We recently bought 3 year old, 3 bed semi from the original owner, with 7 years warranty remaining.

Unsafe and poorly installed electrics:

1. Wired ionisation alarm in kitchen installed directly above the cooker, so when oven is on, every time the oven door is opened the alarm goes off!

2.Landing light switch sends out an electrical flash when turned on and off.

3. Light switches not fastened to walls.

4. Under-stairs cupboard light wires floating freely away from wall switch.

5. So called long-lasting energy-saving 3-pin spotlight bulbs broken - supposed to last 10 years.

6. Extractor fans in bathrooms and roof void vents missing non-return flaps, constant clanking when wind blows.

7. Spotlights in bathrooms do not meet IP44 moisture rating.

Independent electrician we hired to make good their shoddy workmanship stated work would have been done down to a minimum price, job lots of fittings bought for mere pence and a fortune charged to customers.

I looked for a review on Larkfleet Homes B4 we moved in, but couldn't find any.

I contacted their customer care department in the hope they would make good. Their reply was "out of 2 year contractors warranty, tough luck".

Just another example of how mercenary house developers are. Don't buy Larkfleet Homes, people, they're rubbish!
