Terrible
I chose them because of 'award winning' and great price. Wrong! Simple purchase, no chains, extended by months unnecessarily.
Painfully slow. Inept - I pointed out things about structural issues that needed safeguards in my purchase.
The first 3 letters of their name sums it up. I was told my statement (of account) was being signed of on the Monday and by Thursday it was still being prepared. I was told something's with the typing team, or the file is on the floor by the conveyancer's desk and you're next. All rubbish. Excuses if not blatant lies.
The add ons - at my conveyancer's own confession for one example - are worthless. e.g. 24h lines - they're an answer service that tell you they're closed until Monday. e.g. The login to check progress - it's updated only once a week.
They add for everything - to look over a new piece of paper from the other side, to add an indemnity policy. Outrageous. Who gave them these awards? Someone who hasn't been near them I suspect.
I have a portfolio and lots of experience - I only used them as the vendor was already using my choice of conveyancer.
Good marketing - shouldn't be trading as a business, let alone in the legal profession.
It is totally astonishing where these five star reviews come form. I posted a review on my experience with them in January and I concur with the last five or so people to comment indeed these posts are consistent in highlighting the poor service, the many uplift charges on the original quote and in some cases very rude staff.
Have Convey Law tried to silence you e.g. getting their solicitors to put pressure on the review centre or you or have you had pressure put on you by C/L themselves to withdraw your review?
I had both but resisted. Part of my review was a listing of what I thought was incorrect charges. C/L came back and stated all the charges were correct however they offered me a £96.00 goodwill payment if and only if and I quote " subject, of course, to the immediate removal of the online review". Is this a goodwill payment or payment to remove a genuine review that, potentially, could show C/L in bad light?
If you have had similar experiences perhaps it would be good to post these also as I have done.
Totally agree with every word. I am using them as the estate agent covers part of the legal fees. The process has been dragged on. It takes tham days just to forward my responses. Totally outrageous.
Very Poor From Start To Finish
I used Convey Law after a family member saw that they had won an award with The Times; I notice since I finished my transaction that they have also won further awards - given my shambolic experience I am very surprised by this. I would categorically never use them again. I appreciate that other people have had good experiences and maybe this is to do with the team you're assigned at the beginning of the process.
Some of the problems I encountered; multiple mistakes were made with letters that were sent out to both me and the other party, the approach was so un-proactive that I was having to make all of the contact and chase everything, I had to follow up on emails that went unanswered and I could never get through on the phone. Alongside this, I was not confident in the legal knowledge of my conveyancer. I seriously considered changing conveyancing company during the process and with hindsight, should have: selling/ buying is stressful enough without having the extra difficulty of an ineffectual conveyancer.
Extremely Poor
Looking back at old reviews it seems that this business may be a victim of its own success. They rarely answer the phone and they almost never answer emails. I suspect they just can't cope with the workload. Really there is no point in having a direct email address or telephone number for your assigned conveyancer.
When I obtained a quote it was difficult not to be drawn in by the headline price, which was very attractive. Potential other costs are mentioned from the outset, but I couldn't help but feel throughout the process that additional charges were raised wherever possible. For example, £20.00 plus VAT because they had to ask me for a utility bill - something I would say should be a normal part of the conveyancing process. I should point out that I was made aware of these costs in correspondence from Convey Law, but all the same they mounted up and, in my opinion, made the deal far less attractive. I suppose that if the level of service had been good I may not have minded so much, but unfortunately it added insult to injury.
I am left feeling disappointed in myself. I feel greedy for being drawn in by the headline price and not going with a local firm, which would have actually cost the same or potentially even a bit less, and no doubt the service would have been a whole lot better. You live and learn, and I won't make this mistake again.
Convey Law - Worst Conveyancer I Have Ever Commissioned
I have used 1st Property Lawyers for many conveyancing transactions
and they have been consistently very good. There charges have been going
up so I decided to try Convey Law as they self promoted how very good
they are.
I wish I had not. When calling they answer with "all agents are
busy..., please leave your contact details..." they don't get back. You
have to call several times before getting through. After discussing this
matter of contacting Convey Law with the estate agent dealing with this
sale the manager there stated they had very similar experiences when
trying to contact Convey Law. When you eventually get through, most of
the time, they are rushed in trying to get the call finished, at times
their staff are rude. Out of 3 emails sent only an acknowledgement email
was sent back for each one instead of a substantive response.
Although it probably says in the small print, but it was not made
clear, I was charged an extra £20.00 for each questions raised on the
contract. If advise was needed from them to help with this they charged
£60.00 for any help or enquiry. There can be many questions here.
The updates and information I got when eventually getting through
seemed contradictory to me, so I felt like I never knew where I was.
They were slow in dealing with the whole transaction.
I agree!!
I was told they would take a £50 deposit and later found out they took out £309!!!
I changed solicitors very early into the process as I did not like their delays and am still waiting for a refund!!!
Quick And Professional Service Though Costed Double The Quote
Convey Law turned around the conveyancing involved with the sale of my property in record time (three weeks from start to finish!).
Their information pack was well written, comprehensive and to the point. So were their emails.
It was extremely helpful that I could monitor the progress by logging in online.
As I am based in Australia it was great to be able to do everything online (with the exception of signing the contract hard copy). It saved a lot of time.
Though I was surprised at the end to see that the invoice was double the amount of the initial quote. For instance, there was an additional £20+VAT for each query raised by the purchaser lawyer, who had raised about 20 questions. That was annoying especially considering that to most of the question I provided the answers and some queries were of trivial nature and required a one liner for an answer.
Also I hadn't realised that I requested the no sale no fee option, so I was charged an additional £48.
Great service but not as competitively priced as they market themselves to be.
Still I would highly recommend them.
Convey Law
I engaged Convey Law after doing some internet research, unfortunately I didn't do a search on Complaints... After being passed through to their website from The Advisory, paid £50 up front and asked them to act in my house sale. I downloaded the welcome pack via their email and then used their pre-paid envelope to send everything back when it arrived 2 days later. After a week, having heard nothing from them (they undertake to get back to you in 48 hrs max) I sent them an email requesting confirmation that they had received the documents. By midday, after no reply email, I tried phoning them - it went straight to hold and then voicemail. I left a message asking them to contact me asap. I then did some research on reviews of the company and was appalled at what I found - LOTS of bad reviews including on Money Saving Expert forum. I tried phoning again, and got the same result so was now very concerned as this was extremely unprofessional. At the end of the recorded message, I pressed 0 as advised to speak to the operator, who had a look at the online system and said that my welcome pack (and cheque for a further £100) had not been received. I decided to cancel the cheque and their services and go back to my usual conveyancing firm. However, when I phoned my bank to cancel the cheque they advised me that it was actually going through that day! They were able to cancel it for me, but it certainly confirmed my view that this lot are unprofessional to say the least and I am so glad that I was able to back out before losing more money! DO NOT USE THIS COMPANY - search for the reviews and see for your self.
Worst Service Ever
So I chose convey as they advertised that they had great service and were quick. Price wise they were similar to my local solicitors but it was the service and speed I was after. Also be aware that their quoting system does not add search fees which if you require a mortgage you will have to pay. This added £300 to my bill. I have in the last 6 weeks only received correspondence detailing fees and additional charges the company want to take. Everything from eletronic ID charge, to charging me to send copies of the search results (£20! Is this really the cost of photocopying and a stamp) £40 here and there oh and £10 charge to use their case tracking, surely case tracking saves their staff time etc so why do I have to pay for this? The welcome pack apparently asks whether you want these but I didn't spot where this was mentioned. Apparently a lot of customers miss this. I am a mortgage adviser by profession so know a little about the conveyancing transaction but I feel like they are only interested in getting as much money from you as possible. They've had the draft contract for 3.5 weeks and still haven't raised enquiries. Every time I call I get the same excuse and told that its with the enquiry team. I feel very disappointed and wish I had stayed with a local solicitor at least then I could have had an email contact with the actual solicitor dealing with my case. Avoid as if I hadn't provided monies on account I would have gone elsewhere by now.
Think Hard Before Sending Money To Convey Law!
Our chain fell through within hours of transferring a deposit to
Convey Law. We immediately notified both Convey Law and their agent,
PropertyTransaction.co.uk,
on the same day the deposit was sent and they verbally promised to
refund our deposit in full... but then Convey Law changed their minds
and insisted we could only have a part refund!
Only after contacting the Legal Ombudsman and also informing Convey
Law that we'd recorded their phone calls, did their legal director
finally agree to honour the previous agreement and return our deposit,
which is yet to be received.
Aside from any distance selling laws that may have applied here,
their handling of this matter was very questionable and may have only
been resolved because we complained to the Legal Ombudsman (Legal
Ombudsman Case Reference 201415237).
It was very short sighted, particularly as we’d made it clear that we
wanted to return to them to handle our conveyancing as soon as the
delay in our chain had been resolved!
I would think VERY hard before using PropertyTransaction.co.uk or sending any advanced payment to Convey Law!
I did get my deposit back as a check by post after a number of weeks.
Thank you for this very useful review
I am in similar position, having changed solicitors within 3 days of paying the deposit.
Moreover, they said they would take £50 and I found out they debited £309.
Still waiting for a refund for 2 weeks now
Legal ombudsman next step!!
Convey Law
I am unfortunate enough to be using this conveyancing company to move house. I have complained to their legal director about the standard of service they have offered, and included a four page list of their admin errors. He responded by saying he was taking remedial action. The very same afternoon I received a "revised" letter containing the same errors I had already pointed out. I am now referring them to the Legal Ombudsman. Please avoid this firm at all cost.
Please read my comments in the post "Terrible" 12/03/15
I wish I had known how bad this firm was before I used them. They really are awful. emails go unanswered, its near impossible to get them on the telephone and when you do it's just excuse after excuse as to why they haven't done anything to further your sale, oh and lets not forget all the "hidden" charges they don't tell you about!!.... they have got to be the worst conveyancing company ever!!!!....DON'T USE THEM!
Yes the same here this conveyancing company is a bad joke that's gone badly wrong
Wish I had looked here before instructing them to undertake my house purchase
Pathetic Service
Phone communication is poor. Staff is rude and doesn't want to help you!!!!!
Will never use them again..
