I strongly disapprove of the agents as they were quick to promise one thing and then did precisely the opposite. Very untrustworthy - avoid.

I have been in this country for 7 years and this is the worst estate agent I even took service from. Starting from rent negotiation to release deposit he was pain. We agreed on a fix rent, I paid deposit and gave notice to my existing landlord. Few days later Xchange guys called me saying that landlord is not okay with what rent we fixed (so he brought back me to same rent which was advertised, as I had paid deposit and given notice to my existing landlord, so I had no option). Now flat was full with 3rd class goods(bed, sofa, dining table) but I won't complain about that as I had seen that already but when these things started creating problem, those guys ignored all of my complaints. They would hardly reply your mail and when you speak to them you have to face their arrogance. I was to renew my contract as I made good friends in the building and wanted to stay there but my microwave and cooker hob which was not working for last 3 months(xchange guys never cared to get that fixed even after 10s of mails and calls) I decided to leave flat. Surprise-surprise, in last week when I was to leave they got these all fixed(for next tenant). Now I left my flat in perfect condition (spent 2 days in cleaning) even after that these guys imposed £342.00 fine on me towards cleaning and repair. I kept asking for receipt which they never bothered to give. Now as my money (security deposit) was blocked with them, I tried every possible option what ever was available with depositprotection.com but they turned down all of my requests. I kept trying for 3 months did so many things (including asking them to see in court) there was no response from them. As you all know that going to court and wasting time there is not feasible for all of us(as we all have full time jobs) so I decided to go with what ever they were willing to return me back. I really felt humiliated and would advise all of you to avoid these guys at any cost. Even if they are offering you less rent there is definitely something behind that, they will get that extra money through some bills (they asked me to pay so many bills which was even not on my name and landlord should have paid that). Please beware as "precaution is better than cure".

DO NOT USE XChange Property. They are by far the worst agents I've ever used. We were promised the property, went into the office for confirmation the next day and filled in all of the documentation which took a few days with them having said it had been taken off the market as we had paid a 500 pound security deposit. They suddenly emailed and said someone else had taken the property. So unprofessional, do NOT waste your time with them.

These guys helped me with no hiccups, good communication and kept me updated throughout the moving in process. Very professional and upfront.

They are based in Ilford Cranbrook road, Unknowingly I ended-up going to them looking for a property to rent. Their initial service was good but not until the sales person started his hard sell tactics and over valued the property greatly. He promised me many things and said he will help me setting up bills etc but the minute the deposit was paid and it was all over. He forced me and put me under pressure to get me sign the contract before even I had a chance to look at the small print. The property wasn't good as it had many problems but he said everything can be fixed before I move in. They charged me lot of money as "service" charges and move in charges and etc. When I call them with problems they would refer to as "You must deal with your landlord" phrase. Their sales people are crooks and this company should be avoided at all cost. Trust me when I say this I regret going to them.

Remember don't buy their fairytale stories. Stay well clear of this property agent.
