“Excellent after sales care”

Having lived in our house for four years now, I can definitely recommend Shanly Homes. The house was constructed well with no major defects. The few snagging issues we had were promptly inspected by an "engineer" who basically checked we weren't making it up, then booked the trades to fix. Everything was resolved in a timely manner. Our neighbours have all reported the same, so I would be happy to buy from Shanly again.

Completely agree. If you’re supposedly happy with your home, why even raise a review detailing the very ‘issues’ that aren’t a pparently a problem? And on the very website that has so many poor reviews?

Obviously stands out as having been written by the M.D. or one of his mates as they refer to supposed ‘good points’ - and ‘our neighbours all reported the same’ is particularly suspicious. Not on this site they haven’t.

All new homes have snags - it’s inevitable with a product with so many components. It’s how they’re fixed that’s important, and all my neighbours and I have been happy with how Shanly have resolved them.

If that’s not been your experience then write your own review, but it doesn’t negate my review nor mean that I’m an employee of theirs! My only relationship with Shanly is that I’ve bought a house from them.

“Poor Customer Care”

I bought a nice looking Shanly home recently but snags and issues have not been sorted out and when I addressed issues on poor finish the attitude is 'if you don't like it - do it yourself'. It is hard to build a good reputation for quality and easy to lose it - which, in my opinion Shanly could easily do.

We have now been in just over a year, and are delighted with our property. From the quality of the build to the finish of it, we had no problems. A couple of snagging issues but these were dealt with & quite quickly I might add. The site manager was very helpful, as were the subcontractors. I have read some reviews on here, where people have moaned about them using subcontractors. But this is no differant to any other developer. I know this as this isnt the first time we have purchased a new house.

“Two years in and still fighting ”

To keep it brief, simply steer clear. Issues from day one. They rush everything to finish on time and leave you with years of admin to get it sorted. The directors are a complete joke, they don't respond to emails, they don't explain anything, they are an extremely difficult team to deal with. They present the houses really well, but they are merely a dressing. The cracks underlying there fragile building and customer service will take up years and years of your time and money. Just steer clear! Don't get suckered into their clever marketing.

“We have better people in our prisons than Shanly Homes”

I purchased a Shanly Homes property and I have regret it since, these people are just simple bad builders and you must keep the hell away from them people. To put it bluntly the people in our jails are batter people than those at Shanly Homes...keep the hell away!

“They throw the bait and reel you in. Then gut you. ”

Beware first time buyers. Tread with caution. Their house prices seem very high on the usual online sites. But once you actually go to view one of their properties, they start slashing their prices without you even asking them too. Suddenly, their about to save you an extortionate amount on the advertised price, whilst making you feel it's an offer you can't refuse. They lie and say that the property will be sold unless you put down a deposit/reservation immediately. And that's it, you leave their marketing office feeling bewildered, and wondering if you've just made a huge mistake.

Do not buy house from Shanly Homes! We made a reservation to purchase one of their houses, then we left the solicitors to deal with the transaction. They somehow manage to blame on my lawyer for miscommunication and then sold the property to other buyers. They seem to only sell their house to whoever are offering a higher price regardless whether you have reserve it at first place. Extremely poor working ethics and bad customer services. Please be cautions.

“Shocking Customer Services -Do not buy a Shanly Home”

Hello, We moved into our Shanly home just over the 2 years, we have had electrical issues, plumbing leaks and numerous little issues that Shanly do not seem to be bothered in. When we have had a leak, it takes time for someone to arrive to find the fault and rectify. So they turn up and fix the leak, but all the marks down the wall they failed to make good after the leak. They have an attitude of "well we fixed your leak". We also had a electrical fault, which the electrician needed to make holes in the wall to find the cables, yet for to make good the holes in the wall took over a year to be rectified. When you ever speak to the customer care department which I have to say is non existent you will find them extremely unhelpful and basic don't have a clue what they doing. Just as the 2 year warranty was coming to an end I made a list of major defects that need to be rectified and due to the poor customer service I received in the past 2 years the best way to get things rectified was for a Shanly member attend the property to view the defects. Well let me start by saying they cancelled two appoints times both including for to take a half a day off work for each unpaid. Then finally attending the property 6 weeks the 1st contact made with the company. While going through the list of defects including plasterboard coming away from walls around the house, flooring tiling in bathrooms moving as they were not fixed properly to the floor, wall tiles coming away from wall. Most importantly the sound travelling between the 1st and 2nd floor was like paper thin. When raising this issue it was verbally used as a throw away comment that they used the wrong board / not built right. When I speak paper thin, imagine hearing every word said movement and worse of all any toilet noise that might take place. Now after the meeting took place and third half day taken off, specific conversations and emails took place that all rectifications to be complete in one visit which was confirmed that it would take a further one and a half days to be complete the works. Shanly Homes make no contact with their customers, so after 2 weeks since the visit,I chase to see when they are going to attend to fix the defaults that have occurred. They seem to conviently forget they need to attend your property. They final agree a date for a further 4 weeks time. I make contact that they are actually going to attend a few days before, as they made no contact. Shanly nominate a specific name who we will deal with for the works. The nominated person attends the property to start work, when speaking to him about the other trades attending he begins to say he has no idea when the other trades are attending and he only got informed about 2 days ago. I then have to make contact with Shanly to find out what is happening. Well to put you in the picture Shanly had not made any contact with any contractor to attend. So the tiler who is meant to come and retile the 3 bathrooms, electrician fix faults and dry liner to look into the sound issue are not attending. So a further two days off work, and well only 30% of the work complete which are the quick and easy bits. The tiler can now turn up the following day, which I couldn't have a further day off work to the two I have already taken. Shanly are annoyed that I am unable to attend, So they confirm I have to be in between 19:00-21:00 for the tiler to attend so he can see what works need to take place. To sum it up, the meeting that took place was a complete waste of time, but good thing is the tiler picked up more defaults then I actually knew. So dealing with the contractors can help you with default rectifications. The electrician turned up after hours also but wasn't told why he needed to attend so no work was complete. This just proves what a shambles, this company is. It has been over a week now, and Shanly have still made not contact. I email Shanly asking for the MD details as the company is so useless and they refer to another person. Yet no contact is made with him I go back and ask for MD again. No reply their either, which just proves from top to bottom very poor company. We are entering October and made contact start of July. When I have spoken to the contractors they are reluctant to attend the property for free as it has fallen out of warranty. Yet if Shanly attend my property at the start they wouldn't be in this issue. Still no further movement with Shanly or any details about their MD. Shanly have left me in a situation in which I have to result into writing reviews on the internet and sending letter to watchdog. I have also written to all the properties on the development to see if they have had any issues in their home. Next door have had worse leaks then I have, so hopefully will start to stand up to their own issues rather then Hiding. Shanly homes do not care about their customers when they move into their homes! Remember if you decide to get a trade into fix anything due to Shanly not attending, video the works taking place so yo are able to send it to the NHBC when claiming for compensation. To prove what a terrible housebuilder they are. From Adam Watford

“Snagging snagging snagging...”

I have moved in to this new build home in May 2014. From the very first day nightmare has started. Boiler and Water heater pipe was wired incorrectly, boiler for downstairs and upstairs are also wired incorrectly. En suite bathroom shower was also had problem so they made a huge hole on the wall to fix it over few days. Front door step is broken before we moved in so asked them to change it but still hasn't sorted out after 5-6 weeks we moved in this house. BT line in the house wasn't activated so they made another hole in the storage room to find the line which was hidden behind plaster board. Unfortunately, I found out that there is a leak from the main bathroom and our kitchen and storage floor are wet now. Now I changed my working hour to solve these problem quickly but still they are not taking action quickly enough and I'm just waiting until they come home to fix it as they don't confirm the time. The quality of finish of this house is too bad. Where can I get the compensation for these awful experience and the time they have wasted for the last 5-6 weeks?

“Shoddy homes not shanly homes”

We bought our shanly home over a year ago and it has been a nightmare. They will promise to be with you all the way on the purchase process, then when they get your money the care side and after sales is a joke. We have had things go wrong virtually on a monthly basis. We had numerous blockages in a toilet and was patronised and accused of putting wrong waste to be flushed. It turned out after threatening legal action and constant complaining to an incompetent customer care team they only put the waste pipe upside down so it kept blocking. We have to contact the warranty people to get things done. They do not care if it was a car I would return it for my money back. Please treat this company with extreme caution we got too many holes in our walls through head banging .

“Shanly Homes - beyond the sales gloss!”

If you are considering buying a new house built by Shanly Homes go into the deal with your eyes open. SH portray themselves as a quality builder. They do make use of higher end materials and the finish that you will see in the show homes is very good. Unfortunately they let themselves down by using the cheapest contractors to perform their work. On top of this SH do not oversee the work their contractors do - there is none of the normal quality control that you would expect from a good builder. The result is substantial problems with your new house. For instance we have had two ensuite shower rooms completely replaced as they managed to have the floor tile slope angled to drain into the bedroom rather than the plug hole! Worse still was the 10 weeks Ito took them to rectify the problem. Aside from this we have had blocked drains, water leaks through window lintels, plastic water pipe connectors that have come loose causing flooding, an outside shed that was not watertight, underfloor heating that does not work, poor drainage in the garden that caused localised water pooling killing off the grass, builders rubble left in the garden, a dormer window that contravened planning permission. The list goes on! I would be very happy to share our experience with you before you commit to your purchase. My advice is check everything before you leave a deposit and at that stage negotiate in to the deal that you will retain a sizeable amount of money (£25,000 or more) until say four weeks after you have moved in. six months after moving in we still have a driveway layout that means you can not get a car onto the drive without hitting the kerb. It could be worse....one of our neighbours who paid almost £1m for his house can only use one of his two garages because of the defective driveway layout! SH portray themselves as a quality builder. They are not. Check absolutely everything - big or small before you leave a deposit!

Absolutely agree with this review. Disappointment is too mild a statement. Nearly half a million pounds and we have a house with drooping lighting fixtures, unfinished handrails, doors that don't close, lack of response from customer care, workmen who ruined carpeting, etc. Would NEVER buy from this company again and warn others to be careful.

I agree with the comment above.Never buy a Shanly home. 2 months after moving in we are still waiting for various snagging issues to be fixed including leaking roof. All work is subcontracted and Shanly do not check the work. Subcontractors refuse to fix any faults saying it's not their fault.

I think 2 stars is way too good for them, don't be fooled by the gloss and be prepared to spend 5% to rectify everything or spend a year like we have banging your head against a brick wall. Everyone on our development seems to have had issues with their houses and has a similar view. I won't go into details but they seem to have no process for aftersales care and poor quality control. It's whoever shouts loudest gets their snagging done.

Completely agree with this review. 4 months has passed since handover, and I still can't get an answer from them about the completion of the snagging list.

Customer care is an absolute joke and only replied once to aknowledge the poor state that the houses were handed over in! Following that they ignored any further emails and ignored receipt of the snagging list.

I am experiencing similar problems mentioned in other comments - holes in the ceilling, nails poking through the fridge door, doors not closing, the list goes on.

I am just getting so frustrated and there doesn't seem to be anyone to contact who can get them to take responsibility for their work! I would NEVER buy from this company and would warn others to do the same.

Fully sgree with all these comments. I have never come acrossa socalled well established and prestigous company whose after sale servive is so appalling. As someone has already stated they seem to use the cheapest sub contractors to carry out shoddy plumbing and electrical work.

The sub-contractors are not cheap, I've had the misfortune of working for them for eight months as a freelance laborer, it cost me £40 a week in travel and I have a 500 pcm rent. The Job is advertised by Recruitment consultants at 8 or 9.50 p/h but the reality is once they've stung you for Holiday Pay, Tax and Pension scheme which you don't want then your left with 7.50 p/h to graft carrying buckets of Rubble, Brick dust, Sawdust, move Fire-doors for the Carpenter and any other trade on site's Rubbish that they didn't want to clear up themselves. It caused me to fall into serious Debt of over 1'000 because they somehow think that Paying you near enough 200.00 a week for all that labor is more than adequate. The office staff and middle managers are not living in Reality because when your paying 125.00 out and 40 on travel, what do you eat for a week?
