We made a good decision to appoint Urban Owners to guide us through the process of gaining the Right To Manage our building. The whole procedure was made very clear and we were kept informed about every step in the process. We contacted Urban Owners about 3 years ago after dealing with 2 very bad management companies had ripped us off. We have never had anything but great service from Urban Owners, appointing our own contractors and managing our yearly budget. Our company have been with UrbanOwners for a year. We have the admin assist package which is our preferred choice. It is good to be able to leave the money and legal side with UrbanOwners whilst we manage the two blocks.They have been very helpful and are ready to give advice by phone or email. Urban owners was employed to manage our block after bad experiences from two previous management agencies. The managing director of the company came to see visit us with wonderful promises. The website looked very good and the ability to view our accounts on our own website sounded great. We decided to go for full management.We even went to the trouble to contact residents of other blocks managed by UO and got glowing reports! Are they actually with the same company???? We opted for Urban Owners after Peverel/OM were ripping us off. After a laughable two years with Cleaver property trying to get us through the RTM we sacked Cleaver and moved to Urban Owners Full Management option. Their business model is much better than anyone else and on paper they should be much better. Sadly, 6 months in, they have proved to be no better than anyone else. Urban Owners took over the running of our Development of 2 blocks of 12 Flats under Admin Assist in Dec 2010 with just 23 pence in our account as our previous agents had no idea of the best way of dealing with late or none payment of service charge and would use debt recovery companies and there fees would wipe out any money collected and ther was never enough money to get things like decorating done. Urban Owners offer a good cost efficient service management service. Urban Owners set up the RTM for our small block of three flats. It has been a smooth operation, no problem whatsoever, every deadline reached on time and thoroughly explained. As we decided to manage the block ourselves, there has been no pressure to use Urban Owners as Managers. Our block of 4 flats only became fully self-managing in February 2012, but alone the transition form a moneygrabbing managing agency that couldn't get repair works on a burned out flat sorted 'til six month after the fire to Urban Owners as adminstrators to our self-managing company since last summer was very encouraging. “LOUSY EXPENSIVE SERVICE”

I am an experienced landlord with a number of properties in different blocks, managed by different agencies. Only with Urban Owners do I experience the following: regular failure to come back to me, and lengthy delay in getting building repairs completed - if at all. And it isn't as though they are cheap. Previoulsy if there was a problem caused by another flat, e.g. a leak coming from above, the managing agency dealt with it. Not now with Urnban Owners. I am now being told I must get... (read more)

For about five years I have been ripped off by the management agents tied in with the freehold company. I could never understand the accounts and trying to contact them was near impossible. Had management agents tied in with the freehold company which were not doing right by the lease holders. Decorating and repairs were terrible quality and accounts were all lumped together so we couldn't tell what we were paying for. I am really extremely surprised about the reviews on this website. Any contact I have had with Urban Owners has been extremely painful. They have a terrible attitude straight from answering the phone, slow reply to my emails before I resent them a week later (or sometimes keep ignoring them) and are extremely unhelpful. Whenever we contact them, they are extremely aggressive and refuse to discuss anything, just tell us that this is the way it is and there is nothing we can do about... (read more)

Although the legislation may be different in Scotland, the problems with ‘rip-off’ property factors (our equivalent of property management companies) are pretty much the same. We are a small development of 11 flats who suffered four years of poor service and over-inflated charges from a property factor who quite frankly didn’t care less. It has significantly reduced our management costs and also saved us money on many of our supplier bills that had been neglected by our previous agents.

Moving to Urban Owners has been a breath of fresh air for the building in which I own a flat, and help manage. Although us Directors have have taken on more responsibility for the property management the support, advice and customer service offered by Urban Owners mean we actually do less work than when with a traditional managing agent. Urban Owners guided us through our RTM were brilliant and we could not have done it without them.
