“Appalling Company (FLEECEHOLD DEPARTMENT)”

Gateway probably provide an acceptable level of service for the property management of communal residential buildings etc, but their greed regarding the Fleecehold Sham management of our development is personally hated and despised by myself and the local residents and we regard Gateway to be an abhorrent vile company. I've witnessed upset residents who claim to have been threatened for refusing to handover payments for virtually zero service, the company relish non and late payments as the penalty fees go directly to their bottom line profits and notices of court action have been received too. Gateway purchase these cash generating contracts from developers such as Persimmon who use their customers as a bargaining commodity for this purpose. The reality of owning a Persimmon home means we've currently got the inconvenience of having to hold meetings to discuss ways of combating the unwanted complication of being a victim of Fleecehold operated by Gateway. We are told that the official handover hasn't taken place yet and we shouldn't have incurred the charges but there's little transparency with Gateway and we have zero trust in anything they say. In the meantime we have to tolerate being financially robbed as they've got a legal right to extract money of their choosing,the introductory invoice containing the huge management /admin fee of £45,927 (71%) with only a service content of £18,607 (29%) The invoice may look fairly comprehensive and detailed but we believe Gateway decides on an introductory price per head of around £150 then works backwards manipulating the figures to suit. We are in collaboration with another Persimmon development invoiced at the same time, our invoice appears to be based on 430 homes whilst the other development is around 319 homes but the price per head is virtually identical. The only service we are being provided with is a small amount of grass cutting which has been costed at a staggering £3K per visit. We will be requesting (What3Words) coordinates detailing the exact areas involved and the regulator, the Ombudsman service states we can request to see receipts for the service. We are told the Gateway agent is based in Leeds 90 miles away from here and and also told that they've allocated the contract to a business from the Leeds area too. In my opinion this arrangement is either a corrupt backhander deal that's been arranged or the person is completely useless at the job of procuring competitive deals for their clients. We are constantly updating our MP with the developments to maintain the focus on this situation until we can get rid of Gateway. We welcome any collaboration with other developments involved with this type of Fleecehold Sham to provide a united approach against Gateway

On Horrendous company to deal with. They don’t respond to emails and just keep ignoring you. I am owed money off this company and they told me weeks ago they would send me a cheque and still nothing. Avoid.

Overcharge,fix deals with companies.poor quality ,if any,never had any,service for property service charges.Unhelpful,borderline rude staff.Total lack of any service ever.Just absurd fees.threats& that's when regularly paid.

“Total dissatisfaction”

It is nearly a year since Gateway Management took over our Linden Homes site and have only maintained the Easy areas around the show house and route which possible buyers use to view possible purchases, the area opposite our 5 detached bungalows has never been landscaped and is nothing but brambles and weeds. Like everyone else on the site we pay our maintenance fee, but never anything is done. They promise meetings to discuss with the residence what needs doing but they never materialise, but one day late on your invoice and you incur a surcharge. It is certainly something to be considered should anyone be considering purchasing a property on the site. I would just like to note all areas where the social housing is sited is well maintained.

“Daylight lifting – over £47k for a bit of grass cutting”

When someone actually picks up the phone, they are never the person who can actually help you and you’re told to email instead. When you do, the replay you receive is likely going to be from someone rude who should not be in a customer facing role. Posted out the last lot of invoices during a Royal Mail postal strike, resulting in a lot of people getting fines for not paying on time. Fines they refuse to remove from their accounts. At the rate they hike the price every year, our homes will be unsellable in a few years’ time as no one will accept such a silly annual maintenance fee. 2022 was £165 and 2023 £202, more than a 22% increase from one year to the next. Invoices are always wrong and need chasing to be corrected as well.

“Don’t expect anything ”

Last year I went to work in the morning and came back in the afternoon to discover every leaf from a communal oak tree in my hedge. I filled 10 large garden bags and drove to the refuse centre to get rid of them. I thought it was odd they materialised in my hedge and nowhere else on my road and thought gateway had blown them there and left them but with no proof I grumbled to myself. One year later almost to the day I get home from work to discover all the leaves in my hedge again with a neighbour finding evidence on their door camera of gateway blowing leaves into a nearby pile and driving away. I shall be sending you my bill!

“Disgusting unprofessional company, avoid if you can”

Sadly Harron Homes (the new build property developer I purchased my home from) have appointed Gateway Property Management as the managing agent for our estate fees. Since then I can only say how extremely disappointed I am with Gateway and their customer service and would gladly wish they were terminated from being our management agents. To explain the estates management fees are supposed to pay for the upkeep of the landscaping and green areas of the estate, I was told this would be all areas however is only the front sales area of the development leaving the green areas further in the development up to ourselves as residents to maintain. Also to add the development isn't even finished! So what myself and neighbours were told was that this fee would only start to be paid from when the development is actually finished isn't the case, I did challenge Gateway on this and will refer to that later in the review. So far I've had a bill from 2022 and another for 2023, so for 2023 there is a total bill of over 24k for the full development breaking down to; 500 for Repairs, 792 for Health and safety fire risk (720 last year), 7257 of management fees (6846 last year so a 400 increase), 2934 for account management fees, 676 company admin charge, 551 for accountancy fees, 144 for dormant account fees (although they are trading and filing accounts?!), 978 of postage!?, 910 Directors insurance, 4415 of liability insurance, 300 to a reserve fund and then finally; 4200 for actually maintaining the grounds. One thing I'm concerned about and other reviews have also mentioned is the massive above inflation rises in these costs but also just the number of items and expenses you can see above when you consider they are maintaining the green areas seems a bit extortionate. Onto my main complaint; when I first contacted Gateway property management to query why I was being charged when the development wasn't completed, why they weren't maintaining any of the green areas around my property and what they were actually maintaining and why the costs were double what I was told by Harron Homes they would be I was never answered. I was then sent a penalty for not paying the next instalment on time (well I was awaiting their response after all) so I chased them again and got the answers from someone else and after feeling a bit bullied to be honest into paying because after all I have to pay my bit to maintain the grounds even though they only maintain the front sales area, however in the email chain saw an internal conversation where their own customer service adviser said (in her own words) "well duh he hasn't paid", and again in her own words "there is a diary on his account saying XXXX spoke to him and he left happy, so think he is lying!". Lovely customer service there from a shambles of a company.

“Simply dreadful”

We have been unlucky enough to have had this outfit thrust upon us by our housebuilder persimmon and as soon as we can all residents are having a meeting to get rid. They do not "manage " anything and the only thing they do is get our grass cut. I have been asking them to erect signs stating residents parking only for months now with no joy. They ignore you for weeks, then you put on a bad review and they contact you. Then they do nothing so you contact them, again they ignore you and so you put on another bad review. Do you get the picture? They simply want paying for doing nothing and in these difficult times nobody has that job! I thought that the previous site manager for coastal dunes was incapable but the present one is a complete waste of space. Avoid at all costs.

“This is a true statement-and I have evidence to...”

This is true statement of the experience I have had with Gateway Property Management Limited and all the Associated Companies. I have hundred of emails to support everything I am about tell you regarding this company. Please do not offer to resolve my issue’s – Gateway have had plenty of opportunity to do so over the last 6 years and have made no effort to do so – Your MD knows who I am as I have complained so many times. Not even compensation as a good will gesture given a lot of my complaints came about by errors made by Gateway (I have evidence to prove all of this should google find my review gets flagged)- this is my story I was unfortunate that this company purchased the freehold of the property after I have brought it. I got my first bill in 2017 – 18 months worth – unexpected – no real explanation was given and the nice response was pay or you are in breach of your lease – we will report you to your mortgage company and take legal action- and so the trend was set. All the survey’s (Gateways Associated Company) carried out on my building included my neighbours buildings they had the wrong address (this was done for the last 5 years ) reported to my then Property Manager ( I am now on my 4th of 5th they change so often every time you have a problem you have to go over it again with the new property Manager). So surveying the wrong building led to the building being insured incorrectly (Gateway Associated Insurance Services Limited) took over 11 months to sort this out – several copies of the Insurance cert- was finally resolved = massive overcharge of almost 2k. I said given that I chased for 11 months as a good will gesture they should pay my premiums for all the time I wasted calling and emailing them – also being told by the MD of the Associated Insurance Services that he as fed up with me – Said Imagine how I feel I am the customer – the final straw from me was being given a cert that actually expired before it was issued by this person ( I have the cert should proof be required). The replacement roof – took over 2 years ( Covid got blamed) unfortunately they invoiced us and took our money November 2020- the roof got completed after lots of delays for lots of reasons in April 2022 – Gateway refused any work to be started until full funds were received. They also charged 15% on top for Surveyor and Management fee’s . The description of the surveyors responsibilities as published on their website were not followed (again covid was blamed). Then comes the refund for over payment against the final bill – even the refund has not been done correctly and I am still awaiting a further refund to correct the error. I have to say it’s an appalling industry that has no regulator to put a stop to companies like this and how they operate! I have taken the decision to sell my home and I say home as this is what it was to me for my own sanity and well being – I have been met with nothing but excuses ,arrogance and patronizing responses. There is one person in this company that I can say has been very helpful she is in the legal department. Any evidence can be provided in full should it be required for any of the above mentioned topics Lets hope regulations get sorted fast in this section of the Housing Industry.

Shambolic billing for work hardly ever done the Estate isn't maintained..what they do is so substandard us residents are having to do it ourselves... threatening court action if not paid in time.... our almost 100 house estate is looking to take them to court for breech of contract and substandard work...

“Worst Management company (renamed to Gateway...”

Never seen such an incompetent company with zero accountability of employees. Every other property manager in Gateway has one skill-set common to have no responsibility and accountability towards their work. A 5 year old will do a better job than employees of this management company. Values, principles and moto of Gateway is to suck money from leaseholders and in return provide them no service & make them feel frustrated and disappointed. I prefer to burn my money than paying to Gateway for service charge as there is no service provided. Sorry I almost forgot to tell their positives. Gateway is very good in chasing leaseholders for payment even though it is due or not. Gateway keep chasing whole year for some or other dues pending with no logical explanation for them. I am one of many unfortunate residents living in a property managed by Gateway. ( No option to give negative stars otherwise would have gone for that. )

“Highwell Gardens, Hawkwell”

My son has lived in his Highwell Gardens, Hawkwell home from new for 3 years now and the outside area is maintained by a property company. The first 2 year it was Ryland Associates who were taken over by Gateway. The property manager that dealt with the estate at Ryland is now the senior property manager at Gateway. The first year to 31 Jan 2019 the estimated budget was £100 as agreed with the builders and and a portion of this was applied to the number of day from the moving in date. The second year to the 31 Jan 2020 the estimated budget was £130.56 and for year to 31 Jan 2021 is £261.36 twice the previous year. So far for all 3 years only estimated bills have been provided and up to this moment in time, regardless of request for actual bills, no effort has been made to sort this out. Going by the bad comments on Trustpilot we can understand why.

As dodgy as they come. They invent additional management fees and then try to backdate the charges for 2 years without telling the directors of a residents management company.

That is exactly what they have done to us, a new account management fee has been introduced, it doesn't show on the annual statements yet we are being charged additional service charges to cover this cost.

“Do not Rent or Buy if you are tied to Gateway”

This company is absolutely criminal. With rising charges, poor customer service, aggressive demand letters when you don’t pay promptly...which is made difficult by the fact that they don’t even have the ability to set up a direct debit. Then when you come to see they charge you £360 for a “Sales Pack”, they refer to this as an “admin fee” - to put this into perspective, this is more than a third of my total legal fees to sell my property. Yet again they will hold you to ransoms. Their COO is absolutely useless. Apparently they only had two complaints last year, what absolute rubbish. You just need to look online to see the countless complaints, I’ve not read one positive review. She also mentioned that there are complaints about most management agencies, wow, so you pride yourself on being terrible but argue that you are not the worst. That is simply laughable. Steer clear or go in with your eyes wide open, you literally have no rights and will be held hostage with no option but to pay up.

“Utter Shambles Of A Company”

We have been in our property for 3 1/2 years and we have had issues every year with Gateway. The Credit Control do not speak to their Facilities Dept and there has been no communication from the Facilities Dept regarding the service we receive for the monies we pay every year. Credit Control will try and add admin fees etc at the drop of a hat for late payment. They offer 3 months to pay the management fee and anything over this has a £30 admin fee......after constantly telling them that I need to stretch the payment due to financial difficulties they do not liste. An absolute disgrace of a company. I would give 0 stars if I could

Gateway are just after as much money as they can get from you. I have been waiting 4 years for them to sort out a leak in the roof Once they get round to sorting out a quote the price in exorbitant ( and includes stuff they clearly have just made up to add on to the bill) They get the highest quote they think they can get away with so they can charge more in management and surveyors fees The cost of home insurance is also ridiculous almost £400

“Awful ”

Applying for the right to manage was the best thing we ever did! The company is only interested in pushing the boundaries of how much cash can be extracted from leaseholders before they scream. I’d highly recommend applying for the right to manage for any Gateway leaseholder. They will of course fight but at the end of the day it is something you are entitled to do. Don’t be deterred by them appointing expensive lawyers or asking for a hearing, if your building is eligible you will win and the overall cost is the equivalent of the commission on one of their insurance policies for 6 months.

“Left without a lock on the entrance to our building”

We reported a broken lock on the front door first thing in the morning and asked it to be treated as an emergency. Anyone who left the building was not able to get back in. The person we dealt with refused to get quotes but said they would send their guy since it was an emergency. Their guy turned up at 7PM, saying they’d only called him at 6PM - ten hours after we reported the issue. He took the barrel out and left the building completely open to the public over night. It also made no sense they should send someone from Essex to Colliers Wood when they knew it was an emergency. This just the latest issue in a long list. They don’t care about the property or the people

Both I think depending on where the development is. The wanted to send people from Bradford to change light bulbs at a development in Sheffield. If you are thinking of employing them run away as fast as you can, or look at the amount of LVT judgements against if you need further proof or their rogue trader status.
