Liked the park and the caravan. Big let down was the indoor pool which was too small for the amount of people at the site. It was only open for a few hours so was very crowded. The changing rooms were small and you had to wait to get one and wait again when you came out of the pool. The pool was rather tatty looking and the whole place looked neglected. A big part of our holiday is using the pool so we won't be back because of this Shame really!

“ownership”

We bought our first caravan a little while ago,after about a year we upgraded so we were excited,however when we were offered around a third of the price we paid for it we were surprised.However we decided to go ahead with our upgrade which meant taking out a loan,which was ok and then to our surprise our old caravan was on sale again at nearly another 2000 pounds higher than we originally paid for it so in all this company has made around10 thousand pounds at our expense My advice is don't buy a caravan from this company.Also the site fees are overpriced for the state of the place

“Never Camp/Tour Here”

We arrived here at 11am on 12th August 2014. We couldn't go on our electric pitch till 12pm so went to the local Morrisons for supplies. Having been here before a few years back in a caravan we knew what was here. This is where our holiday went wrong. The site was rammed they tried to put us in a pitch which was prone to flooding. The tourer next door had dug out a verg as they got flooded in their awning quite badly. The couple told us this. Straight back to reception. They kept us waiting for over an hour and finally came up with pitch 28. This is around the edge in the shade and a very windy drafty spot. This is all they had. We didn't find this out till later on. On trying to erect our 6 man tent, the wind was so bad it literally took my feet of the ground breaking the back to poles of the tent. Not impressed more expense. However can't blame PR for extreme weather, but can for the lack of shield from the field we backed onto! Between us is a rather overgrown lake. And in the trees above our tent as this is the only place it could go. Is a load of bird boxes. So now our once lovely tent has broken poles and covered in seagull poop. All the pitches fill with water even with a light rain, and under our tent this has happened causing our tent carpet to become damp. The problem being the camping area is at the bottom of the rolling hills. The maintenance team make no effort of filtering the water out, cutting back the hedges or keeping the area tidy. The rubbish bins are overflowing with rubbish and have been since arrival. 3rd night now. Only staying because the kids love the Sparky Krew Club Characters. That's the whole reason for coming!. The toilet blocks are germ ridden and very old! The toilets are dirty with a ledge to the back which is covered in dirt and dust. The cleaners don't clean those! There is rust around the sinks, cobwebs in the ceiling and missing tiles, 3 filthy showers which has mould on the walls and floors. They seem to have put some posh looking had wash in, to make a difference but in all it makes the filth stand out more. They are also filthy due to the other campers leaving hair in the sinks and there spat out toothpaste. Have resulted in making my own facilities in my tent! The boathouse bar was shut at 9:45pm Wednesday evening! And is always full of dirty tables and not enough staff. The onsite chippy only open once and only for a short while. Today went to try out the pool to be informed the pumps had broken so no one could swim. Can only get worse! The place needs some TLC and money spent on it. The potential is there to make it a top resort as in great location too. Never going back. The park only seems interested in selling caravans to us!

“You get what you pay for... Right? ”

I live a few hours away from this resort and getting there was a bit on a nightmare. If you are unfamiliar with Kessingland then a Sat Nav would be pretty handy as there are no signs until you're practically standing in the park itself. We waited in reception as we had arrived about half an hour before they would let us have our keys to a chalet, staff were nice enough to let us have them early though so that was nice. The staff are pretty friendly too. Opening the door, a surprise awaited. Stuff wasn't cleaned! At all. And I'm not talking they didn't clean it after the last family was here but the family before that and the family before that... Etc. especially the Oven! Fat and grease stains all down the front, lime scale in the kettle. Dirty glasses and dishes in cupboards, stained pillows on sofa with hair on it, pipe sticking out of the bottom of the shower. God, don't get me started on the shower! It wasn't the easiest thing to get right. You couldn't turn it on and jump in, you have to fiddle. And if you are only spending so much time there and want to go out then you don't want to mess around with the settings for 10 mins until it decides it wants to be the right temperature. The toilet was stained and dirty too. The bedrooms weren't too bad, nice clean sheets and not covered in muck like the rest of the chalet. Only staying for the weekend and wanting to get out to the entertainment, we over looked it.... The entertainment is brilliant for children, adults not really. You would have to wait until late to get your turn. At other resorts I've stayed at, the entertainment has been family or Universal and for everyone all the time. So, it's great for your kids but you may want to wait till later for anything a bit more for everyone which, if you've had a long day and are getting tired is a bit of a drag. Go out for a meal at the restaurant you say? Nope. The restaurant is filthy. The food tastes like it was leftovers from the lunch service, I had macaroni and cheese being a vegetarian and I was like 'Who put pasta in the sauce I ordered?' There was hardly any. It was a but disappointing as it was a small bowl full at like nearly £8.00 a serving too! You can take-a-way food from the restaurant after hours (9PM) too which wasn't too bad, as long as you pick up a lot of sauce and stuff if you have burger and chips. Just be warned too, if you choose to go on holiday here and are given accommodation near the entertainment centre, expect noise. A lot of it. Especially late at night. Drinks are pricy too especially for what you get. We didn't really get the chance to go around a lot of the other stuff here but I can only assume it was okay. The beach is extremely close to where we are and is lovely and clean with some beautiful views. (You may even see a seal every no and then, we did! :D) Don't think we will be coming back. It's good if you just want a place to sleep and aren't going to spend loads of time at the resort and if you're coming here just so your kids can have fun. Then I say go for it.

“Would not recommend”

We stayed on the touring field, as you arrive there is an overflowing skip and it looks quite a mess. The swimming pool leaves a lot to be desired and the photos on the website are very misleading. I agree with the previous review, really needs changing rooms, there is nowhere near enough room and no privacy. it is a real shame as it would take quite small things to improve this park greatly. The staff were EXCELLENT and the showbar immaculate but the rest of the standard of cleanliness and appearance low, what a shame.

“NOT VERY NICE.”

Went for weekend with family firstly checking in was late had to wait around for a long time my caravan furniture needed updating was old torn and tatty. my grandson had a bit of trouble to stay above water in the pool and the life guard called to other people too help him instead of dive in themselves.(not much of a lifeguard) and as for the changing room they really need cubicles getting changed in the same room really is not a nice thing. would not like to stay at this park unless improvements were made.

“much better than i expected”

i booked this holiday through the sun newspaper and then read the reviews!good job i don't believe everything i read. our caravan was really clean, the beds were already made up, we were in a fantastic position with a sea view and had all the equipment in the kitchen we needed. you don't always get a microwave and a toaster when you book a basic caravan but we did. the weather over the bank holiday wasn't brilliant but we managed to use the outdoor pool a couple of times and when it rained used the indoor pool. lots of outdoor facilities it you want them. The bingo doesn't last too long and the evening entertainment was really good. my one complaint is the price of drinks. a regular slush, when they were working was £2, a pint of Fosters £3.55 and a large white wine was £5.40 - that is more expensive than London. come on Park Resorts keep your prices down and then you won't have to do bag checks!!

“TERRIBLE PLACE !! RUBBISH!!”

Me and my family went to Kessingland Beach on supposed to be a fun holiday which was meant to be the full package.Firstly the caravan was a silver plus and it was filthy we had to clean more or less everything the shower smelt of sick and every piece of cutlery was dirty plus the fridge and t.v kept breaking down.Then we looked at the (beach) it was not a beach just gravel not for kids at all.Then we thought about having a swim the changing rooms were disgusting and smelt of urine also the supposed to be heated pools were freezing!!.Entertainment well the (entertainment) staff did their best but was let down by poor management.Don't get ripped off like we did we paid £691.00 for one week which was glad it was just for a week and i would not even go back their for free.Never ever again!!!

“NEVER AGAIN please read before taking children”

Me and my family went on a touring holiday to kessingland and its somewhere i will never go back to. First of all the field was totally flooded it was more like a swamp, when we went to the club house i was given a drink in a dirty glass still with lipstick on, the barmaid then tipped it into another glass instead of making a fresh drink. Then when we went for breakfast not only was the glasses dirty but so was all the knifes and forks they were that bad i had to clean them with a baby wipe. then on the last night we was there i got my family fish and chips from off of the sites chip shop, the food was terrible. The fish was over cooked that bad the batter was nearly black, the chips were that dry and stale they had no potato in the middle. My children aged 6 years, 3 years and 1 years old were that hungry they had eaten some and started to feel ill. I tried eating mine but found a large black hair in the batter. So we complained and was told that we would be refunded the price of the fish and chips and could have a free meal at the dirty restaurant. None of us felt well enough to eat anything and so i asked if i could have some sparky toys for my kids instead to cheer them up. This had to be checked with the general manager who refused. The man that was sorting us then told us he could of done us a voucher for the price of a meal for 4 of us (when there was 5) so we could spend it anywhere on site. We agreed to this but once again it had to be checked by the manager. This time we was told the manager would not agree and he would only give us a £10 voucher to which i was disgusted. We arranged to see the general manager in the morning but as my 10 week old daughter needed feeding my partner went in to talk to him. The general manager was very rude and looked down his nose the whole time, he refused to come out to the car to speak to me even though my partner made it clear i was feeding my daughter. He said he would not of even gave my family the refund for the food he would of gave us 50% back and that was more than enough!! Park resorts kessingland is a horrible dirty place that will be getting a visit from health and safety because i would not feed there food to my dogs let alone humans. I feel sorry for anyone that ever goes to this place. And also the manager said its totally fine to tip a drink from a dirty glass into another. Terrible

“DON'T STAY HERE”

What can I say !!!!! absolute disaster !!! my main holiday of the year ruined by these amateurs !!! Really looking forward to spending a week with my wife and 4 kids but the caravan (Silver grade)was disgusting, spent the first 1.5 hrs cleaning the utensils, surfaces, table, sink, bathroom. My kids spent 20 mins walking about inside the caravan and their socks were BLACK ! We were situated right behind the outdoor pool and all through the night I could hear the generator whirring away. Went to reception on the Sunday morning to compalin about the state of the caravan and the noise from the generator and got told......I can't do anything about the generator we can't turn it off can we ! and I will get someone to sort out the cleanliness of the caravan. Was told that afternoon by the bloke running about in the kessingland security van that he had booked me in for a carpet clean (remember this was Sunday afternoon) when we left on Friday it still hadn't been done, they hadn't addressed any of my issues and didn't care !!! I was gutted for my kids as I wanted to give them a better experience and it had cost me £679, I wouldn't have give them £100 for what they provided and the site it like a site Pontins didn't want, outdated and scruffy ! Please don not use this site for your hols. YOU HAVE BEEN WARNED !!!

“Great few days away!”

We stayed here end of july 2011 for long weekend. 8 Of us in our party altogether ( 4 adults, 4 Children). We had a 1 bed chalet which was more than adequate for the four of us. Our friends had a caravan which again more than adequate for their needs. We loved the pool altho think the changing rooms should be made into cubicles as open plan was very intimidating for my 11 year old daughter!! Didnt use the on site eating facilites. Shop was usual camp site shop - expensive but there for essentials. Asda, tesco etc a short drive away. All in all it is a basic, clean base for exploring! I dont go expecting 5 star accommodation and if that is what u want then it's simple, book 5 star hotel!!. We had loads of fun and would go back again no problem.

“Good resort - glorious weather & friendly staff helped”

Jul01 - Jul04 2011. I would probably not return just because of bad memories - though caravan, staff and amenities good. We suspect the cafe's £2.09 breakfast gave us food poisoning. Would be interested to hear if anyone else has a similar tale? We stayed for 3 nights and 1 by 1 all of us became VERY ill with S&d while at the park. The only thing we all ate was the breakfast and little else through the day. I did a first think my 4 year old was carrying a bug from preschool that he'd passed to us all - but have just discovered no bugs at all on the rounds. I may be wrong, so apologies to kitchen staff if I am. Just putting it out there incase anyone else had same experience and to advise future visitors.

We stayed in a chalet for 7 days. It was disgusting, there was mould in the bathroom, the curtains were hanging of the curtain rail, it smelt of dog wee, the chalet didn't look like it was cleaned when we got there. There were someone elses socks on the wardrobe. We only had 2 cups and 2 bowls when there was 5 of us there. We complained to the accomidation manager that this didn't look like the chalet on the website, and she said that they over-exagorrate on the website. I recommend no one to go to this hell on earth!

STAY SOMEWHERE ELSE!!! We stayed here on the campsite for the august bank holiday weekend 2010 which had the worst weather, terrential rain and gail forse winds, we tried to make the best of a bad situation but the toilets and showers were disgusting, no toilet paper(what there was, was on the floor) the restaurant had dangerously wobbly tables and they kept running out of food and waiters/waitresses and kitchen staff had run out of dishclothes and were using a scourer and cold water to clean the tables, also my little girl had an accident on the chair which was just wiped with kitchen towel ( we made them come back and do it properly), reception staff were really unprofessional and didn't seem to care, we stayed for 2 nights in our own tent with no electric and it cost us £66 (what a rip off) and we made a complaint which was supposed to be followed up but we have still heard nothing and it is now January! This was our first camping trip with our 3 year old and it really put us off.

O dear were my first thoughts. We stayed here for a long weekend through sun hols. I realise its almost the end of season but the whole park looks totally in need of a revamp! The pool was freezing so only went in this for 20 mins on the sat, apparently they had been having problems, just wish the girl had told us before we entered the pool!! The sports bar was shut so no ten pin bowling or darts. Everything else to entertain the kids seemed to be a £1, ie;snooker, air hockey..etc, so we spent a fortune on that!! The kids club was ok but didnt hold my 7yr olds attention for long, and he didnt want to go back!! On the whole we were very disappointed in it, but tried to make the best of a bad situation, plus side staff were enthusiastic and polite. Needless to say we wont be going back!

Day before the hoilday park resorts rany us up and said "the touring bit is under water and people our going home" Thanks a lot park resorts, first ever hoilday with you and we did not even get there! never agian. Back to haven wild duck!!! (6th year. We wanted a change but were not geing one this year lol!!!

Camped here on a rugby tour with our junior rugby squad and parent, 12 electric pitches, shower room etc was fine, amusements excellent for the kids, pub Ok, beer a bit pricey, food was average and they ran out of a lot, fish and chip shop was fine. I am amazed that some reviews on here give it a bad mark. If you want better accommodation then go stay in a hotel and spend more money. you get what you pay for in life and all the poor reviews are probably by people who expect a lot for nothing. We paid £42 a pitch for the weekend and was good value for money. Yes it still lives in the 70's but what do you expect from a place like this. We all had a great time, accommodation was fine and fitted the bill.

I think you are a bit insulting to people who have complained. Yes you get what you pay for and no you do not expect 5 star accommodation but what you do expect is clean healthy accommodation.
You are obviously happy with what you got maybe your expectations are very low.
Park Resorts make a big play on there accommodation and friendly staff if this is not the case then they should say cheap and nasty then you have a choice. If you are happy to sleep with mould and dirt then good for you, I am not.

caravan smelled of stale cigarette smoke, sofa was disgusting and needed a good scrub, bathrooom was damp. we had to wash utensils before we used them and they were very basic. beds were the worst i have ever slept in, resulting in us coming home a day early. the wardrobe smelt like dirty socks, curtains were disgusting. if i had paid full price in the peak season for this i would of wanted my money back. speaking to some other families it seems there were alot of cleanliness problems in the caravans,right down to the damp bedding. must say the teamstars work very hard to put on a decent show, drinks were way overpriced, food in the resturant was overpriced if u bought off the main menu, it was all frozen products made to look decent. i dont think i would go back there in a hurry.

sports bar - (shuts when not busy), over 3 pounds per pint, has 1 large screen tv, one dartboard (no chalk for blackboard, no oche line), two bowling lanes (which i only saw not working correctly), one pool table, various arcade games (going back to late 90's).
adventure playground - waterlogged, zipline out of action.
swimming pool - pool depth starts at 1m+, comunial changing room, no cubicles, no curtains, no privacy. manager did not know, he not even been to pool !!
sports court - padlocked
tennis courts - cracked courts, rusty fence supports
take away - closed due to frier not working
camping area - waterlogged

Toilets/shower block was absolutely disgusting (health hazard at best). I had to go swimming to have a shower! Full of fat pikies and chavs who probably loved the place. Best thing they can do is drop a bomb on it! DO NOT GO THERE
