I've had the unfortunate experience of dealing with Black Katz to rent a property in Battersea for the last twelve months. We signed tenancy agreement on the condition that the whole flat was repainted, extensive damp in the kitchen and bathroom was treated, and broken furniture removed and replaced. I rented a propert from this letting a agent and whilst the property was find found the service pushy when I was a prospective client and even worse when I had to move out. The team at the Camden office, in my case Zia, Spencer and Lauren, delivered a 1st class service. As soon as I called them about the availability of my flat for rent they went into action. Black Katz are one of the worst agents I have experienced. I notice that most of the positive reviews are from people who have only just signed contracts with Black Katz - you should wait a little bit further into your tenancy to see the real Black Katz. Throughout the tenancy Black Katz, or at least the Camden branch we were dealing with, were generally unresponsive to any problems taking days if not weeks of pestering before they would arrange for a problem to be solved. I am sorry that you have needed to complain; we work hard at customer service which is why we receieve so many positive reviews. If you can please provide your property rental address we will fully look into matters regarding issues with your flat during your tenancy and the issue of the deposit. On the point of legality of deposits whilst we have yet to look into your specific claim as we need your property rental address on a general point I can assure you that we have at no stage broken the law; we do NOT hold the deposit on any tenancy and your paperwork clearly state this, the legal responsibility for the registration of any deposit sits with the party holding the deposit which with Black Katz is the specific landlord. Again, our apologies that you have felt the need to complain.

Thank you for your response Andrew. Whilst yes, it did say in our contract that the deposit was held with a third party, I asked several times for the evidence of this and never received a response..which can only lead me to believe this was not the case. In the past with other landlords/letting agents I have been provided with a document/number as evidence the deposit is held with a third party.

Thanks for offering, though I actually copied you into emails at the time when I was asking for evidence that the deposit was protected and for other complaints, I never heard from you either.

I can only talk about the Camden office, but they have been completely inept and will not return our deposits. After having them as letting agents I will NEVER EVER go with them again. And I have been renting flats in London for over 10 years, these truly are the worst I have ever come across. They are very unprofessional and even though they may be lovely in moving you in somewhere, once you phone them to report something is broken it will then take 2 months of hounding them before anything... I rented through Black Katz and thought I'd found a great value property. HOWEVER they were unprofessional in every way, difficult to get hold of or pin down to anything. They didn't hold the deposit as a third party which meant when my landlord went bust I didn't receive my deposit back. When I called Black Katz, they said they had already known prior to the end of my tenancy that the landlord was bankrupt, but had just failed to tell me. Nik the agent understood we did not like the flat straight away and was quick to offer us a different flat which he felt we would like from our comments. Black katz take advantage of customers.. my friend and I experienced prejudice by the agents because we were not UK born, we were treated impersonally as if we were nothing unless we could pay.. Black Katz do not provide the service you would expect from agents and they do not act to ensure the flat you pay for provides the facilities you would expect. Good afternoon,
we have now had a full review of the matters raised.
1. The flat was on the market at £400 per week and you offered £375 which was refused by the landlord.
2. You were informed of what furniture was included with the flat.
3. As your salary was not paid into a UK bank account we had no choice but to ask that in order to proceed you would need to pay 6 months rent in advance. Furthermore, as you were unsure at to whether you could do this the flat was shown to other tenants as a back-up in case your tenancy could not proceed.

i never lived in the uk how can i own a uk bank account, i have never been told that i needed a uk bank account, the estate agent did not mention it and the agency manager either, until i paid £2500 that i never got back
i was forced to pay 6 months in advance,
it is shamfull
beware of these tricks
PS: i now moved of this property and found a cheper one for £320 in a better street in the same area with no tricks.

I recently rented a flat through Black Katz and have been very satisfied with their service. I went to a lot of agents but Black Katz were the most responsive and helpful. The only thing that I thought they can improve on is their service when getting into the flat; to come in the flat with you when you first move to show you a few basic things (e.g. how the heating, rubbish etc works).
