Wish I'd read these reviews on these sites before getting involved with such an unprofessional, uncaring company. However, I think we may have had an exceedingly lucky escape. We were in the process of a home change scheme, as Persimmon promote this service as stress free. Couldn't be further from the truth. After valuation, which we estimated to be slightly under what we assumed but as there are no estate agents fees as such, decided to proceed. They then initially marketed our property at the wrong price without even informing us it had actually gone on the market. We were informed of the criteria of being approved by their appointed mortgage brokers, which we did & were approved for affordability etc. We were informed of we must have "an offer" on our property before being able to reserve a plot. In the meantime we lost 2 plots due to not having an "offer". But we persevered & were over the moon to receive an offer last week. Unfortunately it was Tuesday & the marketing suite is closed Tuesday & Wednesday. We waited with great anticipation till Thursday to go & what me & my wife thought, to go & reserve our dream home. Or so we thought..... We were informed late on Thursday that, Thursday morning they'd changed their criteria & we had to go through the whole approval process all over again. We were politely told that there was also another party interested in the plot & basically it was a case of who could progress the quickest bagged the plot. Disgraceful & shocking behaviour to put us through another period of uncertainty & more stress. We decided not to proceed any further & asked for the property to be removed from the market. It is now the following Tuesday & I have received a phone call from the estate agent confirming they have finalised eligibility & financial checks on the prospective buyers for our property. They couldn't even be bothered to notify estate agents either.... So, so unprofessional don't touch with a barge pole

“Avoid persimmon and Charles church at all costs”

Paid 285k for a persimmon Charles church home, apparently the better quality end, however after 15 months, still nothing but trouble. On day one daughter flushed toilet and it wasn’t plumbed in corrctkucso flooded downstairs, flooring had to be took up, we paid £900 for the fitted washer dryer, the control board blew up after yes you guessed it , 13 months, dishwasher broke, bottom oven stopped working although they did replace it. We can’t use 2 sockets in the house as it trips the house out, upstairs landing light always over heats and trips even At 20w bulbs, outside light faulty. Problem is the workmen are sub contractors who don’t care they do one job and then off into the night with no owership or pride. Would be better if persimmon could retain or employ staff rather then just book any trademark who is cheap and available. The location is what we needed for school catchment but it’s a heavy price to pay for the stress, days off work wAsted when no one turns up, poor quality throughout. We will be selling up once kids have done their gcse. Would only buy if there is no other option but prepare for a lot of grief.

“Gas leak ”

After 4 years of chasing our snagging I thought we were finished. We decided to put tiles in our kitchen. When our decorator took the skirting off he found that persimmon had stapled through the gas pipe and this would have been slowly leaking for four years. National grid phoned and gas turned off. They did repair the gas but left a hole in the wall and sent no one to repair despite several emails. This meant that not only was a decorating delayed for 2 1/2 days while the gas was repaired but we then had to pay our decorator to sort the hole. A job that should have taken 4/5 days is now in its 8th. They also have to complete a riddor report that's sent to HSE but again no communication so don't know if it's been done.

“Nightmare homes!!!!”

We purchased this property back in June 2017, for £145,500, which included turf and flooring as incentives. We received the keys on the 30th of June 2017, and began having issues from that day. After many emails, phone calls, personal contact with the contractors, after finding each issue we now at our wits end. We have made 2 official complaints tot the complaints department, who are very unhelpful and highly unreliable.When we were given our moving in tour, the week before we got our keys, we were told that any issues that we could see would be dealt with before getting the keys. The main issues at this point were; scuffs on the radiator in the kitchen and main bedroom, stains on the living room carpet, light switches in the kitchen were wired the wrong way around, missing screw caps on the bath. When we received the keys the following week not one of these issues had been resolved, to which we began chasing them upWe were told that there had been a leak in our bathroom toilet and in our en-suite toilet, which they had resolved. We later had a problem with the downstairs WC. We had reported mould in the WC and in the kitchen cupboards, which were cleaned by the site manager. We then reported water appearing in the hallway, to which we queried a leak in the downstairs WC, to which we were told there wasn’t a leak. We then reported that the door frames of the WC and the kitchen had began to rot and come apart. A few days later it was confirmed that there had been a leak in the downstairs WC. This resulted in having to have the WC and hallway floor taken up, the doors and door frames taken out and left for a few days. When the floor had dried out, the flooring was replaced and the doors and frames replaced. We had to chase them up to finish off the job, glossing the doors/frames and painting where they had damaged. They also placed a vent in the downstairs WC, to which they said should have been placed in the beginning. We had a leak in the guttering pipe at the back of the house, and when we spoke to the plumber he told us he would sort it right away. He never came back. We chased this up 2 weeks later. Since then we have had another leak in the en-suite. When we told the site manager he discovered a crack in the toilet, to which he replaced.We have also had to chase up the team about scuffs in the fencing in the back garden, which were very sharp and dangerous. One day we discovered a hole in the fencing at the back, which had been done to one of the builders with a machine. They didn’t notify us of this, and we discovered it ourselves. We then discovered a leak in the kitchen sink.We had numerous dents and scratches in our front door. After having the site manager come in at least 4 times to bleach the mould in the 4 cupboards in the kitchen, although they told us it shouldn’t come back due to it being down to the house drying out. We were hoping and praying this would have been the end to the issues in our new home. On the 24th of September 2017 we pulled our sofa out due to our son dropping something behind it. We discovered mould on the wall, all over the carpet, all over the bottom of our sofa and gone through the bottom to the storage unit underneath. This has resulted in our sofa being ruined, as well as a blanket, duvet, numerous pillows, blankets and much more. On discovering this new found problem we have made another complaint, to which we have been notified (5 days later) that they would not accept liability, and it has been caused from the drying out of the house. We are beyond upset and will never recommend persimmon homes. We have been completely let down by a company we thought we could trust. We now have to get a new sofa, carpet, fund for the re-decorating and live in this dump. This is our first home, and we cannot wait to sell the home after the worst 3 months of our lives.

“Appalling ”

Paid £235000 for a great layout however nothing but problems. Extras paid for flooring and all had to be ripped up and replaced......skirting boards taken off and refitted. Time taken off work when nobody turns up. The house was not dry with dirty brown wet stains coming through walls. Windows cannot be opened because locks are broken. Every snagging job takes an age and is "rough" Site, customer care, Persimmon solicitor and everyone on the company payroll couldn't care less. My advice is don't waste your hard earned money Oh and we weren't allowed to view the house before signing contracts because the paint wasn't dry what fools were we.

“Total farce”

Persimmon are a bunch of clowns who couldn't give a damn about the customer once they have your money!the week before we moved in they changed our parking bays didn't let us know we are end terrace so now the only way neighbouring properties can get their bins out from the side alley is to drag them over our front step brushing against our vehicles it is an absolute joke been in contact with them for a month now and it's lie after lie broken promise after broken promise stay well clear they are clowns

“nightmare”

Lucky for me I have now moved on from the persimmon home I bought a year ago, keep well away from these so called builders who really haven't a clue what they are doing, Homes are a disgrace, snag after snag and they couldn't care less, The area manager is clueless and a liar and aftercare does not exist, its about time someone took these builders to task once they have your money that's it finished with you. I lived on the Seaton Vale Ashington estate it was like living in a mud bath most of the time, roads are rotten with mud and years of building to continue. The houses have the cheapest rubbish they can buy and you are lucky if your walls are correct yet alone anything else, too many snags to real of So beware before buying from these bunch of idiots.

“Breach of Planning ”

Do not buy as Persimmon house. The build quality is simply awful, and worse still is the after sales service. I bought a house on a Persimmon development in Wivenhoe. The development is now 15 years old. The central Water feature a 70 meter pond has still not been handed over to the residents as its has never worked for more than 12 month, a requirement to hand over. Last year Persimmon gave up maintaining the pumping and filtration system. It is now a 70 meter stagnant lime green pond. They have ignored the residents, the local council, the county council enforcement offices and have now been served with a Breach of Planning consent notice. No doubt they will ignore this too. Legal obligations do not apply to Persimmon.

“Be Careful ”

Moved into the new home December 2016 and snagging jobs are still not complete. I have taken time off work ( 3 times nobody arrived) made countless phone calls, sent emails all the way up to Nhbc and have wrote letters and yet Persimmon are still making excuses for their incompetence. I'm not a serial complainer but since moving in we have had brown staining on the walls of several rooms because the property was not dry, all of the vinyl flooring has had to be replaced, skirting boards refitted, draughty windows ....the list is endless and Persimmon couldn't care less because I am in an endless queue of dissatisfied customers. Persimmon have completed the majority of snags (not all) but only with continual pressure from myself. There appears to be a lack of management and trade skills and I can honestly say that for a company this big, they do not deserve the custom

“No aftercare!”

The second you receive the keys they absolutely wash their hands of you! They have one person looking after the entire plot for their after care, nothing gets done, not even a response to recognise your serious complaint! Everything in the kitchen began to rust after a couple of months and I had to really fight for replacements!My dishwasher didn't work for 5 months and had to reach the area manager to sort this and over all the house is really not worth the money. So glad to have almost finished my snag list... just need to get my money back for the features I bought and they 'forgot' to install and just never mention again?? Much more reliable choosing your own trademan anyway!

“Cracked Brickwork Twice, No Drainage and much more ”

Purchased a Persimmon Home 1 year ago had endless minor snagging issues which took an eternity to resolve. 2 major issues reported to NHBC, 4 metre crack to front of house and no drainage to rear garden. 6 months to repair crack, then after 3 months cracks reappeared. After 6 months land drainage put in but insufficient topsoil killed off premium turf. Customer Services, After Sales are absolutely appalling.

“Need Blowing Up”

I wish we had never bought from these money grabbing idiots, my gran children could build better homes than this lot. Snag after snag not just my home but everyone around me as well, been in a year now and still waiting over 300 snags and counting, all they want is your money, everything they use to build your house is of the cheapest quality any rubbish they can get on the cheap. Customer care does not exist and normally just rude. Persimmon/the person I dealt with know exactly the rubbish that they are building and don't care you have paid your money to line their pockets. Its about time the law was changed to protect people from these skunks. My advise stay very clear of Persimmon you are wasting your money and all you will be is stressed once you have your home trying to get them to put it right. NHBC may not as well exsist they seem to pass anything but then it is the builders that pay into to them to form this group, so no doubt a lot of back handers go on, Homes from Hell comes to buy so do not buy

“Appalling Customer Service”

There are no major problems with the house they built, however I have been trying for almost 6 months now to have a snagging list completed. Some things have been done (after many reminders) but others are left half done, or just ignored. I was given an email contact for customer services and so far have sent 3 emails without so much as an acknowledgement. The CEO email address found online appears to have been disabled and his PA does not respond. The local office director also ignores emails. Not a single acknowledgement has been received. I think that the bad press that Persimmon are currently receiving is well deserved. Their customer service is absolutely appalling. I was aware of their reputation but thought it was people being dramatic. I am quite laid back and understand that not everything can always be perfect but, be warned, once they have your money, Persimmon could not care less about you.

I couldn't agree more with your comments. We moved into our home in December 2016 and like you are still waiting for the snagging jobs to be completed. The finished product has a lot to be desired and not what you would expect from a new dream home.

Yep this all sounds about right my partner rents a house that was built by Persimmon and it was nice at first but then we started to have all sorts of issues with it including mould and cracks. We have repeatedly contacted them and the landlord and have had very little joy it has even got to the point where we have been forced to set the housing ombudsman on them. We have been told many times by residents that the land our house is built on is not fit for building. I honestly and truly wish we had never moved in to our house. Persimmon clearly don't know what they are doing they just like to pass the buck.

“Word of warning to anyone updating the Mira Showers!...”

We moved into our brand new Charles Church Home, part of the Persimmon Group in October 2016, we spent a lot of money paying for the extras, one of the extras was updating the Mira shower for the main Bathroom, unfortunately it is not fit for purpose, our old cheaper shower was far better, we paid a lot for this useless shower, It isn't powerful enough to rinse the shampoo from your hair! Despite continued complaining to Charles Church, Persimmon Homes have passed the buck back on to us, they are saying if Mira are called out, we have to pay 150 pounds to them? yet the shower is still under warranty, what an absolute joke! an complete farce! A word of warning, save your Money and DO NOT update any Mira Showers from the Extras Book!

“Absolutely shocking aftercare”

I bought my persimmon home 4 months ago from new. Since there has been endless problems that no-one will adress if I listed them all none of you would physically have the time or patience to read this review in one go. One of the issues is my downstairs toilet clearly has a leaking pipe. I made persimmon aware of this 3 months ago and still no one has been out to see it the leak has now got so bad that there is mushrooms, black mould and so MANY creatures all over my downstairs toilet wall David Attenborough has asked to make a planet earth episode in there. The smell is so bad I can't open the door and my house is filled with so many plug in air freshners glade have offered me a contract. Other issues include the front door has been installed by stevie wonder as there is such a huge gap you could run a wind farm in my porch. Leaving the house freezing and costing me a fortune in heating bills. The light switches and plug sockets literally fall off the wall if you so much as breathe on them, my back garden looks like I've had Glastonbury in it I will give my car to anyone who can walk around it long enough without losing a shoe to find a single blade of grass so far I haven't. I know new build houses don't exactly have thick walls but my Mrs can hear my dump hitting the toilet water when I'm on the third Floor toilet and she's at Aldi doing the food shop. The only contact I have received from persimmons is one voice mail and managing to get that one voicemail would make Saving Private Ryan look easy. I have been trying to contact them for months and they are just not interested what so ever. Do not buy a home from them, go to your local scrap yard open the boot of a Y reg corsa and sleep in that it will be just as comfortable and won't cost you £200 a month in council tax. DO NOT BUY FROM THEM

“Persimmon = Poor Quality...in everything”

I bought my Persimmon home 8 years ago. Since moving in the following issues have been found and in the case of the garage, is STILL being addressed: 1. No insulation in the lounge roof (illegal). NHBC were called to check the temperature of the house and found it unsatisfactory; wall insulation is in place but cavity wall is not insulated either - subsequently the house is freezing in winter. 2. Kitchen cabinet trim cut too short and had to be replaced 3. Their customer service call staff are rude, arrogant and frankly useless. Their after care team (if you can ever get one to be sent out) are actually pretty nice people, who are normally quite embarrassed about working for them. 4. Worst of all - garage was supposed to be 2.8m wide but was built to 2.5m which meant nobody on the street could park their car in the garage and exit the vehicle. We ended up with the council suing us as home owners for not complying to plans (that the NHBC had inspected and signed off)!!! We had to engage a solicitor to fight the case on behalf of 30 residents after the local council and local MP proved absolutely useless. 6 years later and numerous visits to hearings, council meetings etc, the builder were forced to knock down buildings to re-engineer and build the garage blocks they should have delivered. Persimmon homes's attitude in this was DISGUSTING - they treated residents like dirt, and are STILL stalling and haggling over a few hundred pounds for costs of final deed changes - even though it was their own doing. **** BE WARNED *****- CHECK DIMENSIONS OF YOUR PROPERTY before you complete and make sure it complies to plans - once you complete and the house is in your name, Persimmon will deny all wrong doing and your ONLY option is to sue them as the law does not protect you - we went to several solicitors as a group of 30 affected residents. You hear horror stories - this is the ultimate one. My neighbours had waste coming out of their shower when they flushed the toilet, another neighbours' stair case came off the wall because it was "secured" with 2.5" screws. The managing directors are no better and highly disrespectful to their customers. Avoid at all costs. I wouldn't wish a Persimmon home on my worst enemy.

“Stay away from Persimmon!”

If you're planning to buy a new property/apartment my honest recommendation would be for you to stay away of these money takers called persimmon! All their promises are lies, lies and lies…as soon as you give them the deposit to your new property, you’re literally in trouble. They chase you like dogs to make sure you sign all the paper and give them their money so they can make have their commission, but then, unprofessional and poor service. No updates, you have to chase them all the time and the only thing they can say is “we don’t know” or ”There were unforeseen circumstances”…again lies… I’ll give some context: In September 2016, my wife and I decided to buy a new apartment and persimmon seemed to be very professional on their approach to us. Our Apartment in St Andrews Part in Uxbridge was about to start be building and they told us the completion date would be in March 2017, no later than that with a possibility to have the apartment ready in January 2017. That was great for us. Then we did everything on time, paid them a lot of money to them and since then, we have been the chasers… Until November 2016 no one said anything to us, no updates nothing so we decided to go there (Uxbridge offices). Surprise surprise, they didn’t have updates for us, but they were “estimating” to have our apartment ready in January 2017 (great news we thought!!!). We kept saying to them that we need to give 2 days’ notice to our current apartment before we leave the place and they said it would be fine (not really). In the beginning of December we went there again to get more updates due to the fact that they never gave us updates and we found out that the apartment wouldn’t be ready in January 2017 (lucky us didn’t give the notice to leave our current apartment, otherwise we would be homeless in January…) Then…we got a letter from the Director in charge on the 23rd of January 2017, we were informed that our home had been plastered which was the final stage before decoration. We then contacted the sales advisors to make sure the finishing and touches were the ones we had decided in October 2016 and everything was pretty quick and simple. Since then, we haven't received any advance notice that there were issues with completion or move in date and therefore we gave notice to our current apartment to leave the flat by the end of March 2017. Again, we kept going to the office in St Andrews Park every week to hear about updates/delays; however we kept getting the same information from their team like "we don't know" or "if no one hasn't contacted you means everything will be delivered on time". Yesterday, 2 weeks before the month ends and before we leave our current apartment, we received a call from persimmon telling us that "most likely" the completion date will be moving, but they don't know when! So, basically we've been chasing all these months for updates (since October 2016 until March 2017) and a few weeks before the official date for your completion we get the news. We kept calling their main head office and what they do is transferring to different department all the time. No one knows anything and they avoid us all the time. We will be homeless by the end of the month thank to persimmons’ “fantastic” customer service. So if you’re smart, don’t make the same mistake we made. DON’T TRUST THIS PEOPLE!

Feeling your pain. We were due to move into our home, originally November 2016, then December 2016, then January 2017, then March 2017, then May 2017, now, as our mortgage offer is due to expire in June, they have given us the end of June, without guarantees. We are exhausted. Our current rented property is damp and cold, and my daughter who is beginning her GCSE exams this week was delighted that she would be in a new, warm dry home before her exams were over. Now we have the upheaval of moving right in the middle of her exams, assuming that we do move then, and the extra stress of another wait for the mortgage company to see if they'll extend our offer. Houses around our property have been built and the closest house is even lived in. I am completely at a loss as to why it is not ready. My husband and I drive past every day and no one is working on it. I could cry every time I see it. We just want to begin our new lives in our own home. Absolutely awful service from an incredibly uncaring, money grabbing company.

“Don't get tricked by their aggressive sales people”

Rubbish build quality. Snagging list of over 100 items. 6 months on, only have hot water when heating is on. Solar panels don't work. Brick arches over front windows don't match. Leaks in bathroom damaged ceiling beneath, mould now up the walls. Paintwork quality quite shocking. Customer care not existent. Just avoid these builders unless you want a nervous breakdown.

No. But they have very very bad after sales customer service . I bought a home from them about 4 years ago. Delivered with missing cupboard doors and broken window . They never fixed to date after hounding them and escalating to management. My neighbours had similar experiences .

Has anybody had any experience with problems with kitchen vinyl? We purchased a persimmon home in December 2015. Overall we were very happy with the property however the kitchen vinyl had ripples in and as time goes by it is getting worse. Persimmon sent the company who fitted it out and they took photos and came back and said we had moved heavy furniture over the floor which caused the ripples and bubbles. We informed them that the only furniture on the floor was a dining table and chairs and if this was the problem then it is not fit for purpose as surely kitchen vinyl should stand up to a kitchen table being placed on top of it without causing these problems. Plus some of the bubbles are not near the table. We have complained a number of times and they just keep saying it is out fault and they won't do anything. Just wondering if anyone else has experienced problems like this and what was the outcome?

when soft flooring is laid, when it warms it will spread slightly, if the fitters stuck the edges and not the midlle that will mean you can do nothing about the bubbles except lift it and possibly trim one side and relay. As I used to be carpet fitter and also contract flooring in my younger days, I know that with vinyl and soft flooring in general, you either loose lay it, or stick it all over. Further more they are suggesting that you have dragged heavy furniture across it, this is blatantly false, simply because the surface although hard wearing it is very easy to damage, and dragging furniture acrross will will certainly damage it.

if the flooring was laid prior to you moving in, this is where your problem has started. We had the same problem and on investigation the screed that was laid on the floor base should have at least 4 weeks to dry out before any flooring is laid on top of it if like ours it was laid only days after the screed had been done then as moisture rises your floor will bubble

Why is a house being sold as leasehold? I'd be concerned by that. I found out recently that leasehold owners in our estate are paying for their parking spaces. You will have instructed lawyers to do searches and land registry - so use them. In theory, you can but a leasehold, but I would ask your lawyer to check you can do that and the costs - Persimmon do not have to sell it.

There is no good reason to buy a lease for a home, unless it is a flat, whereby the title owner can manage things like joint repairs. Buying a house on lease is worthless, you are just paying a large amount of money to rent, because it will never be yours.

Ask the sales rep. They probably won't have the correct foundations laid in. Persimmon do the bare minimum - be aware, out estate is two years old and still not finished, even though every house is occupied and has been for over 12 months. If you want a garage, get them to lay power cables and flooring during the build - it will be trouble afterwards.

You would have to ask persimmon to disclose in writing before you purchase ideally, whether they put a clause in the contract to stop you doing this. Once you have their answer you can then check with the local planning office and ask them if any local restrictions have been placed. Other than those normal building regs will apply. If the garage is going to be more than 15 feet from the house then it is classed as an outbuilding and that means you would have very little reason not to build.

We have just visited the sales manager at our reserved house in Colne about the Finishing Touches we would like. When we said that we would like a smaller kitchen cabinet so as to accommodate an American style frige/freezer, as the gap is 750mm and we need 900mm she said that it was impossible as they were not bespoke house builders! Why are they so inflexible?

We wanted a cabinet that was not part of their spec. We got hold of the kitchen supplier. We found the kitchen unit we wanted and got the builder to install this. They were very reluctant, initially saying it didn't exist, wouldn't fit etc, but we saw this fitted in a show home in a different county. Persimmon operate by region, each region has different rules. They also wanted to charge us for doors we did not want them to install, I refused to pay for something they HAD NOT done. They can do anything IF they really want. We also had our house flipped. They wanted to charge for new plans - I suggested they turn them upside down - et voila. We also marked the position for the lights on the ceilings, and where the light switches go. Be specific. Out neighbours didn't so they now have lights in strange non central places in their celings. They can do alomost anything, they just don't want to. We will never buying form these lazy fools again. My previous house was made by BLOOR, they were so good and when I sold it the estate agents were cooing over the builder and said it would get a premium - they don't build here anymore. Good luck.

What are the ground and first floors made of? Is there any steel work frame or steel supporting structurally the timber walls and keeping together the studs? What about the outside brick wall? Type and quality? Insulation - type & quality? Softwood timber quality and where is produced? Lifespan.... Where can I find the construction type specs for the development? Can we ask the builder?

Has anyone had any issues with the Queensgate site in Farnborough? My partner and I are due to move into a property in August/September time. We have had contact regularly with the sales administrator on site who is very helpful and keeps us updated with the build etc. My main concern looking at these reviews is the finish. We have paid for quite a few extras and are very excited to move in, now I have doubts and I am getting worried.

The build quality is definately suspect, particularly if the build is timber framed. Basic internally, paint very powdery and not wipeable. Be careful.

not at all, you will get a few teething issues as with any new house or flat, I cant tell you how good there dedicated team will be but going on experience I have had with them it is second to none. they will go above and beyond to rectify any issues. a little trick is if you do need any remedial work make the lads a cuppa and a sarnie always keeps them happy :)

I can't speak for your area, but from personal experience if you have an issue with the property be prepared to chase and chase then wait and chase some more. I've found the smaller jobs get done, the larger (expensive) ones like patio doors for example are left and dragged out. I truly hope you don't have these problems and wish you all the luck and happiness in your new home if you go ahead with it. Just be prepared for the possibility of fighting long and hard for the quality you're 'sold' at deposit stage. All the best

Do not finalise under any circumstances, My daughter is still having issues that are really quite serious almost a year after she moved in! If you complete with anything more than minor snags then you are simply asking for trouble. From wiring cut too short, holes put in the ceilings to join them and not made good afterwards, to Kitchen units left unfinished, garden left exposed and dangerous drops (building site) cost my daughter thousands of her own money as she has young children and could not wait. This kind of thing is exactly what you will leave yourself open to, if you complete purchase with Persimmon. Hold them to the contract and do not complete and move in until it is how a new house and external land should be, or at least to contracted status.

We have had huge major issues. Customer service is pathetic to say the least. Resilient bars installed in ceilings, ongoing constant leaks with plumbing, garden a swamp, boiler keeps breaking, I can only describe the experience we've had with them as a nightmare!!!!!We are in Scotland, hope it's better in Hampshire, time will tell.

Putting a porch on the front of your house should not be a problem, a the size of a conservatory is regulated by your local authority and will take into consideration any outbuildings or other extensions added after initial build. Your local window supplier would send a surveyor to measure just make sure they are FENSA registered. so you are covered financially if they get it wrong. Running a business from your home is common practice today, but keep in mind if your business creates a nuisance to local residents then the council may take action You should seek advice from an accountant on this as when you come to sell the tax office will take a proportion of rooms used for your business, as capital gains tax. Building a shed large enough with a few home comforts might alleviate any tax liability if you take shed when you sell house. As I said speak to your accountant for confirmation. Hope this helps

We were due buy on a development in Newcastle. When initially signing we were promised a block paved drive and a couple of other features. When we checked property a few months later, none o requests had been done and driveway was Tarmac. When we complained we were just told that was how it has been done and would not be changed. We asked for time to think and were told of we did not sign by following evening they would keep deposit and we would lose house. We pulled out of purchase and ended up saving money moving elsewhere. I know 2 people living on estate and comments are that Persimmon are very nice until contracts exchanged and then it's a nigh are to get snagging fixed. The way their attitude changed with us when we challenged their promises was disgraceful, I would never buy one of their homes.

Houses in this day and age from Persimmon shouldnt be leasehold. The only properties that could be are flats. It depends whether Persimmon still hold the leade, or they have passed it on to a property management company. A lot of Persimmon developments now have a property management company set up that buyers must subscribe to, to cover grounds maintenance and drains etc. That isnt leasehold however. Id contactbyour conveyancing solicitor and get them to check.

Thanks - it definitely is being sold as leasehold - as are all their new builds now. They say it is so they can maintain control over the developments until they are completed (we are buying one of the first to be finished on our site). Not happy about it, but we can buy the freehold from them in a couple of years when the site is finished. I would just love to hear from anyone who has already done this process with them.

If you look at the feedback they have got on this site, that might change your mind. As he said lease hold fits into its own little niche for simple reasons. Costs of maintenance for the whole structure. example is every one shares the same roof, water, gas and electricity for each home and communal areas. There is no reason at all why a house should be lease hold and certainly not with a company which has shown a complete lack of care and professionalism in the way Persimmon homes have. I do believe if a group of residents are unhappy with a maintenance supplier, they have a right to get their own, I would check this with a conveyancing solicitor first though, as I am not qualified for say that is definitely the case.

Got our house on the market for sale via Persimmons home change/part exchange scheme. We had a lot of interest in our house, and 2 notes of interest via buyers lawyers. I was told it was part exchange, then told Persimmons do the home change for 12 weeks. If enough interest in our property, however if it still has not sold then Persimmons would purchase our property? Has anybody experienced this process and did it work out or not? We do not have a mortgage on the property we are selling, so are in a good position.

I own a house which is two years old. Since the day I moved in I noticed cracks in the external rendering which have slowly been added to with other cracks over the last two years (internal and external). It looks like the company will not fix as they say it’s the rendering company issues and when the rendering company viewed the cracks they have said they would not fix.  This part of the building is over the drive way and is classed as the pen. We did have the building company come out to replace some of the flooring in this section of the house as the floor was lower than the rest of the house and you could feel it underfoot. I think the cracks are related to the building moving or settling as was the floor. I am at a dead end now as the two years are up and I have contacted the NHBC but so far no reply. Does anyone have any tips or help to address this issue?

I also have cracks in my render and also found that the render was put on far too thinly But the cracks have not got wider. I lost patience with persimmons as they seem at first only wishing bodge jobs so I called The NHBC to look at the issue and they agreed with my finding and charge persimmons to put the defects right. However this is still not completed. Things I found out so far on my journey. Did you inform Persimmons before the 2 year warranty with them was up. If you did and you have some proof of this then Until the issue is resolved then they are still liable. Don’t get fobbed off with them saying it’s down to the contractor, you bought the house from Persimmons and not the contractor and they should not be passing the responsibility to a third party. If not then the NHBC should Take up the case after the 2 years is up and send a surveyor to look at your property As they will only deal with structural issues and not snags, and this sounds structural. The only downside is there appears to be an unwritten excess in so much if the repairs Amount to less than I believe the figure is £1400 then they do not pay for the work. I have an email trail that goes back to almost when I moved in which includes all Responses from Persimmons a report from NHBC. I have attempted to escalate my problems which where more than render and cracks To director level and above with very limited success, it appears that directors and the Chairman could not careless now they have your money. Keep after the NHBC,this is what they are paid to do.

Unfortunately Persimmons are shocking. They will do everything to get out of addressing any issues which result from their very poor standards of building, which they are consistently getting away with. Involving the NHBC is really your first point of contact if the company are doing nothing, but you really have to be persistent, and patient! They are very slow, and my case has been going on for 2 years. There is also a minimum claim value, so whatever is wrong must exceed the minimum amount for the NHBC to agree to have it fixed. Good luck! Persimmons make me very cross.

They do not usually do anything for the 1st 6 months to allow for the property to settle, no point repairing a crack then it appears again. House builders now come under the NHBC (national house builders association) so if they have simply flatly refused to put issues right then you can call the NHBC. They will point you in the right direction for getting it resolved.

We have been in our property since Oct 2012,We have had several problems, the worse being drip trays missing from the cavity walls allowing rain water to enter the building, cracks in render, badly fitted windows, the kitchen fitted damaged twice, wrong carpet fitted. They have attempted to bodge every repair so far, this has taken up around 3 weeks of my leave and the saga still continues with out no doubt further time off. Has anyone been able to claim any sort of compensation for they stress and time taken?

We moved into our Charles Church (Persimmon) home in Dec 12. We have also had numerous problems. The only answer is to keep at them, and escalate it up the chain if no joy. You could also involve NHBC - I was going to at one point, due to the time the snags were taking to resolve (still 2 outstanding!). Stick to your guns, don't let them fob you off with weak explanations as to why they won't fix issues.

I am sorry for all the problems that you have suffered, it would appear that the majority of us Persimmon buyers are left in the same boat. Whilst I cannot answer your question directly I did ask if we could have a refund or an amount compensated due to the (additionally paid) door handles in the house continuously breaking and needing to be replaced. The customer service representative (head customer service person) just stated that the item would continuously be replaced if it could be replaced - no refund or compensation would be given. I realise that this isnt to the same specs as your query Tivobox, but the guy was adamant that nothing would be paid out to us no matter what the problem. Neighbours of ours have had the boiler replaced 3 times (Persimmon have blamed the bolier company - Glowworm) when Glowworm looked at the boilers taken away there is nothing wrong with them and it is the plumbing that is the issue. The Persimmon plumbing contractor then tried to blame my neighbour for 'messing' with the piework?!?!?!?!?!? No compensation or refund was given to them either and he had put a few days off work so the plumber could get into the house. I hope that you do get some sort of compensation as it would appear your problems are mounting. Good luck.

Thanks for all your reponses so far,sad we have to communicate under these share circumstances. I lost it a bit on Friday as after numorous mails, I have had to call in the NHBC however they can not visit until the middle of May, so i call their next up the chain in their office in Surry. Needless to say he was in a meeting, Arnt they always. I spoke with his PA who assured me that the local MD would call me today. I have asked for a site meeting as the issues I have are not rocket science and do not need a so called independant expert. I am still waiting for the call. It just seems to me there is a lack of care and any issues that need a fix thier first thought is can we bodge it cheaply and quick.

This is about the £500 that Persimmon hold back from our old property. me and my wife part exchanged through Persimmon homes, we had to have a gas safety certificate done and an electrical part p test done, the electric people came from a firm called l.m.e move who Persimmon use and told us they wanted £540 to update our electrical system. I rang Persimmon up and told them I wasn't going to pay all that money and the sale was off, so they said they would pay for the work to be done witch they did, so the electricians came and did some work and left us with some lights that did not work so I called them back to fix the problem that they caused. The electrical people didn't come back until we had moved out of our old house, which we thought is iffy and now Persimmon are telling us that our old house has had to have a total rewire and will not give us the money back. Our old house is only 30 years old and we've never had so much as a blown light bulb. we think they are lying. Is there anything we can do?

Persimmon provided an electrician to carry out electrical works. These then led to further issues and your electrics to be condemned. In the first instance you want an electrical hard wiring survey carried out by your own competent electrician to substantiate Persimmons claim. Frankly I was amazed when we got our £500 from Persimmon. Based on what i had heard, i had written it off.

Any electrical work done on your property must be certified by a competent registered electrician, they have to certificate the work they do by law. That is the proof you need as they worked on the property, if the electrics were unsafe they would have to condemn it and disconnect from mains. Failure to do this is not only incompetent it is also criminal negligence. Trading standards may be your best point of call with this if Persimmon continue to deny liability for work they contracted out.
