I Really Wouldn't Recommend Them. Very Unresponsive.

I found Cleaver very unresponsive to any issues in our multi-flat property. Was actually quite painful trying to get them to do anything of use to tenants. They ended up not replying to emails. This was not just during the pandemic, but it became particularly troublesome during this period when you really hope for more.

Total Let Down

We have been negotiating with Cleaver Property Services to rent the property next door for the last 6 weeks - my 87 year old mother who needed 24hr care was being discharged from hospital and we were unable to accommodate her in our house due to the stairs. This seemed like the perfect solution. All was well we had paid our deposit and the first months rent and were expecting to receive the keys to the flat today! At 17:10 last night we were informed the landlord had changed his mind and the letting would not proceed.

I now have my disabled mother being discharge from hospital Monday and nowhere to accommodate her.

Do not use this company. They refuse to speak to us and still have my mothers 2,000 pounds

What A Joke! Avoid At All Costs!

Well I have a little 1 bed flat you may have even seen it, it has been available for purchase since February 2016 and is advertised on the usual places.

Come March I was rather excited I had sold the flat, YIPEE. Oh wait, that was the start of the problems with this useless unprofessional rude (i could go on but you get the point) company!

My buyers surveyed flagged up a few issues to the outside of the building something about rendering and guttering. Needles to say the sale didn't go through as a result.

I sent the Home Buyers Report to this total disgrace of a company for them to look over and agree that the works needed to be done. That was March we are now in October and the work has still not be completed.

Some rather poor excuse was given when a company SNP Roofing was enlisted to do the work and then didn't show up to the job.

Really do these companies know what they are doing to themselves?

Do not ever use this company if you want a job done right. You have been warned!

Unprofessional, Obnoxious, Condescending & Disgusting

Customer Service: This was a recent response (26/1/2016) to my email after I complained to a member of staff at Cleaver Property Management about transparency, unprofessional treatment, failure to fix a door entry system after waiting nearly a month for it to be fixed - "I have found your email below objectionable and I do not expect to receive an email of such tone again. We will not tolerate emails of such tone from anyone; whether they are a tenant or an owner of the property and we reserve the right to leave any emails of this tone unanswered in future. You comment that we should treat residents with respect and decency but this works both ways. I feel I have always acted within the realms of what Bexley Court are responsible for, even if the end result has not been to your liking." - I know that people who are in the property management business would never reply to their clients, customers and/or public in this manner, irrespective. I am truly disgusted that this individual has access to the public.

Poor, Poor, Poor And ....poor

This company has a long history of not performing there job. Currently residential management agents are unregulated so companies like cleaver are allowed to do what they like. I have never come across such an incompetent bunch, a small husband and wife team who take everything they can with no giving back there are many issues in our block and I have no idea why a company like this were allowed to take over. We have seen our charges more than double in the last 3-4 years, however nothing has changed. Companies like this will thrive until regulation comes in to stop the back handers paid by contractors, rebates of commission on building insurance..yes you get the picture CLEAVER 'BROWN ENVELOPE' PROPERTY MANAGEMENT!!

Can't Think Of A Good Thing To Say

I cannot begin to express how bad the service is from this company both as a tenant and a director. They often fail to respond to emails, and despite being our agent for over a year have failed to deliver anything. Major works and problems have not been address, even changing light bulbs seem to be outside their capabilities. Works that have been organised have had to be stopped due to the manager providing little or no guidance to the work and having no idea what he seems to be doing. I cannot stress enough how bad they have been with us and cannot wait to change agents as soon as possible.

Poor, Unprofessional, Expensive And Rude

This small time charley of a company is run by a cowboy called martin cleaver just look at the other comments...disgusting, they are expensive, they have nearly doubled the service charge in 3-4 years since they took over and what have we got for it? the open landing area has been painted. What a joke, I bet the positive reviews have been written by themselves!

Cleaver Failed All 105 Properties - Not My Review But Theirs

After at least 3 years of incompetence this is a letter sent to all residents in properties managed by Cleaver Property Management at Limes Park in Basingstoke this week:

Dear Resident.

I regret that I am unable to attend this evenings meeting as I am away in France.

It has now become evident that there are a number of issues that residents wish to raise including the budget preparation, management and maintenance expenditure.

Mark will deal with as many points that he can within the meeting itself and respond separatley to any matters that cannot be answered. during the course of the meeting.

James Thomas (Thomas Homes Ltd) has decided to retire as a Director now that the whole development is complete and sold. As such you should look to appoint 3 or 4 of you as Directors of Limes Park Ltd. This will aid us in dealing with any matters of concern and ensuring you have a voice in the future management.

I am aware that a number of issues that should be raised with Thomas Homes Ltd have not yet been thoroughly investigated by us. I apologise for this and matters such as roof repairs, drainage and cladding will be addressed to the Developer. To do this we have asked for an independent report to be produced so that we can determine whether any maintenance expense incurred (or that may have to be incurred) is correctly identified as being an issue for Thomas Homes Ltd of the Insurer. To further recognise the shortcomings of such work to date I shall not invoice our managmeent fees for 3 months and will also pay for the independent report.

I trust that in close liaison with Mark and the appointed Directors we can both satisfy all question that you may have and, more importantly, start to build a new relationship with you all. I am aware that we have not performed to date but promise to work to regain that trust with all residents at Limes Park. We were honoured to be asked to manage your property and have let you down. This is not acceptable and I apologise.

I hope the above is acceptable and that the meeting can constructively work towards resolving all the problems at Limes Park.

The issues listed in this letter from company are only the tip of the iceberg and Martin Cleaver and some directors of Thomas Homes who are directors of Limes Park Ltd have failed to fulfill some of their fundamental duties (like transferring the freehold). This letter states how bad they think they have been, you can imagine how bad we think they have been and as I said at the beggining some of these issues have been going on in excess of three years. The bad performance is no new thing, the only new thing is them admitting it. We are currently trying to get Thomas Homes to stop appointing them to manage all of their new developments.

Failed Rtm

We are currently managed by Peverel/OM Management, the worst management company in the UK, which is saying something. After looking at reviews we asked Cleaver to manage the RTM process and take over. This was two years ago. They tried to manage the RTM themselves, without a lawyer, and screwed up the process so that the RTM was repeatedly rejected. The manager responsible then left the company and the owner of the company took over with the help of a lawyer. This then dragged on again and the end result is that we finally have our RTM going through in January 2012. Cleaver however have decided they can not provide a service so have asked for us to find someone else! To be honest we probably would have done anyhow. If you are planning an RTM then I recommend you avoid at all costs. What are they like at actually managing a property? I have no idea as they could not get that far but I would be very suspicious of some of the rave reviews you see elsewhere for this company.

Being A Landlord Of Some 15 Flats Throughout The T

Being a landlord of some 15 flats throughout the Thames Valley I have a long history of dealing with property management companies and being a director of a number of flat management companies I know the issues that we all have with agents. I have worked closely with Cleaver on a number of occasions and from my experience they have always be very good therefore I can't agree with a lot of the remarks made on this web site.

I tend not to take much notice of reviews as you normal only write one if you feel let down so this is to try to balance the equation.
