Do not use belvoir! I havent even started letting yet or signed a lease but already requested full bank statements from me and partner, wage slips, several references from work old landlords etc! Also even though we have a houehold income in excess of £50'000 a year they dont think we will be able to afford £650 a month rent!? “Disgraceful amatuers!”

Currently rent through them. Staff untrained and uneducated in the area of lettings, non maintenance of property by the agents (now falling into disrepair). Landlord responsibilities ignored i.e leaking guttering reported several times. They can't even pronounce their own company name correctly?! DO NOT under any circumstances rent through this excuse for an agent. Use a letting agent that knows what they are doing. (read more)

Terrible at communication basically you do all the chasing and work. They kept part of my deposit as a few faint scratches on the outside of the back door, I painted this with the colour the decorator said it's wrong, not to many shades out and they still take it, grrr, I'm so annoyed. And they've lowered the rent now, surely that should pay for it!!! Would never recommend. I think they need to sort this as its unbelievable, greed comes to mind! (read more)

I dont even know where to start. One is the rudest estate agent i have dealt with in my life. Anyone wanting to use Belvoir letting agents should think again. For the third time the pilot light went out on my heating system and once again they refuse to replace but carryout a botched up job to fix. The first occasion was at Christmas time and I managed to get through to the office and was told the heating could not be fixed for ten days as the repair man had gone on holiday. “Avoid at all costs”

Disinterested in maintaining the property. Only desperate tradesmen will deal with them, as they don't pay their bills, so shoddy and slow repair work. Dishonest about what appliances come with the property. Persistent intrusive inspections. They will steal your deposit under the pretext of the most minor wear and tear. The worst agents I had to deal with so far. Like the previous comment, they tried to keep the deposit eventhough the house was cleaner than when we moved in. They also said they noticed some marks on the kitchen worktop... “Stole my deposit ”

Belvoir did not put my deposit into a deposit protection scheme and as such, I did not receive any of it back. I am an experienced renter and have rented in England and Scotland for many years and know all about the laws for renters in the two different countries. I later discovered my landlord was unregistered which in Scotland is illegal and they still have her on their books despite her being unsuitable to be a landlord. They are the worst letting agency around like previous posts advise once you sign you are def on your own!!! And leaving the property is even worse don't think for a moment you will get one penny of your deposite back. I will never rent a house through them again. On the completion of tenancy, they refused to return the deposit claiming that the house wasn't in the same state as they had given to me and that it covered the charges for cleaning. It took a threat of a lawsuit for them to relinquish and even then they deducted a good portion of the deposit. (read more)

“Intrusive inspections”

I signed a contract with these people back in June. There is nothing in the contract - I have searched and searched - about routine, intrusive inspections. They come around every 12 weeks and inspect the entire house to check if you are ~hiding animals or people, or, I dunno, illegal immigrants. I have to take time off work (you know, the job which PAYS for the property) to be there while some letting agent goes through my stuff. Moved in to a lovley home in St Helens, and have had nothing but trouble with the house, belvoir have done nothing and i mean nothing! the landlord and his Dad have has to sort everthing themselves. On my first viewing, the agent was 15 minutes late and did not apologise. He showed no respect to myself or interest in giving me a tour around the flat. He was horrifically rude and borderline offensive. As a company, they answer the phone with "what's up" rather than a formal greeting and they are terribly unorganised. The inventory was very poor and had no backup for us as tenants - we are now being stung for 1000's of pounds of damage that was already at the property. they left us with no heating or hot water for 72 days in the coldest winter in record- we were just left to get on withit. Lots of promises of how the property would be managed, well maybe for the benefit of the tenants but certainly not for the landlord. A very one sided approach, they did not challenge unreasonable requests from the tenants, and their level of standards when it comes to Wear and Tear - are obviously standards that don't match others. The worst thing about this company is appauling communication. I have to initiate everything! Trying to move into my new dream home but the move in date put back over and over again, unfortunately the only way I new this was I had to do all the calling! Where to start... Basically Belvoir only care for the landlords interest. If you are stuck without a boiler for 3 weeks over winter... don't expect much help. However, if you happen to have bought some cat food for your Mum and have a house inspection at the same time, you can expect a nice letter from Belvoir accusing you of you keeping illegal pets. Spot on - they do exactly the same to me, making a mountain out of a molehill about the most minor issue when they "inspect" the property.
They don't inspect - they snoop, peer and abuse your rights.

My particular troubles with Belvoir would allow me to be identified, so I will have to be vague. I wish I had known the following before I rented from them:
They change loads of items in your contract without bringing it to your attention and unless you are prepared to take issue with all the changes they make point by point you find yourself signing a completely different contract every time you renew with new charges and clauses in it.

These people are corrupt and dishonest, do not go near them.
THey did immense damage to my property and refused to pay up for repairs.
Constant excuses and half truths.
They are very charming and helpful at first, 6 months on is when you really need to watch for the trickery to start.
And at the end of the tenancy no-one will see any of the deposit money, neither landlord nor tenant , because Belvoir will be keeping it for themselves, that is one of the cons they play on you.

i rented a flat through belvoir for 8 months and it was the worst 8 months ever. we moved into a dirty flat with marked walls .we were delayed in gettin our keys as they told us it was being painted and cleaned which was a lie. few months in our washing achine broke they refused to replace it we did without a wahing machine for over 4 months .they give keys out for conractors to enter your home without your permission. we came home on day to find a man in our house hangin a to let sign. now... I've had similar experiences and would never rent from Belvoir again. I can't help but think that any postive reviews are written by Belvoir staff themselves to try to counter act the bad press they are getting, because personally speaking I can't imagine anyone would be happy with their services.

I have personally used Belvoir offices in a number of locations and have always found staff to be extremely good and their overall service to be far better than some high street letting agents. As a landlord I use letting agents to avoid the day to hassle of renting my properties to demanding tenants and to avoid exactly the issues listed within this column. Totally agree the worst company I have dealt with! twice they were due for an inspection and twice they never showed without so much as a phone call. They never call back when they say they will their customer service is SO bad. There is just simply no excuse. If it wasnt for the fact I need my deposit back to move I will be moving the moment I can!
