Outstanding

The Agent and her team at Strutt & Parker St. Albans have been absolutely outstanding. A first class service. She is brilliant at her job and I have no hesitation in recommending her. In particular her consultative approach and willingness to go above and beyond is a rare skill and was greatly appreciated.

Avoid

They were a property managing agency for my previous flat. Nothing was ever done on time - to have anything fixed or replaced took absolute ages, then i moved out 6 weeks ago and they still haven’t returned my deposit. Choose another agency if you can

Appalling

Absolutely disgraceful service received from the person I dealt with at the Canterbury office. We had an offer accepted and had instructed solicitors, whom this person took it upon himself to call every two hours initially.

Then the calls stopped and we (and our solicitor) were trying for two weeks to contact the same guy and he did not respond at all to calls, emails or texts.

Eventually, we took the unusual step of contacting the vendor directly, to be informed that as the deal was 'not progressing', the papers had been withdrawn the previous week! That was completely untrue and we had not informed the person we were dealing with anything of the kind.

He did not even have the decency to contact us and inform us of this development; he just took a cowardly route of ignoring us - even telling the vendor that he had contacted us when he had not. We have spent a considerable amount of money on this deal and will be submitting a formal complaint however, if we can save someone else having to deal with this individual, then this review will have been worthwhile. Please avoid.

Would Give Zero Stars If I Could

I have been in my home for 18 years, initially renting directly from the landlord. After 4 years they put Strutt & Parker Salisbury in charge. It’s easier for my to bullet point their actions;

- it took 15 years to get new carpet.

- they changed the payment date on my account illegally.

- they refused to remedy the damp in the flat (96.1%)

- the flat was not fire safe; no fire escape, hard wired smoke detectors, no thumb locks on the doors, no fire doors

- calculated arrears when nine existed. In one day alone, I was told I was £1430 in arrears by letter and £475 in arrears by email. In fact, I was one month in credit.

- when I queried the damp, I was served with a section 21 order.

- they harass.... my word, they harass. In the space of 12 months, 94 emails passed between us, mainly reiterating exactly what I’d told them already. The emails didn’t even abate when I advised that I was in hospital undergoing investigation for cancer.

- they don’t answer questions; in fact they confirm receipt of emails but never act on them.

- they visited the property once, in 2005, and never again. No general works to keep the property fresh were carried out (eg painting).

- did not replace compromised double glazing units ( 6 windows of 9)

- refused to provide a hard copy reference to me so that I could apply for properties overseas

- refused to provide managers email address so that I could escalate a complaint.

- refused to confirm ARLA number.

The stress from this fiasco landed me in hospital in hypertensive crisis, meaning that I was in the stroke or heart attack zone. I stayed in the property for so long as things were fine, there were no issues, and it fit the bill for what I needed. As soon as they changed the payment date on the account (no Deed entered into by me), everything went haywire and they had no interest in trying to understand, much less remedy their errors. .

These people shouldn’t be trusted with safety scissors, much less important life decisions such as housing.

Bullies And Highly Unprofessional

I had the misfortune to buy a property from them. They were more than happy to threaten me with withdrawing from the sale when - despite my best efforts - there were delays (caused by solicitors and bank) to finalise the transaction. Once I had everything in place, their client hadn't got their act together and this meant waiting weeks to complete. They didn't seem to care less, despite the fact weeks earlier they emailed and called in a threatening way to "get my act together".

If you want your sale to go well, don't choose these unprofessional hoods! You'll be tainted by association.

Nothing but bad experiences with this company. Whoever is in charge of PR and/or Marketing with this company should hang their head in shame. The multiple bad reviews here speak volumes - Strutt & Parker have no idea about public relations or customer service.

Worse Than Useless And Expensive

I am a landlord with a frustrated tenant. I paid thousands ins agent fees and in two years they didn't even inspect the house. They didn't respond to tenants and finally I fired them . Don't waste your time with these trumped up people.

I have nothing good to say about them. They forever to find the tenant and suggested tenants who were clearly unsuitable. One ran a highly inappropriate business from home. No bank references offered.

Only carried on because I was overseas . Bad experience not to be repeated.

Fees seed very high at 24% in year 1.

Purchase Of Land

We put in an offer for a piece of land in Chelmsford we received an e-mail which implied our offer had been accepted but the client wanted to leave on the market until the end of business on 01/06/15 a bit strange but accepted it. We never heard any more so sent an e-mail for update, a response was received only to be told that the land had been sold to some else at the same price. Spoke to the agent & was told that it sold for more than we offered. Raised a complaint with a manager he looked into the sale can back to my husband and told him that the land was still for sale because nothing had been signed. My husband was told if he wanted to increase our offer we could as this sale is a telephone auction in other words increase the selling price increase the agencies commission. Very unethical in my opinion and should be against the law.

Avoid, Avoid, Avoid

I wish someone had warned me of this agency and their non-existent ethics. We rented a flat in London managed by S&P and its been the worst service my partner and I have ever come across (we have rented over the years in London and abroad). As soon as they got our money they turned into these real estate monsters that you read about but never think will have to deal with yourselves. Without going into details, they are rude, liars, argumentative, will turn anything you say against you and will not make any effort to understand your position as a customer. They will go as far as laughing in your face when you express your concerns. I cannot emphasise enough to anyone out there - do not rent or buy from S&P, you will be lied to from day one, and you will be living a nightmare resulting from dishonesty of these people.

One star should be NO STAR AT ALL!

Strutt and Parker have a strategy to hound harass and misinform OAP's and for the privilege take a 15% monthly fee for their ( non!!) service; a years worth of fees totals £8000, so, over four years that's approximately £36,000 for a bare minimum of a service, after finding and placing a tenant;with no management of the property, it is NOT included in that ghastly amount of fees, so for a bit of paper each month it cost £660 PCM from one ( homeowner ) and who knows how much from the tenant, obviously they too will be paying through the nose to have a service which promotes taking money the difference is they wear shirt and ties, blouses and pencil skirts and for eons have legally gotten away with this approach without the threat of incarceration, Mmmhmm it's true!! To top it off, if you inform them you've had enough of this, they want to bombard you with a plethora of contractual clauses and ( I'm sure) some loophole law! SMH SMH SMH!!! and all of this behaviour put upon a darling OAP and those who are not OAP's, let's just say people who feel they require assistance in the rental Market; Strutt and Parker ARE NOT the agents to deal with whether Sales or Rental. The astronomical fees could put a person through university these days which would be a lot more satisfying than just simply giving it away to Strutt and Parker in exchange for fresh air! and knowing no agent at Strutt and Parker requires no experience, no formal qualifications to become an agent, let's face it this is the same entry requirements for a budding c/ artist, robber or mugger... When will we collectively rise up against them?, When will we say enough is enough and once and for all place stringent regulations upon these Strutt and Parker?
