House simple in chester we had a very bad experience with them poor communication they never call you back, we put full asking price in on a property and told house simple to take the property off the market they never did we got our moving in date and then got gazumped and told by a voicemail we lost the house and when you phone them up to discuss they said that the matter can't be discussed we found house simple in chester very poor I hope we never have to purchase a house through them again shocking !!

Convenient and easy to work with, and we saved a fortune compared to using a traditional agent.

Efficient service from the start. Photos were very good and I could work with the photographer to get the best set of pics. You can also have a high degree of control; picking which photos are used, in which order and the description of the property.

Throughout the process, communication was regular and clear. Feedback was sought from all viewings for us.

Once we got a buyer House Simple worked hard to get our sale through quickly and hassle free.

Does what it says on the tin - sold my house for free. Good comunication at each step no problems

The person I dealt with of House Simple (Manchester/Salford) came round on the first weekend (Sunday) in 2019 for an initial consultation. I agreed to go ahead and he immediately took photos and details.

By Monday my advert was ready and went online that day. The next weekend I had 4 viewings and selected a first time buyer to sell to. I am currently well into the selling process using their solicitors and everything seems to be going well.

I really like having my own online portal where I can look at what is happening, fill in my forms and complete the things I need to do and also see what my solicitors are doing. I also like the fact that I have a dedicated progress chaser and that I was put in touch with my buyer to arrange a further visit to my property. (at my request)

Hopefully everything will continue to progress and we will complete by the date I have been given on my portal (middle of April) .

The really big plus for me is that it will have cost me just over half what I would have paid in fees to an high street estate agent.

A very deceitful company that advertises one price but then puts a third more on everything after signing. We signed for £495 upfront costs but failed to open the next page telling us an extra £300 will be charged on completion. We were told a fixed £795 plus vat for conveyances . The fist page of the email confirmed this but another attachment added an extra £500 on these costs. Fixed costs ? How many people will not find out until the end and will have no choice but to pay. There are better, more transparent companies out there!

Have used this company on three occasions and been happy. Have recommended a few times to friends who have used them and also been happy. Tried to claim the referral bonus promise as widely advertised and guess what?, yep harder than getting a square peg in a round hole!!.result not happy.

I have been made to feel like a low life scrounger by this company as I continually call on a point of principal and am continually lied to. As a result I have supplied these people with my bank details for nothing as the have no intention of honouring any payment, they just lie and avoid at all costs.

So beware use them by all means ,but ask for refer a friend cash back and it all turns sour.

Be very very careful when using these simpletons.

They basically put u online and then sit back watching the telly I think.

I've been on 2-3 months had just 5 viewings. 1 walked in and out in about 1 min and now these buffoons text me all the time to say they r chasing up feedback. I don't want feedback and I don't want irritating texts. second loved the place but then called it over valued third guy arrives 40 Mi early expecting to be let in then cancels at last minute cos he has small children in car. That's when I lost it then the lady cries at me "please don't shout at me bla bla" ....find another job then. I was angry but wasn't even shouting. I'm on my 3rd agent as the first was useless the second tried to sell me my own photos and now his email box doesn't work. They have 1 annoying girl on the phone she must be serving all customer god help us. I've never had 1 call or email from my dedicated manager. The only emails I get are sent from a NO REPLY mailbox. Now I'm being accused of shouting at the poor customer service lady who is useless. The company have not answered my emails and are utterly shambolic. They do the absolute minimum and seem to just wait and hope. They don't care if the viewers let.u down and that I've given up ur day. Wish i used a local agent now...

Cancelled viewing half an hour before scheduled viewing time by sending a text message, no explanation why or offering any other time slot, waste of time and useless agents, will never use them again and not recommended at all.

Just a catalogue of errors from the start in trying to use them to let my South London house. The only think they seem good at is spoofing the reviews on Trust Pilot - honestly take a look its comedy the way they big themselves up there ; they even review one phone call with staff member x being said to be "AMAZING" by another staffer (or indeed themselves)!!!

They were unresponsive and slow and you have to chase them for everything. Deadlines missed listings late. Everything is stress.

Flawed website that is very dysfunctional in places.

House pics 'as-is' - no effort to improve the shot by moving a box etc.

Zero feedback on viewings despite many pleas - and don't all tenants have questions after all...?

I ultimately had to ditch them as they were high maintenance and ineffective. A total waste of about £450. High St agent then rented it out in 4 days.

I'd also paid upfront for an inventory service which I then didn't need and they refused to refund. So add grabby, greedy and dishonest to the list - this inventory would have been contracted out to a 3d party when required but of course wasn't now required meaning a refund was in order - if only to compensate for the high stress and useless service.

I'm a Landlord of 15 years experience and I say don't touch them with a BARGE POLE - they are worse than the worse high street agent (and some of those are terrible which is why gave these guys a go)! They kept all my money and delivered on NOTHING! And the way their staff spoof reviews on Trust Pilot with fake reviews is shocking (but Trust Pilot don't care as its not policy to analyse if a spoof review is true or not for compliance- honestly...)

If I could give a minus star, I would. it took ages to upload information to their site which kept on being deleted. Photos were poor and the wrong measurements entered. Kept waiting on the line with promises of call-backs that often didn't materialise. Asked for my card details as "verification" only to find £100 taken from my account at a later date. Offered week trial without full disclosure of what was entailed. Complied with their process of disengagement (via email) only to find that the listing was still up and running with them saying they didn't get the email. They misquoted the selling price. Over a period of months, I got nothing. Their terms and conditions are vague and hidden. They wholly misrepresented my interest in my opinion. I am in the process of reporting them.
