix it. They have now decided that they will no longer try to resolve the problem and have stated that we must now take this up with NHBC! Have also had the audacity to use the phrase "normal showering conditions", thus trying to lay the blame with us.......we must not shower in a "normal" way. I have requested a copy of their SOP for showering and await their response with interest. What makes this more infuriating is that one of their MDs lives in the same estate as us and we know that he has had showers ripped out and replaced because of leaks: obviously their customers are not deserving of the same service. In addition to the shower problem we have had numerous other issues, which, to be fair, have in the most part been resolved, however, we did discover recently, following an incident when water poured through a ceiling the "extractor" pipes from the bathrooms had been vented using toilet specified flexi-hoses and not those manufactured for roofs: we demanded written confirmation from Stewart Milne that the use of toilet parts was within specification for using in roof, but this probably isn't worth the paper it's written on. One of the previous reviews mentions how they just continue to wear you down, probably hoping that most of their customers just give up and pay for remedial works themselves because it is so stressful having to deal with them, especially when the customer managers whom you deal with on a face to face basis then have to go back the Customer Service Manager for permission to get anything done and, who also writes their emails to send to customers. Stewart Milne really need to take a long hard look at their practices and their personnel.

“We have recently bought a new home at the Lairdsgate...”

We have recently bought a new home at the Lairdsgate development in Stewarton. We have had a pretty awful experience, house not looking like pictures in brochure, not built on time and many other issues. Customer service is non existant. Very poor show from reputedly one of our better builders.I work in a large manufacturing company and if we gave a client anything other than what was promised we would have let them down and ourselves.

“Brilliant house, brilliant service”

Been in my new Stewart Milne Home for 6 weeks now. The house is fabulous. The service has been brilliant. I had no snagging items when I moved in and the few wee issues caused by settlement have been dealt with really quickly and efficiently. The company keep in touch after you move in and our site manager is always checking that we are happy with everything. The sales process was also very smooth and cannot be faulted. The house itself is very well designed and have a lovely big garden.

“Never Buy A Stewart Milne Home”

Kitchens that you can't have more than 10 people in or it'll cause structural damage Attics that you can't store more than a Christmas tree in, or the roof will collapse Gardens that have just had turf laid over builders rubble and cause sink holes. The poorest build quality imaginable. No soundproofing Incompetent staff Overpriced

“Misselling house size”

I have been looking at a new build home by Stewart Milne which is yet to be completed. Upon my initial inquiry, I was informed that the internal living space of the house is 117 m2, which got us very interested in the house as size was important to us. Based on this we made further inquiries and were almost ready to make the big decision of purchasing. However, there was an inkling that the room sizes on the layout that was being marketted donot compare to the floor area that was being quoted to us by the developer - it was only 87 m2 (a massive difference of 35 m2!) Clearly, what was being marketted and what was being given to us as information was completely incoherent, and also misleading (as we were using the sq m quoted by the agent to directly compare with other new build houses). Her explanation was that their detailed drawings had extra areas that were not shown in the brochure layout drawings and they account for room sizes differently. Despite all this, she was only able to add an extra 17 m2. When challenged about the rest, she was rude and hung up. First of all - I expected the marketting material on which the house is being sold to be consistent with the internal floor area that is being pushed. Second, I expected that the numbers should be reported in a way that allows direct comparison between other houses regardless of developers. And thirdly, never should the agent be rude and hang up (always a sign of something fishy). Just a cautionary tale when buying a new build from Stewart Milne - I was lucky enough to get away before it was too late.

“I will never buy it, only if it is for FREE.”

I am reading now previous reviews and thank God I did a small research before considering "Stewart Milne" company for my future and first property. I`ve visited very recently one of their show-home and OMG.... How do they pass regulations? I mean, how you can put sofa in front of the heating-radiator when under the windows enough space for that. Ceiling is low, rooms are small, finishing is poor. It is not an affordable houses, it is throwing your money so they can built more of these boxes. I would pay the same money for old property which I believe will be much better value for money than "Stewart Milne" IMHO....

“I wanted a nice house - instead I got years of hell”

Shockingly bad company. Even if you get a house which has been well finished (which is highly unlikely), you will still have to deal with their inept customers services. We are 4 and a half years in and STILL our snagging is not complete! It is a constant battle. Many have had to give up due to the stress it has caused them I won't say much more as I'd just be repeating what others have already said. Avoid like the plague

“Worst Quality Homes Ive Lived In”

Ive had first hand experience with this company im afraid to admit.The biggest problem is materials there timber kits are shockingly bad the partion between rooms is nothing its just the wooden frame with some insulation and then framed with plasterboard its very bad. But the biggest worry is the sub contractors because its basicly made all the self employed guys struggling to make a wage the 30 percent extra we use to get now goes to them so essentially its slave labour we all know the saying you get what you pay for with the guys trying to make a wage more or less impossible your quality will be zero.Look at it like this i got a price to build a 750k home and i got 3200 split between 3 people to build it comon there ripping every one off not just the buyer Dont Buy a Stewart Milne property you will regret it ive got hundreds of video showing incidents like joiners plasterboarding before the roof was on in a block of flats and the water coming through the floor between the light switches thats just one incident ive loads of videos im not trying to cause trouble i just want people to be AWARE.

“Terrible finish because of shortcuts”

Four years in a Stuart Milne home in Dunfermline has just lead to one headache after another. Nothing major, just the Chinese water-torchure of one drip after another (often literally). Plumbing is appalling. We've had two crossed pipes where hot was connected to cold taps and vice versa - so obviously noone checked anything before releasing the house. Leaking radiators and bath taps (causing water to drip through our living room ceiling) because joints weren't tight enough. And a bocked drain causing our garage to flood. None of the outside guttering is glued - all just pushed in and skrewed into mortar (so constantly falling out) None of the plasterboard walls appear to of been been sealed properly either. We have pealing paint in nearly every room and the joining tape is also coming away (probably for the same reason). Locks are broken and doors sticking. Bottom line: too many money saving shortcuts by the builder made this purchase a mistake for us. Wouldn't recommend.

“Awful company to deal with. Complete nightmare. ”

I bought a property in the Alford Silverbirches development. The house was grossly over-valued. Persistent problems with the boiler. Scratches on many of the windows which subsequently needed replacing. Some of the staff are helpful, but they appear embarrassed by their head office colleagues, who in my experience have a bullying nature to sales and take the approach of grab the money and run. I deeply regret the decision to buy, but have already lost on the purchase and now cannot afford to move. My advice would be stay clear of these people!

We bought an older property which had already been a part exchange for a new build. We part exchanged our flat for a beautiful country farm cottage.

Jordan Mackay the sales manager for our area could not have been more helpful, with any questions we had regarding the part exchange answered quickly, and the whole process from viewing to moving in, only took 5 weeks.

Well done to Jordan for'thinking out the box'', I had not heard of an aready part exchanged property being offered with a part exchange facility, and even shared equity if required.

Thank you for moving things so quickly and professionally. We are now all unpacked and enjoying country life to the full!

Don't touch them with a barge pole. What a load of COWBOYS

We moved into SM, Prestonpans, East Lothian March 2010.

Had our 1st snow fall and tiles, guttering and facia/soffit all lying in garden with snow avalanche. Contacted SM 4 Dec, they advised us late 10 Dec they are not going to repair this, told us to claim on home insurance. This is going to push up premiums next year if we all (about 25% of homes/flats) claim.

I agree no after sales service AT ALL. Once they have your money, they do not have anything to do with you.

We have now put a claim in with our home insurance and NHBC and will be letting all the newspapers, watchdog, the judge, our MP regarding this.

Did you manage to get anywhere with this . I also live in SM prestonpans and having problem with my window which was reported when we moved in and 4 years later still having problems . SM advised the don't have a call log for this so won't fix it .....

In the end, as so many homes had an issue SM fixed. But this was recorded as a claim on our house insurance, even though we only called to get advice.

Unless you have kept some log of emails or calls your only recourse is the NHBC warranty.

If anyone is reading this stay well clear of a Stewart Milne house....after sales service - simply does not exist.
IO have had flooding into the back garden( a park they bult at the back of the house is simply on a mound of rubble cleared from the building site)
I had to have the complete front facia of the house re rendered and now they are dlaying a direct request from the NHBC to repair the roof!
Simply click on their web site and go to contact us - good lukc ringing the telephone numbers as they always go to answer machine and they never respond - they do on occassion respond to letters from MP's though.
There is no customer service number - saying that if you ring the sales line soneone always picks up!
Please do yourself a favour and avoid purchasing - poor build quality and no aftersales service - in 5 years I have written 17 letters (no response from any of them) escalated to local council and MP's with one fault after another.
STAY AWAY FROM THEM!!!

STAY AWAY FROM STEWART MILNE, 2YEARS 6 MONTHS IN MY WINDOWS AND REPLACED FRENCH DOORS ARE STILL LETTING IN COLD AIR.WE ALSO HAVE A COLD AREA ABOUT 12 INCHES DEEP ACROSS THE FRENCH DOORS AND SIDE DOOR WHICH DURING THE WINTER MY FLOORING READS BELOW FREEZING TEMPRATURES WITH MY PORTABLE THERMOMETER. CUSTOMER SERVICES IS NON EXISTENT IT TOOK MYSELF A TRIP TO HEAD OFFICE TO GET SOME ACTION AFTER VARIOUS PHONE CALLS, E-MAILS AND LETTERS WHICH WERE DISCARDED.AT THE PRESENT MOMENT NHBC CANNOT DO ANYTHING AS STEWART MILNE ARE TRYING TO SORT THE PROBLEM,THE GLAZING CONTRACTOR HAS VISITED US 14 TIMES WITH 'NEW GASKETS' (THEY MUST MAKE GASKETS EVERY MONTH) BUT NOTHING IS FIXED.PLEASE DO NOT BUY A STEWART MILNE HOME THEY ARE SH**E.
ONE LAST WORD WE VISITED ANOTHER STEWART MILNE SITE RECENTLY AND EVEN THEIR SHOW HOME HAD AIR COMING THROUGH CERTAIN AREAS OF THE WINDOWS.

I bought a "Gold Standard" Stewart Milne House near Aberdeen. The quality of build is very poor and the after sales service is evasive. When you can get them to review problems they are reluctant to agree to appropriate resolution to even basic problems (sagging kitchen cupboards have too many contents!). Floors are excessively bouncy, and insulation between rooms is non existant. The front door was warped and was only fixed properly after 4 attempts, when I insisted that experienced skilled sub-contractors completed the work. My impression is that this company has cut so many corners that the building meets the very minimum regulations - and we purchased their top-of-the-range property at this development.

A warning for anyone thinking of buying from Stewart Milne. We've just pulled out of buying a property in Monton, Manchester (Chorlton Fold). The sales staff are completely inept.
Things to watch out for:
1. They never put any offers in writing
2. We negotiated a price over the phone only to be told in person that we were wrong (!) and actually it was £8,000 more.
3. They don't understand the basics of mortgage rates so negotiation is much more difficult
4. They wouldn't arrange for us to see around an existing property (the same as the one we were buying). Um....I wonder what they're hiding??
5. The whole process of negotiating a purchase price took us over a month before we pulled out. All delays caused at their end.
6. The houses come WITHOUT flooring (but they are still marketed as 'luxury')
7. Hefty management fees and ground rent. And you have to pay 6 months in advance.
8. BE CAREFUL if part exchanging. They send around independent estate agents to get a 'market price' BUT ask them for a price to sell within 4 WEEKS!! In the current market expect at least a 20% drop in price due to this.
We pulled out because they lied about things and couldn't be trusted. Can't imagine how awful it'd be dealing with this company if we'd bought the house and they had problems with it.
