    I had simply asked for insurance for two flats to be insured. One flat on top of the other in a terraced building. The ground floor flat has one bedroom, and the upper flat has two bedrooms. A simple quote that I have a legal and social responsibility to cover as freeholder of the building. I had spoken to what was at the time Kennet insurance which is now Swinton insurance. Now all details were asked for the insuring of the property, including the important question of the rebuilding costs. As I had said to the agent, I had not known what the rebuilding costs were? He had recommended that I insure it for the sellers cost, which for each flat was worth approximately £220,000, thus a total of £450,000. Which proved to be a complete over-insurance, which was totally unnecessary. The building cost should have been way less than this amount, and is actually a total of £160,000, which can easily be attained from www.bcis.co.uk. In the space of one minute on the internet (House building rebuild cost calculator). It is interesting that the sale assistant at Kennet never had given this information or volunteered it.

    I ended up paying £1000 insurance for each year for the last couple of years, instead of what I have recently been charged; which is £250 per year. I have ask for some form of refund, which they have decided not to give me, which I feel is a bit unfair. I have lost over £1500.00 over the last couple of years, and they don't want to take responsibility for there own actions.

    It was unacceptable error on the agents part.
