I have used Urban Owners on 3 seperate ocassions to manage the process of gaining right to manage on 3 seperate blocks. On each occasion RTM was successful. “RTM process - knowledgable, helpful and professional ”

Urban owners handled our RTM, helping us to leave our landlord's managing agent after years of poor service and excessive services charges. “Tailor your Expectations”

Our apartment block of six units have been with Urban Owners for 5years and for collecting monies, paying suppliers and accounting they are really good. We as as an RTM choose our suppliers and contractors and therefore know who we are dealing with. No matter who they are or how much you pay no one is more interested in your property than you. So we took on the freehold of our building, and upon recommendation of a very good friend we took on Urban Owners (UO) to assist us in the management of our block - Admin Assist is what UO call it. Dear Sir/Madam,

Thank you for your measured feedback. Given the uniqueness of the issue raised we have tried contacting you and left messages, but have not been able to talk to you as yet. We may have identified the wrong person and if so please feel free to contact us directly and talk to Glen Tilley, the Head of Property management.

As regards specifics:
We forwarded the health & safety assessment to you as the contractor concerned had mistakenly sent it to our office directly. We forwarded it to ensure that you received the report. It is a legal requirement to have a physical copy of the report on site at your property, hence why we forwarded as the copy we were provided with was the official bound version that should be made available on site. An electronic copy is, unfortunately not acceptable in such circumstances. We have also contacted the contractor on your behalf and highlighted this error on their part and asked them to submit a refund covering the cost of our postage.

We take customer service very seriously and are looking into your comments about interaction with our Admin Assist Helpdesk and hence why Glen Tilley would like to talk to you to understand your feedback so that we can take appropriate actions. If you are unhappy with an individual staff member’s response to a question please feel free always to ask to escalate and ask to talk to their manager.

The Urban Owners fees are handled by Direct Debit and all Direct Debits e.g. insurance, utilities by their very nature are not approved by the leaseholders on a transaction by transaction basis, but can always be challenged if you are not happy with a charge.
Thank you for your positive feedback on the web site and the transparency it delivers. It does more than a simple Share Point site as it has to undertake quite complex processing, whilst at the same time provide yourselves with real time updates on the information.

Years of getting nowhere with the previous management company and a building that was going to ruin with holes in the roof, ever increasing service charges and no response to correspondence left us in despair...until we discoverered urban owners. They made the whole rtm process manageable and liased between us and the leaseholder. Our estate of 3 blocks - 27 flats has been with Urban Owners 4 years. We have benefited from Urban Owner's approach. The transparency and engagement from Urban on our major projects has enabled us to put on a new roof on two of our blocks for approximately £26,000 each. The new roof of the other block, done before Urban Owners, cost us approximately £45,000. Their approach has saved us nearly £40,000. “Worst ever service”

We employed Urban Owner to administer the accounts for our block, it has taken them more than six months to send out invoices to the lessees for maintenance charges. They have used the excuse that all the On Boading must be done first and they pass me from one department to another blaming each other for the delay. “Avoid Them!”

We have been a customer of Urban Owners for 4 years now and every encounter we had has been extremely unsatisfactory. Take weeks to respond and months to resolve issues, couple of issues with door access control took 1 year to resolve. Lifts are constantly broken and they can't liaise with contractors effectively to get them resolved. Threaten constantly with admin fees exceeding 180 pounds, fail to respond constantly and appear as if they only care about collecting their money and thats… Read Full Review

This was the most cost effective company on offer and completed the process in 7 months. Communication was a bit confusing as the first e-mails from Urban Owners went into junk mail and people therefore didn't respond to requests. E-mails were rather lengthy and requests made at the end of message so if not ploughed through, the requests were missed. Some confusing advice given when Freeholder wanted to process faster. "we don't manage people" i was told by an urban owners block manager. Ahh, what do you do then, Urban Owners? I've been dealing with them for 4 years now and seen the quality of service deteriorate rapidly. The service charge has gone up by over £400! Now we're being charged "reserve fund" and "deficit" on top of the standard service charge. They are absolutely useless. They so not respond to requests or take months to. Organising repairs even emergency ones takes forever. They don't bother responding most of the time. When they do organise repairs they are substandard and every time they have to be repeated again and again and again at the cost of residents. They seduce you by their seemingly simple fresh approach to managing your block. Sadly, delivery doesn't meet the promise. Initial excitement turns to slow responses, frankly incompetent staff, high costs for things such as replacement keys and hidden charges. My favourite has to be the £150 + VAT admin charge that they threaten you with if you don't respond within a week. “Avoid expensive slackers”

After a reasonable start, they failed to follow simple instructions, over jobsworthy and lazy. The organisation is rotten from the top down After threatening to sack them and downgrading from full management to admin because of poor service, we sacked them. They are as keen today as when we first contacted them.For those who have reason to find fault remember you must stay involved.
