Do Your Research Before Renting/leasing

In my personal experience, I wish I had researched Echo Summit a bit better before signing our lease, because we would have ever rented from this company. 

There were so many problems over 2 years, there's just too many to list which is the reason I would give them a negative rating if I could.

I had to file a BBB complaint and contact an attorney who advised me to invoke our rights under the Fair Housing Act and the Covenant of Quiet Enjoyment for them to cease and desist further actions. While she did help us get most of our security deposit back, it in no way compensates for the headaches of the past 2 years.

If you are considering Echo Summit, do your research; get everything in writing and take lots of pictures of before/after your move-in/move-out.

Echo Summit Refused To Return The Key To My Property!

PROPERTY OWNERS - DO NOT USE ECHO SUMMIT TO MANAGE YOUR PROPERTIES!!!! Echo Summit refused to hand over the keys to my rental property when we ended the property management contract with them, and in doing so denied me access to a property to which I hold legal title! Our lease with our last tenants ended July 31st, and the tenants confirmed both with me and with Echo Summit in writing that they would be moving out on July 31st. Echo Summit to tried to rekey the property on August 1st, then informed me that they couldn't rekey because the tenant had left items in the unit (I later discovered that the items left were very minimal - a candle, a lamp and a beat up little side table). Echo Summit demanded a signed, notarized release from the tenant or a court order before they would allow me access. There was no dispute that the tenants had moved out, but I confirmed with the tenants again via email. After receiving confirmation from the tenants in writing that they had indeed vacated the property and didn't need anything left there, I demanded return of the key from Echo Summit, and Echo Summit REFUSED to give it to me the key! I ended up having to have the place rekeyed myself. Don't both with them - its not worth the hassle!!

Worst Company In Denver

Echo Summit is the worst Property Management Company STAY AWAY FROM THEM.

They charge you for things that were suppose to be fixed within a week after move in that never was fixed. Also they try to charge for a full month even if the contract ends in the middle of the month and then charge late fees.

Echo Summit Property Management Is Horrible - Run Away!

Echo Summit Property Management managed my rental home for several years. I had a series of horrible experiences with them, and only allowed them to manage my home for as long as I did because I was deployed overseas and found it difficult to devote the time to finding an alternate solution. The problems started on the very first day of my contract when one of their staff failed to show up to receive the house keys and sign paperwork. When I called the office, it took approximately 45 mins before anybody answered the phone, and they had no idea where the employee was and why he wasn't at the agreed upon meeting location.

Other problems included the following: - During my second rental, my house sat empty for three months because it took Echo Summit nearly two months to actually list the property online. When I contacted Echo Summit and inquired about the listing they blamed it on "an error with Craig's List." rather than simply admitting they failed to list the property for rent on any location other than their own website - I was charged several hundred dollars for a hole in the wall that was obviously made by the tenant (unless walls implode upon themselves.) - I had several complaints from one of my tenants that Echo Summit rarely returned his emails or phone calls regarding maintenance requests, etc. - The final straw was when Echo Summit made errors on our 1090 tax form and refused to correct the errors or even explain how they determined the financial figures in the 1090.

If I had done further research into Echo Summit, including looking into the number of BBB complaints against them, I would have never hired them. If you are a renter or owner looking for a property manager that is competent and will treat you and your tenants well, run as fast and as far away as possible from Echo Summit.

Worst Company I Have Ever Interacted With

The only time that Echo Summit returns a phone call is when they want more money from you. Echo Summit did not follow through with four maintenance request, with two of those regarding the back door, which at times left the house vulnerable and not safe. I day a maintenance worker came to look at the door an apologized for how terrible his company was, and stated that "Everywhere I go people are so very angry because Echo never responds to anything". What really separates Echo Summit from other companies is their terrible customer service. There "property manager" did not respond to a notice to vacate for 4 weeks. It took three calls to make sure that the property was even listed, and then for one of the showings, the employee who was responsible for showing the property was more then 15 minutes late, and cause multiple parties to leave without looking at the property. Echo Summit has since not returned any phone calls regarding this, four messages with no return phone call. Working with Echo Summit has been a nightmare, and it will only be time before their negligence leads to major injury. DO NOT WORK WITH THIS TERRIBLE ORGANIZATION!

High Turnover Rate/poor Customer Service

I used Echo-Summit for a period of two years. During the two years I used them, I never received any updates on how my property was doing and I never knew who my property manager was (website stated “they would accomplish 16 checks a year, 4 being walk through’s and 12 drive-bys with updates”). Every time I called, I found out it was a different person and I don't know how many times I would have to repeat the same story to a different manager because this place has such a high turnover rate of employees. When I was ready to move back in, my property was not ready when I was told it would be and on top of this, I was charged for work that was not accomplished correctly. I received an e-mail about a month later stating that I had an account that was outstanding. I immediately called the management company to speak to who I thought was my property manager only to find out he was no longer there. I then had to work with a new person. I was told I had an outstanding account and I needed to pay. I said I would not pay because the work that was accomplished was not done correctly. I had taken pictures and texted those pictures and a few hours later I received a call stating that my account balance was taken to zero and that the company would take care of the cost since it was not done correctly. A WHOLE YEAR AND A MONTH later, I received an e-mail stating that I had an account balance and that I needed to pay. I immediately called to speak to the individual that had taken care of this the first time. Guess what, that person was no longer there either and they put me through to yet another property manager. After about the 3rd time of trying to explain what happened, I told her I had proof with pictures and documented phone calls from a year prior. I was told that she would start working the problem and that she would contact me when she had an answer. About 3 weeks later, I realized I had not heard from this individual and I called to speak with her. I was told once again that this individual no longer works for the company and that they could put me through to the general manager. I was transferred and did not receive a person, but a voicemail, so I left one. One week goes by with no returned phone call, so I call back and get voicemail again and left another message. About a week later, I received an e-mail form the supposed general manager stating that my account was balanced to zero for all the trouble I was put through. I replied back to the e-mail asking for a documented statement for proof in case a year later this were to come up again. Overall, while everything worked out in the end, it was not easy to get a returned phone call to take care of this matter. Long story short, save all e-mails, pictures, phone calls, billing statements, and ensure you document everything, etc., because if you do not, you will wind up owing when no longer wish to use Echo Summit.

Absolutely the worst company you could ever be unfortunate enough to have to deal with. Owners: They do NOTHING to monitor your property. Their "software" is fake - no one is out checking on the units, and certainly not at the quarterly intervals they represent. 0 communications from staff. 0 accountability for repairs. 0 responsiveness to emergencies. Awful from the top down. Feel free to contact me for documentation of my 12 month nightmare with them - I archived all of our mostly one-sided communication. I have pages and pages of memorialized incompetence - including a solicitation for a positive review in THIS forum AFTER it took me more than 5 phone calls and emails to 3 different staff members to get a call back on a leaky roof, which incidentally, they never fixed. Stay far, far away from this company if you value responsiveness or service. However, if you prefer indifferent simpletons that refer you to their poorly written lease for every question, this is the company for you.

THIS COMPANY IS nothing but a FRAUD...Charging for services that was never done. Charge for a lease-out renewal fee that we evicted the month before. Fail in every way possible. DO NOT!! DO NOT!! use ECHO.

Horrible, Horrible Company, Never Use Echo Summit...

We hired Echo Summit to manage three rental properties. In 3 months, they did almost nothing right, they offended our tenants, didn't remit the rent to us on time, and couldn't get their act together.

I would never recommend them to anyone - landlord or tenant. If you're thinking of working for them, don't. They really suck.

I wish I could give them zero stars.
