Regency are very reliable and a pro-active management company. Extremely responsive and always accommodating and nothing is ever to much. Regency have been a pleasure to work with for the past ten years!

Complete Disregard For Tenant Rights!!

This company is a joke! They feel that they have the right to come into your home when they feel like it. They do not give you proper notice before coming to do maintenance (smoke detectors) they then tell you that you are being difficult when you ask for such notice The staff are rude and harassing. They do not care about the folks that they rent to nor the landlords they represent. Terrible terrible customer service. I have attempted to help educate them by providing them with the rentalsmen tenancy acts...even having the rentalsmen highlight the main areas they are in violation of. I encourage others to take out applications in regards the grievances this company has dished out. Get out of Regina Regency Property Management

As a property owner I had the misfortune of hiring Regency to look after my property. They take full advantage knowing you are not residing in Regina.They have the worst customer service I have ever dealt with. The owners and staff are unethical and unprofessional. You will not have peice of mind from these people, my property sustained damage that could have been preventative maintenance if they had bothered to check on your property before issues arose. They do not want you to have contact with the tenants in your own place as therefore you can find out afterwards of them moving out on damage deposits and such. They know exactly what they can get away with when it comes to the rentals man and it will not be in your favor. I have now incurred costs that should have been covered from damage deposit from tenants but they take no responsibility and give you the run around claiming they have done nothing wrong. They are only there to take your money and do not care on the condition of your property as long as they are getting their money and when it comes to ending your business relationship with them make sure you go over your property with a fine tooth comb as there will be a ton of small issues which quickly add up. All in all just STAY AWAY!!!! I cant use the language on here I would like to too describe these people............

Absolutely Terrible

We had numerous problems with our rental from this company. At one point we were paying for services that were not working and when we tried to get them fixed the maintenance worker told us to, and I quote, "Pound sand up our you know where". I would never refer anyone to this company. They are rude and incompetent to say the least. People like them should not be in a service industry because they do not know how to be civil when it comes to customer complaints.

Dishonest And Negligent

The moment after signing our contract with Regency for them to manage our properties, the problems started.

They were informed up-front about some repairs that we required. We we assured they would start on them immediately. No repairs were ever done. Later, they claimed that those classes of repairs were not covered under the contract!

We had a vacant apartment, which they assured us they would start advertising immediately. To my surprise, this never happened. They are so dis-organized they don't even know what units are under their management!

When tenants were late with the rent, they didn't even bother getting in touch with them. Instead of going ahead with appropriate notices, they entered into weird side deals which meant the rent was never paid.

The worst is their CEO, Randell Toporowski. He is the definition of a dishonest business man. When we complained about his negligence and fraud to the Saskatchewan Real Estate Commission, he immediately cancelled our contract and slandered us!

If you are a tenant, do not rent from Regency, I am sure they will give you even worse service than they do to landlords. If you are a landlord, do not under any circumstance give them the opportunity to steal your money.

As the owner and broker of Regency Prop. Mgmt and Real Estate, I can comment with a great deal of experience on the above review. Potential and existing clients (the owners) and tenants must be aware that Regency is by far the largest property management company in Regina and when dealing with the public, obviously there is going to be the odd client that doesn't understand or fit our service. The individual in this particular review above is an extremely inexperienced and amateur investor that was asking Regency to rent out a $1200.00 suite in need of a major renovation. Regency is not a renovation company. We can, as per our contract, do minor repairs. but beyond that, the owner is responsible for contracting trades people to do major renos before bringing the property for management. It is clear that Regency can not accept these kinds of contracts of dilapitated buildings. The owner did not disclose the full and complete condition of the property when he signed the contract. So when Regency cancelled the contract on this particular owner for this reason, the owner did contact the SREC who then enquired with our company. Nothing more has ever come of it to date with the Commission. There was no negligence or fraud on behalf of Regency or our CEO, Randy Toporowski. It was a simple fact that we just didn't want to be in business with this owner any more. All business arrangements are subject to review and revision, especially if one of the parties is in breach of the contract. In this particular case, one of the two owners lives in Germany, and is a non-resident, and the other owner, was moving to Columbia (assuming he also would become a non-resident). As per CCRA tax rules, non-resident owners MUST remit 25% of the gross rental income for all partners. This complicated the situation as the owners were requesting only half of this amount be remitted. This is in breach of the Income Tax of Canada, which made our contract with this owner not in effect, so the contract with these owners was cancelled within the 1st month of their agreement - ending on Oct. 30, 2012. (Hence his review written 8 days later). Sophisticated investors; the kind of investor we are used to dealing with over the years, do not ask us to act outside of the law. Our clients have found extreme success and prosperity in investing in Regina by contracting our services to manage their investments. We are very proud of our work over the past 10 years here at Regency, and can provide many positive references from various investors that have portfolios significantly larger than this particular investor above. Regency Property Management Inc. Is A Local Regina

Regency Property Management Inc. is a local Regina, Saskatchewan, Canada property management company.

Essentially they manage properties that are owned by other people. My not so recent experience with Regency a about a year ago was very bad. We rented a property and were told that repairs and maintenance would be conducted in a timely manner. There were many things wrong with this property including: dirty flooring, electrical problems, water damage and the list goes on.

When asked to repair, we were told that they would rather have us move out of the building than make the necessary repairs. We even offered to make some of the repairs to the property at our own expense, and were simply told no.

I strongly suggest that if you are a property owner with a good property that is NOT in a state of disrepair to AVOID Regency Property Management at all costs.

However, if you have a SLUM that you want to rent in a state of disrepair that you do not wish to upkeep - these folks are for you.

Don't disregard this review - we are NOT just disgruntled tenants, we are the definition of perfect tenants who do take care of the homes we live in. We posted this so that maybe we can advice other people or landlords who are considering dealing with these people.
