Taken my holding deposit and saying I am not eligible for renting the property. More than 4 weeks now to following them to return my holding deposit. No response from them. Stay away from them.

I'm literally fed up of waiting for repairs to a faulty back door, a cracked ceiling from leaks and worst of all no hot water for six months, they also overcharge on rent, dear landlords and tenants, do not give this agency any business if I were you.

This letting agent is the most dishonest I have ever had the misfortune to deal with. Rented a flat for my elderly father in July and advised that landlord had decided to rent not sell. Advised client was looking for min 3 years on a rolling 6 month basis. E-mail out of the blue in October advising lease terminating in January. Queried this and told flat had been sold. Asked why we did not have courtesy of a phone call (couldn't get them off the phone when they wanted their exorbitant fees at the outset) to be told 'we didn't know....he must have sold through another agent...up to him if he's changed his mind. THE TRUTH...flat been on the market with Entwistle Green since 13/4/17 and not taken off. Sold through them and up for sale for the whole time he was there. Now have to move elderly, disabled father again at great expense Do not use

The property we lease is managed by Entwistle Green, the initial fees were high and now we are being strong armed into lease renewals with Admin fees we can't afford. They will apparently not be budging on this at all. Funnily enough I asked about this before we moved in and were told it was a 6 months with rolling after that. The middle middle man communication seems like the Landlord is being told one thing and us another. Before we moved in the Agent we had was useless, gave us incorrect information or none at all, never called us back, couldn't answer simple questions and at one point loudly got into an argument with us in their office over some further piece of nonsense she told us. It was ridiculous. But really these should have been giant red flags and we should never have moved in after finding out it was a managed property. Will never use again.

Absolutely appauling. Myself and my partner are living in a house that is being sold (no sign outside, however). I came home from work today at lunch, and there was a knock on my door. I was busy, so ignored it. My dog was barking at the hall way, so I went outside, to find an estate agent and two customers in my hallway! They told me they were in my house for a viewing. Neither myself nor my partner had been informed that people would be entering our home for a viewing. Although I informed them that I had to leave to return to work, they insisted on continuing the viewing. The arrogant, rude and intimidating estate agent asked me if i could 'put the dog in a cage' next time he comes over, and wouldn't leave MY house after I said I had to leave. I have been to the branch to get the set of keys they have for my house, and will refuse them access until we have vacated. God knows how many times they have entered my home without my permission. Disgusted, appauled.

Entwistle Green (Lytham St Annes office) told me that the ground rent on a flat was 500 pounds and on that basis I paid a deposit. The flat was in a new development by Westby Homes called The Atrium. What they didn't tell me was that the ground rent was subject to all sorts of complicated financial terms which pose serious financial risk to the buyer. I pulled out of the deal and asked for my money back. They have stopped communicating with me.

This estate agent has the highest "finding" fees (reference checks, credit checks, etc. etc. etc.) but promised exceptional service. I rented a property for 18 months. Some things like the landing light were never fixed. The shower took over 2 months to fix. It took them 4 MONTHS to send me the exit inspection document. The landlord demanded 250 for wear and tear. The estate agent did not give any opinion on the demand. The inspection documents have such small photos you cannot tell if the complaint is justified or not. The estate agent will not provide full photos of the inspection. I would expect complaints on the condition to come from the estate agent as independent and not arrive 4 months later from the owner. I also received angry texts from the owner. Renting from Entwistle was expensive and a horrible experience.

This estate agents is appaling for promising propertys. They are quick to take your money but then give the property to other clients even after saying they will takw it off markett and put let agreed! I will never rent through this agency and would not recommend it after been messed about multiple times.

Fees are extortionate - they take around £425 for outsourcing all referencing and credit checks. I've actually spent hours on the phone trying to rectify mistakes that were made in my tenancy agreement and sorting out things that should be already been done by the landlord and agency (such as making sure the property is listed on the National Grid, getting my house number from the council and paying money to have telephone and tv lines fitted (yeah, I get that it's not in my tenancy agreement, but these are basics people expect in rented properties). Not worth the effort of having to deal with them. Look elsewhere.

I would never recommend anyone to use Entwistle Green to rent a flat. I wish I had read the reviews previous to signing a tenancy agreement. They have revived not more than 2.5/5 at any of their branches. I was moved into a really dirty flat with dirt all over the walls,oven was disgusting, bathroom was terrible ( looked like it had never been cleaned), broken wardrobes and cupboards, broken firealarm. The washing machine does not clean my clothes properly and leaves them smelling damp. The agents didn't even come with me on the first day to let me into the flat or to sign the inventory, instead they told me to pick the keys up from their office. Once I had returned the inventory to Entwistle they told me I had lied but no one had come out to check until 3 months later after phone calls to the manager on a continuous basis everyday for 2 months. Entwistle refuse to care about tenants.They always have a problem trying to contact the Landlord and everything takes forever. I have been living at this flat since September and every time we have called Entwistle they promise call backs which never happen. Honestly I don't understand how this company is still surviving. DON'T USE THEM. It really is not worth the hassle.

Would not recommend renting a property from this agent. They do not carry out sufficient landlord checks. My daughter was paying £750 per month for a house which had no heating, faulty door locks, no hot water, somebody elses sofa in the living room and faulty electrics. Entwistle could not get hold of the landlord as he was not answering his phone and so told us there was nothing they could do as she had signed a 12month tenancy.

This company is a joke, they lie to you promise call backs that never happen. Give out false promises that a property will be yours. Although I did not actually rent with this company I feel the need to express my disgust in how Iv been treated. At 6 months pregnant and desperate for a new place I finally found one and contacted this company 8 times over a week who told me that it wasn't available but I would be contacted FIRST as soon as it was, next day the property had been let. Absolute disgrace called to discuss what had happened wouldn't even come to the phone to talk to me. Avoid! If your promised a call back then don't expect one back! I'm still going to try an make a complaint Regardig this. If anyone knows of complaint procedure please advise, many thanks

Would not recommend this company to anyone! Moved into a property and asked for gas safety certificate (which is required by law), they didn't bother doing anything about it. However, got a phone call the other day from Enwistle Green saying they'll have someone in to check the gas the same day so I stayed in and no one attended. The next day got a call from the Liverpool branch, accusing me of 'blanking' their calls, I told her I had waited in yesterday after speaking to someone else at Property Management and no one showed up! She didn't seem bothered and certainly didn't apologise for the incorrect information. Bare is mind, I moved in 6 months ago, so this is 6 months too late. I have also reported exposed lighting above the bath 7 times now, something I first pointed out during the property viewing and the agent advised this will be sorted out by the move in date. Again, 6 months later and nothing!!! In February I received a letter saying Entwistle Green will have an agent view the property (something they do to ensure the upkeep of the property, which was absolutely fine by me)however they also threatened that if there was not anyone in the property, then they will charge me £25 for the inconvenience. So I take a day off work, waited in all day and again, no one shows up! Also when I first moved in, the agent agreed to a reduced months rent of £46, as I would not move into the property until the 4th Nov, however he started my contract on 30th Oct, despite me saying I couldn't move in then. After calculations, I worked out the reduction should have been £79 not £46. Also this agent, didn't tell the branch that I had a reduction on the rent, so for the first 2 months, I continually received 'arrear' letters despite me speaking to agents regarding the matter (and forwarding on the reduction email communications), they ensured it was all sorted but then I still received letters, threatening legal action. I wouldn't mind if I actually owed them money, I would accept the treats but I paid the correct amount of rent every month. Luckily I will be moving out in the 2 months but honestly would never deal with this company again!!!

This letting agency (Allerton Road, Liverpool) is staffed by unprofessional and rude individuals who blame either the landord or the tenant for their incompetency. You will likely be labelled 'difficult' or 'patronizing' by their staff if you have any questions and issues relating to their 'service' that they don't have the professionalism to deal with. The staff are defensive, offensive, aggressive and unhelpful (after they have received their fee's of course). They get particularly upset if you use the word clarification. Issues include; switching electricity supply in my property to a company called SPARK and then refusing to give me any account details so i can switch back at the end of the tenancy (letting agencies make a profit from switching supply in this way, it is often indicated in very small print on very large contracts); doing a check out that amounted to around 15 photographs when the check-in was around 60 making the checkout papers almost useless and then telling you it's 'nothing to do with us'; When my tenant moved in I discovered she was applying for housing benefit and she had a pet. I specifically stated no housing benefit and no animals. The agency told me she was good for the rent and had passed all credit reports. Seriously, these guys are terrible. I've never written a bad review before but feel professionally obliged to warn landlords.

My son and girlfriend was really wanting to rent one of your properties the fees extortionate now I have read your reviews I would not rent any of your properties I think if I was your MANAGING DIRECTOR I would look into your business and ask my self can you justify what you want from these young professional people. My son was asked to pay a none refundable holding fee and a fee if he chose to move into the property on Saturday and plus the usual monthly rental I do think you could enahance your business if you could you could help these good and professional young people with out ripping them off and making life difficult for them to make a honest life for them selves

I put a reservation fee on a new build, Westby House, Clifton Drive South in St Annes in April. It still hasn't been started so I asked for my reservation fee back. Its now been 5 weeks and many phone calls but no refund and no return calls from the staff in the St Annes office.

I drove over from Manchester for a valuation appointment, and she was a no show. What made this worse was that I contacted the office en route to ask staff to pass my mobile number on to her in case of lateness or anything else that might have been a problem with our meeting. She didn't bother contacting me prior to my arrival, and after half an hour of waiting, and two calls to the office to ask if there was a problem and being promised a call back from the manager, I didn't hear any more from anyone from Enwistle Green. A total waste of my time - an utterly unprofessional outfit. AVOID.

I am a tenant our their's currently and from what you have said. I can confirm that they are absoultely rubbish. I have issue's with my property and they are just kicking me about by doing nothing about it. Cooker is not working, doors hard to Open, Area not working and they are telling me i cannot leave the house. Proper rude people they are. I will actually warn Tenants to stay off them. They even overcharge and do all sorts of rubbish. I am going to report them to the Council.
