    I have been a customer of the Halifax for over 10 years. I have my joint account, home insurance, savings and mortgage with them. I wanted to move home so applied for a new mortgage. Was told this would be no problem and given mortgage promise of £156,000. Applied for mortgage and in the past week this has been lowered to £92,00 despite giving them all the information they needed at the start. We now stand to lose our dream home even though we have never missed a payment on anything or ever used our overdraft and have a top credit rating and £40000 deposit to put down we only want to borrow £110,000. The halifax call centre is incompetent and useless I seriously urge others not to waste time getting their mortgage through them they will offer great rates just to get you in the door

    Have had a Halifax fixed rate mortgage for just over a year and they have been fine. All payments made on time etc - am just changing job - earn about £45k per year and new job the same - but asked for a one month payment holiday just to keep my finances healthy and have been refused. It's nuts???!!!!??? Asked why and they said some thing about index rate - checking current value of property compared to something - and said as property prices have dropped they couldn't do it.     We have had a Halifax Mortgage since 2007. Very good customer service at our branch.
    Quick decision only after 1.5 year of residence in UK, reasonable amount offered. We were lucky to have a brilliant mortgage advisor, patient and helpful. A bit pushy but not too bad. However, if no attractive offer will be made later this year - we will switch to One Account at once.

    My daughter has been waiting 9 long weeks for a decision on her Halifax Mortgage and has just lost her dream home because of their unhelpful help she was a first time buyer they have no idea the stress put on her a waste of time

    I'm a first time buyer and Halifax Mortgage were no help at all. I lost my dream home because of them. I advise any first time buyers not to go with them even though they could be the cheapest.

    My mortgage is now only about £20000 with this bank and up until now they have freely extended my tracker mortgage each year for about 4 years without needing to get tied in again or charged any fee. Last summer they moved the goal posts and suddenly demanded that I would have to pay a fee to stay on a tracker mortgage, and be tied into them again for a long time, meaning that I would have to pay an early repayment fee to pay it off.     1st Halifax set up a direct debit from my account to pay my mortgage account...for a payment of 193 per month, but my payment was 350 per month.. I have never paid by direct debit, my question was who had authorised this, bearing in mind I had been a customer of theirs for at least 10 years.. had never paid by direct debit..when I asked Halifax to have a look at the signed direct debit mandate they didn't have one and couldn't explain how this had happened.

    Misrepresented their products, useless call centre personnel, inability to respond in a timely fashion to requests for further information, made unsubstantiated claims about the time-line associated with a particular product. All in all, absolutely shocking!

    The mortgage on this house was paid off by may parents some years back, it was done by an endowment mortgage and we were one which actually received money back as we paid off early. The rate was fair and it worked out okay, but back then this house only cost about £30,000, now its value is near £300,000.
    We had no problems with Halifax, and they had no problems with us, all in all it was good. However things may have changed since then, so i cannot recommend it.

    I really don't recommend using the Halifax, they messed us around both on the phone and at the branch and capped it all by misleading us about the mortgages that were available to us - we said we didn't want to pay an arrangement fee and were told that all their mortgages had these fees, a quick look on the internet proved this to be untrue then they denied saying it and 'lost' the tape record of the phone call.

    There is no arrangement fee, and it is a thorough service with a good interest rate. Unfortunately, it is not easy to contact them when there is a problem, and they have very high fees for default payments, but I would use the Halifax for a mortgage again.

    I have been absolutely appalled at the way they, and also my daughters financial adviser have handled her mortgage application. 10 weeks they have waited, and still no signs of a mortgage offer. The adviser blames the Halifax, the Halifax blames the Advisor - they are going round in circles. Every time they phone the Halifax they are told different excuses.     I have had nothing but great help from the Halifax team that deal with my mortgage, and I have had an advance on my mortgage. It was so easy and straight forward. I have nothing but admiration for the staff that I have had dealings with.

    They tried to sell me too many insurances while on the phone for other reasons. They should back off with the insurance selling. If we wanted insurance we would be phoning them for it. Other than that, well done Halifax staff.

    Ring me up even though I'm not the customer they try to contact my partner through me constantly 5 6 times a day and are rude to me they even ring me on a Sunday up to 9pm at night, I've explained that he has his own number and that I'm heavily pregnant and don't need their stress but they still are rude and nasty to me, I've complained in the local branch bout the call centre but they didn't help much... i'd never bank with the Halifax. Beware customers!

    There were too many people dealing with my Halifax Building Society mortgage application, and one hand didn't know what the other hand was doing. They made a promise of mortgage fees taken, and then when the mortgage was reviewed after self-employment it later flagged up which was stated in the first instance.

    Know which department to deal with or use a financial adviser, as they don't charge.

    Transferred us from one product to another quickly and easily. You just have to have the right number to call, which I found on the internet. Good relations at local branch too.

    I hope I can help anyone to avoid the mess Halifax created for me. I recently took a secured loan from netloans.co.uk and redeemed an existing one with the Halifax. When the funds were sent to the Halifax to clear the secured loan, instead of clearing the balance and closing the account, they paid off a chunk of my mortgage!     I am writing to let you know what an absolute "shambles" Halifax have made in transferring my mortgage from one product to another.

    It all started when I rang head office and asked them how I could pay my mortgage off over 6 years, and approximately how much would it cost per month.

    We took out the Halifax mortgage as they told us there were no charges when we decided to leave, but when we left they charged us £175. I queried this, and I was told it was an administration fee. How can it cost £175 in administration? I have asked for a breakdown of how the costs occurred, but they refuse to tell us and have taken our money. Following this they then charged another £50 to let us have our deeds back. Why?
