“Didn’t get deposit back even not responding from...”

Hi We was in a flat for 3 years + but we left this property nearly coming to 1 year but still haven’t got our deposit back we have contacted our agency Haart and management team many times. However, first few times they Haart agency and management team got back to us and supported us saying that we didn’t damaged the property. We have the right to get our deposit back but last few months they don’t show any response or anything.

My home is for sale with another agent and I have never contacted Haart, yet they appear to have obtained my phone number and contact me daily trying to poach my agents business. After the 4th phone call I contacted the local office and was told it was the Head Office and she would remove me from their system, the phone calls continue. How did you get my number? This needs to be disclosed. Why when told I am not interested do you persist in calling me? You sneakily use a variety of phone numbers so blocking does little good. When I looked your last number up on Who Called Me I found numerous reports of harassment from your company. Just stop calling people who request this, you may get more business that way.

“Sham”

The worst company ever. They take my deposit and then they were doing everything to not rent me the property. They hold my holding deposit and without letting me know they add this property on the market again with higher price. I asked to refund my deposit in this circumstances but they refused. So I lost 1 month to deal with these unprofessional people. They not respond on the calls and emails. Be careful and don't deal with them. They are sham and cheater.

I chose Haart in Bracknell for finding my home and left one property which I already paid deposit for. I thought about having a more professional service from them but what I got was quite opposite. They hidden all the necessary information which the landlord had told them just to get the deal done and I was the one, after moving was bombarded with hell lot of rules and regulations which for a few I was unable to agree. The landlord also told they did not tell them all information about me as a tenant and we both were in a situation where we were not able to adjust with the situations turning up every other day. In the end I had to vacate the property and they being so unprofessional, did not even respond back with the balance amount they agreed to pay me back. I would never recommend to opt Haart Bracknell for your new home

Worst company ever Haart had manage my property almost three years , signed three years contracts which i really regret and haart will not terminate it .always can't get hold of anyone , they never answer phone call and never reply email, unless you put in a complain then you might be lucky to receive a reply. I have been trying to contact them to arrange for my contractor to attend to fix the ventilation issues since june 2022 and no body reply or response until environmental health contacted haart in oct2022 because tenent complain about mould. Then Haart only willing to correspond with me ,but refuse to arrange my contractor to attend . agent from Haart insisting to use their top maintenance company eventhought this is a specialist ventilation problem and top maintenance has no idea how to repair or replace the system. After months of delay(haart reasoning is lack of staff, unable to cope with workload, hence don't have time to answer my phone call and email, don't have time to make appointment for my contractor to attend ) finally new ventilation system install by my contractor in December 2022.took Haart 6months just to make an appointments with tenent to allow access. In Febuary 2023, Haart deducted my rental income and give me an invoice, claiming top maintance had fix the ventilation system, which is not true as i paid 700pound to my contractor to replace it in December. Been trying to contact Heart since then to ask for a refund and no reply again. This is not the first time Haart just deduct money off rental income claiming work that has not been carry out. Check your statements carefully if you want to use Haart. They will always add fees , services etc that you haven't agreed to or they haven't done onto your rental account . Regarding the mould issues from oct 2022, i still waiting for Heart to response . i constantly calling and emailing , but no reply at all. They are the worst management company ever. I really don't know how to contact them. Also , there is one and a half year of outstanding bills tenent don't want to pay and Haart is too scared to collect it for me. In the three years , i never get a property visit report , reasons from Haart is due to covid, they don't do property visit anymore. i honestly don't know if they have any employee as i cant get hold of anyone since january .can someone from haart please contact me as there are lots of outstanding issues needed to be sorted . you collect management fee monthly without fail but you are not contactable since january and previously june2022-oct2022. It is hard to understand why you keep going invisible.

Don’t use Haart, save your money and go somewhere else!! Payed for them to manage my rental flat… totally useless. They don’t respond to any email / phone calls. I’ve sent numerous and played let’s wait 2/3 weeks for a response or I’ll pass the buck to someone else where it all starts again. They knew they failed me as released me from my contract after 10months!! Says it all. So so annoyed ????

I’m highly disappointed with the service the property management team in Streatham and Tooting branch. I have contacted them directly via telephone, email for 2 weeks and every time the response is we will contact you. To which I have received no communication or concern regarding my issue.

“Poor Communication Since Covid”

I very rarely complain however I feel it is important for current and future customers to understand that Haart do not communicate, their rent and legal protection is not being paid out and finally that they promise but do not deliver. I have been using Haart in Harborne since 2015 and until 2020 the staff and Branch Manager had been very good. The previous staff led by previous manager were exceptional and any issues were always quickly resolved. I was always happy with the service. It is only when Covid started in 2020 that they went drastically downhill. From my understanding rather than furlough staff and so that they could increase their profits they instead made majority of their staff redundant. You have to bear in mind that they will still be making the same money from lettings and sales but with reduced staffing costs. It was during this period that a guy took over as the Branch Manager. This is where it all went really downhill as they had reduced their staffing to skeleton numbers and phone calls and emails were left unanswered. It was truly shocking and I believe that the Branch Manager was out of his depth. As a landlord the lettings agent should be in constant communication to resolve issues and queries. Unanswered emails became a recurring theme with Haart since Covid and has still not been resolved. For one of my properties I had rent and legal protection with Haart and there were a number of void periods in 2021 until the tenant eventually left. These rent arrears are several thousand pounds and even though I have been chasing with phone calls and emails consistently since with the Property Management Manager. I have had not any progress. This is nearly 2 years that they have been holding my money. Do to the poor communication with Haart I decided to start removing my portfolio of properties in 2021 from them to another local agent once tenants left. I do not know if this is related but the service started to deteriorate even further. A recent example is when my most recent property was being vacated I needed a check out report completed so that any deductions from the tenants deposit could be done. I was told it would take a week or two for this to be completed. This simple was not good enough as I had a new tenant moving in. When I spoke to Property Manager in middle of Dec 2022 about the deductions from the deposit, for example the washing machine was missing she said she would come back to me. She has still not come back to my phone calls or emails with regards to this. When I last spoke to Property Manager in the middle of Dec 2022 she said that she would chase the rent and legal protection repayment, the deposit deduction and removing my final property from their management. I have rang and emailed her consistently since again to no avail. I have walked into their office to speak to branch manager on two occasions since and the first occasion he said that he would talk to property manager so that she could resolve the issues I had with her and that he understood that this was unacceptable. The second time he was not in the office but I left a message with a colleague. I have rang the office again this morning and asked to speak to branch manager who said that he was aware that I left him a message last week. He explained that he had sent numerous messages and spoken to property manager but that he was helpless as it was all under her control. As the Branch Manager he should have more control of situations like this in my opinion. I used the formal complaint procedure route and got a reply from the area Director in March 2022 which was unsatisfactory and did not resolve any of my complaints. He stated in his email that "I am pleased to confirm that our communication levels are back to the high standard that we pride ourselves on and I am confident that you will receive a much improved service moving forward". Their communication is as bad as ever. I am a busy person I have better things to do with my time than write reviews.

Colindale branch. Terrible. House photos poor (and forgot to take a photo of front of house), write up had spelling and grammatical errors. contracted to try to sell a house. very few viewings, which I appreciate is today's market however when I called pretending to be interested they weren't even sure what house I was talking about (and they only had 3 houses on the market in the area at the time), and just suggested I make a low offer. Didn't ask who I was, my financial position, ask if I wanted to view etc. Emails re "we'll do this within 24 hours" that they didn't fulfill. Someone else called feigning interest, was told no Sat viewings available as it was booked out (there were no viewings), what about Tuesdays? Also told me another time people were viewing on a Tuesday but no follow up. V odd. Definitely disinterest. Couldn't wait to get out of that sorry contract period. Disappointing. Unprofessional. Wasted time during a very stressful period.

use this company! I was told by the person who came to value my property that they would 'hold my hand through the entire process' After that I never heard from him again!! Not one specific person is dealing with your case, no one rings you back, they are always 'not at their desk'....This firm is utterly incompetent!! In the end I was doing their job and ringing my buyers and solicitors and my sellers estate agents and pulling the whole deal together... I have now moved and 2 days ago received by e mail a quote from them that was sent to me in AUGUST when I employed them!!! I cannot stress enough how awful the whole situation has been and the effect it has had on my health

I wanted to view a flat with Haart Colchester but was told it was online viewing only, I realised why when I moved in. I had moved out of my family home and needed a place urgently and was told a set date for sure so I packed all my things ready to collect the keys at the set date agreed. I had to wait four more days after the set date, when I finally got the keys (after many phone calls on my end) I moved in, the flat was a disaster, they had left someone else’s DIRTY BED SHEETS, on the bed, when I put the duvet in the bin I found CRUMBS IN THE BED. Hair, dirt, mud, all in the carpet and literal filth on the walls, I couldn’t believe the state of it. Nothing had been cleaned, maintained, hoovered anything. Worse than this, the entire electrical sockets had been melted out of the wall in the kitchen, to when I called the electrician to fix it (they did nothing to aid in this) he told me he couldn’t believe they let me move in because of how dangerous this was. The front door lock broke five times whilst living there and they left me, UNSAFE and in an UNSECURED property for a WEEK, because they couldn’t be bothered to sort the lock. This meant I couldn’t sleep at night from the fear of being broken into whilst I was at home. The shower and door handles all fell off multiple times which again took them weeks and many pestering phone calls to fix. When I finally got to leave the dump of a flat they took a month for refund me my deposit, I can only assume this is either from laziness or just because they wanted to accumulate as much interest from this as possible. Every time I called for any reason they gave the same response ‘No one is in the office for that department, we will give you a call back.’ - To which no one ever did. Incredibly RUDE and PATRONISING, getting a condescending’ oh bless you’ from one woman after I told her I urgently needed my deposit back after a month because I was told it would be refunded after a week. They also tried to keep some of MY deposit for my flatmates broken bed, who had moved out a month before me and no inspections had taken place. Overall, the worse experience of my life and I will never use Haart to let or rent in the future, I suggest you stay entirely clear, I’ve dealt with the Colchester Branch and they were all so awful.

As a landlord should I get charged a rent collection fee as well as tenancy set up fees at the start of the tenancy? I thought the move in monies in the tenancy set up fees included collecting advance rent and deposit, and that a rent collection fee would start in the following month. If it is not included does that not mean we are paying twice at the start for the same thing. I have tried to get a clear answer from Haart but I am getting conflicting responses.

Haart will charge you for everything. You and your tenant will be charged a set up fee for the contract and then you will be charged again every month for receiving your rent and transferring it over to your bank account. If the tenant doesn't pay the rent Haart will attempt a couple of times to ask for it and then tell you. They will refuse to advise you on your course of action and you may well end up paying large solicitors fees on top. The fees they are charge are extremely high for the amount of work they get involved with and lack of support given to landlords. My suggestion is to shop around agents and ask these questions before signing a contract. Write down what they tell you and date it. They will all throw their contracts that you have signed in your face. Make sure you understand what you are signing before doing so. With my dealing with Haart I feel that I have not received value for money and have had my time wasted trying to do the job myself and paying them with what I feel is their incompetent service.
