Shoddy Work

We bought our house from Scotia in 2013. They fit the cheapest of fittings. All our toilet cisterns had to be replaced within two years. Our kitchen worktop was not properly fitted and is now coming a way from the wall, plus they use some cheap version of quartz, ours looked terrible only after a month despite following cleaning advice. Almost every kitchen appliance has had to be replaced and we would rip out the whole kitchen if we could afford to. The windows have been draughty since day one, we complained about these repeatedly during the initial snagging period and got constantly fobbed off. The company who fitted the windows have now gone bust so we got a representative to look at them, they cannot believe how badly fitted they are. Out of the warranty period our upstairs bath developed a leak, the drainage pipe had not been fitted properly, which ruined the carpets in the adjoining room. The plumber who fixed it said it was the worst bath fitting job he's ever seen and if we hadn't noticed it the bath would eventually gone through the ceiling due to water damage. They are sham artists and incredibly rude when you have valid complaints. Never buy from them.

Horrific Do Not Buy A Scotia Home!

I was unfortunate enough to buy a Scotia Home, all customer service goes out the window the minute you pay your deposit.

The customer care is non existent, sales staff just make up what they like and lie. Scotia staff are the rudest I’ve ever encountered they really are the lowest of the low.

Quality of the build is terrible, every tradesperson I’ve had in has commented on how shambolic they are!

Literally zero sound proofing what so ever not that they care!

What ever you do do not buy a Scotia home, I wish I’d been told this before I bought, I’m now selling after one year as I cannot stand Scotia homes & their sub standard homes!

Really was the worst experience having to deal with them and everyone else in the development seems to feel the same.

Lackluster Customer Support. Issues After 10 Months

So one leaking toilet one cracked and the third one makes a dripping noise when flushed and had a massive scratch. Kitchen had massive flaws, handles missing the insides of some of the white goods were not even installed. Struggling with exterior doors can't close. Tap issue followed by damaged kitchen unit. This combined with constant fasifies since first reseting with the sakes person. Feel sham, poor workmanship pitiful customer service and still dealing with issuee

These Are Not Quality Homes

How I wish I could have awarded 0 stars as this would have been the absolute true reflection of how I feel about Scotia Homes. Have only been in the property for 4 months but the level of customer care and actual effort to correct the faults is appalling.

Upon moving into the house the door to the rear would not latch or close properly, this took about 6 days to get a person to come and get the door to a stage that it would close. It has been adjusted a further 2 times but is still not right so has now been handed to CR Smith. The main door is flush at the bottom and top but bevels in the middle but Hazelwood site manager insists that this is "normal" for that type of door!

The finish around all of the windows is rough and uneven as is the finish around the doors. Scratches and marks on the actual frames. With this issue its been suggested that it should be lived with for the year and then they can fix it when they do the other snagging. There should not be anyone telling you to live with these issues when you've paid for a quality home. The finish on the stairway, rough cut wood with saw marks and plaster cracking all the way up the stairs. Have been promised a repair but seem to be forgotten about.

The shower screen in the main bathroom leaks water onto the floor and under the bath panel each time it is used, which is twice daily, gaps in the frame that will only let water out.

Kitchen cabinet doors that are of such a poor standard that most are uneven, do not sit flush, one that has completely fallen off and another that has almost come off. The response to this is that maybe the door fell off because someone leaned on it. Poor quality and workmanship are what's wrong with it.

The seals on the outer doors let in water and the channel between them fills with the water that runs down the doors when its raining. When this channel fills it leaks onto your floor.

These are just a few of the things and I have a couple of pages of faults that need dealt with.

My advice to anyone wanting to purchase from Scotia would be to insist on a snagging meeting before paying your final balance. Get the issues dealt with before making final payment, and get it in writing that the issue will definitely be dealt with. In their policies booklet they state that only cracks above 3mm with be repaired by them which means the already existing cracks in the plaster will be repaired only if they expand.

If you want to move into an overpriced quality build that needs work straight away then definitely buy a Scotia home, if not I would advice looking elsewhere.

Terrible Workmanship And Customer Service

We have been in our house for over 2 years now and snagging not been completed. We moved in to water coming in front and back doors and windows when it rained it has took us over 2 years to get new windows but only windows that were needing replaced so we have older windows that are not similar to the new ones and look odd vents are different but Scotia refuse to replace these i spent all this money on a new home and would never thought for a minute we would still have on going issues that Scotia have no interest in resolving.

We have a issue with damp mould forming on the outside of the bathroom ingo various site managers been around looking and have no clue what it is and have no interest in investigating this i was told to go and clean it off with bleach this was there solution to the problem and house that is 2 years old and having mould forming like this is shocking.

Trademen never turning up when they are ment to and no correspondence to why they never turned up just lies all the time.I am waiting for a kitchen cupboard door to be replaced and i am told i would have to wait till February to carry this out this has been part of the snagging works,a 5 minute job is a 3 months wait!!

I would not recommend Scotia to anyone as everything about them is poor workmanship, customer service they do not value their customer at all.

12 Years Later And Original Not Resolved

Having purchased our Scotia Home approximately 12 years ago we are still among a significant number of houses on our estate suffering with water ingress to the front of the property. What that basically means is that the house was constructed in such a manner or sub standard building materials were used with the result that we have water coming into our lounge above the lintel over the window. We are effectively trapped in the property. The issue has been reported and attempted fixes been made numerous times over the past 12 years. None of these attempts has been successful. We last reported the recurrence of the issue 2 and a half years ago and have no firm date for further works. We can’t sell and are stuck with a substandard property with damp in the main living area. Please be cautious before buying from Scotia as the NHBC warranty offers you no real protection.

Worst Builder Ever

Moved into new home 9 months ago, reported faulty doors which let water pour in every time it rained, a few attempts to resolve with silicone made no difference, then after more water ingress we had a repair firm from Falkirk attend, they said doors were useless and need replaced,

Eventually customer care after we had to make an official complaint, agreed to have them replaced, that was before Xmas, still waiting, still getting water in the house when it rains,

Excuse after excuse and different stories from workmen on site to office in Ellon.

Never would have bought if I had known the customer care was so poor and repairs left to just get worse, now we need the flooring checked and likely ripped up and replaced too due to the dragging on and on.

Covid blamed for delays yet all new houses still being built around me and getting doors , windows etc

Worst for communication I have ever known. No reply to emails, etc

"take Pride In Air Tightness" Not

WEll we moved into our new Scotia build home last year, During winter the place was a cold drafty hole. Gaps around exterior doors where you could see daylight, drafts coming out from skirting boards and wall sockets. Huge 8" diameter hole in concrete under the kitchen units which allows a gale of cold air to blow. Still waiting for these to be resolved, we are not convinced that insulation has been placed in the walls.

Neighbors also moved into one of these homes and they have suffered a major water leak, which Scotia deny is their problem despite independent plumbers saying it is faulty pipe work.

Scotia Earls Walk - Grange Is A Disaster

I bought my Scotia homes villa at the Earls Walk development at Grange By Errol. Since the day I moved in it has been a nightmare with bouncing floors which there solution was to drill through and fit hammer fixings through into the concrete below. We had to have part of the front of our house taken down because of water running in - the guy dealing with it said the dpc had been put in the wrong way round so instead of trickling out the weep vents it ran towards the inner skin! The harling has been replaced twice so that's a total of 3 times our house has been harled and still there are new cracks appearing. As per other reviews our garden wall was sinking due to insufficient foundations and had to be rebuilt. 2 of the first people who moved into Abbey Lane (NO.6 & 8) had there houses exchanged for another at Monks Walk development which does not seem to have had the same problems. We are even finding it difficuilt to sell our homes for a decent price as approximately 9 months of the year scaffolding is around some of the houses which doesn't look good to potential buyers.

So from experience my advice is to steer clear of a Scotia Homes house.

Stay Well Clear

The workmanship of Scotia homes is appalling, either the contractors are not capable or are lazy as the standard of finish in our new home is disgusting. Faulty Doors, windows, kitchen cabinets that are the wrong size, poor paint job inside and outside, in general the finish is unacceptable, can't believe they signed off the house as ready but apparently that's what constituents a "high standard" . It's now a few months on and we are still trying to get issues resolved, there customer care is an absolute joke! They have your hard earned money ano simply no longer care. The amount of time, energy and money you have to waste in order to get them to respond to any issues you have is infuriating, still waiting on a proper apology. Feel so frustrated as my consumer rights mean nothing to Scotia Homes customer care team or the site managers who continue to make us feel like we are the ones being difficult!
