“Do not buy!!”

I bought my home 6 yrs ago ive had 5 structural ussues and 2 floods causing thousands of pounds worth of damage 6 yrs later im now having a new chimney scaffolding all around the house . The chimney wasnt fitted corrrectly and other things. The customer csre is awful.im a woman on my oen in my late 60s and its taken a toll on my health. Worst home ive ever owned.

“Poor quality plumbing ”

My new hopkins flat developed a serious leak they blamed it on me I deliberately caused it to food and ruin my home I don't think so mr hopkins it's your rotton quality plumbing you fitted and they refused to repair the water damage only one year old from new

“Malpractice”

Hopkins Homes on the 09/11/2021 took £1000.00 of our money to secure an new build apartment, Their solicitor said it would take between 12 to 14 weeks to complete transactions. On the 23/12/2021 Hopkins rang to say they were putting property back on the market it had taken to long. Since Christmas period have been chasing buyers days away from exchange then on Saturday 08/01/2022 Hopkins rang and said they have sold our proposed property to cash buyers, in right move they had put price up by £5,000 we asked then about our £1000.00 you said you have lost it. Our solicitor can not believe it we are in our middle seventy and cannot afford to loose this amount of money. We also never had any paperwork from Hopkins when we paid our deposit just a credit card slip

“Worst customer service I have ever had…”

The worst customer service I have ever… The worst customer service I have ever dealt with. We moved into our new £650k ‘dream’ home 6 months ago. The heating didn’t work…and it was the coldest two weeks of the year. The temperature inside the house was just 7.5 degrees. In fact it was so cold that we had to get the ambulance out for my partner who suffered the most severe asthma attack. It took over 3 weeks for Hopkins to come and fix this. No offer of a hotel but instead a complimentary loan fan heater..for a 5 bed house..!! Six months on…we are still waiting for 7 new downstairs doors…as the gap from the bottom of the door to the floor is 30mm. We were promised these months ago..and despite several emails to customer services…not a single update on why they’re not ready. How can you get it so wrong..?? And it doesn’t stop there. Our garden was literally a lake whenever it rained. Hopkins just didn’t want to know. After months of ‘fighting’, taking pictures, recording the rain fall, they finally put French drains in. But…I even had to tell them to come back and repair the fence..!! They still haven’t finished the rest of the job either..!! On speaking with the ground workers…they acknowledged when building the house that their diggers kept getting stuck because of the poor drainage. So they were told to remove tons of wet soil and replace with dry soil hoping that we wouldn’t notice. Just shocking..!! But the worse is I had to cancel some garden contractors…as Hopkins simply failed to show up on a date and time agreed to out the drainage in. No phone cancellation call…no apology…nothing..!! It cost me in cancellation fees and Hopkins are not interested in reimbursing me. Without doubt the most unprofessional business I have ever dealt with. In addition, Hopkins are fully aware of my personal battle with cancer, and they are treating me like dirt. I should be focusing on my health, and instead I’m continually trying to resolve issues that have been going on for months. What a shocking and disgusting way to run a business. Hopkins you should be ashamed..!! I have repeatedly told Hopkins about these issues…and they just aren’t bothered. I can honestly say that I have never dealt with a company with such a shocking and disgusting customer service operation…and I will now be taking further action. My patience has gone.

“Poor after sales service”

Initially good after sales service however after a year and a half they still have not replaced the roof trim which fell off 3 months after we moved in. They haven't even been out to look at it. I have constantly contacted them about it. I will not have to go to NHBC to see if they can resolve it. The house is nice but not sure all the pressure and hassle they give you to buy is worth it with such bad after sales service.

Union Road Stowmarket Extensive hedge cutting was carried out breaking the terms of the planning condition- no eco survey was carried out as required , the timing made it illegal under the wildlife and countryside act . An apology after the event is unacceptable behaviour

“Hopkins help”

Hi just wondering peoples experiences with Hopkins. We have reserved a house for £1000, and told in 4 weeks time we exchange contracts and pay 10% deposit which is 30,000. The house isn’t built and not ready until end of March if not later due to corona. Is it reasonable to ask to exchange contracts maybe 3/4 months before completion and then pay the deposit as the risk is less. 9 months is a long way away. And anything could happen in that time. Thanks

They wouldn’t budge and we wanted to pay the reservation fee and exchange nearer completion but they wouldn’t do it. So we pulled out and didn’t want to risk losing the 10% we would have paid if anything would have happened due to the pandemic. We would have paid the 10% if the house was ready in 3 months but because it wasn’t due to be ready for nearly 10 months we didn’t risk it. Lots of risks with a new build. Make sure you are 100% happy before proceeding x

“Avoid buying from Hopkins Homes ”

Hopkins homes are undoubtedly the most uncaring new build home company I have ever witnessed. We still have outstanding snagging after more than two years. Accused by workman of causing the snags. Confirmed my our convenience of cctv at the property. After care team are shocking and lack of care and support. Avoid buying a Hopkins home at all cost . Lots of neighbours and friends experienced the same problems and worse. Definitely incorrect about the standard we purchasing !

“1 year battle to fix overflowing toilet”

Our downstairs toilet kept blocking. Customer care manager kept saying we put too much stuff down it. Eventually he got the drain doctor to check the drain and said the drain was ok and it was us. I mentioned that the drain doctor only checks for blocks, not that the the drain was constructed properly. I said I would get a surveyor in to check the drain. It was only then when the manager agreed to get the srains people in, who ended up digging out and turning the drain. As Hipkins are slow it took a ywar.

“nice houses shame about the customer aftercare”

Appalling customer aftercare given by some individuals within Hopkin homes. He doesn’t deserve the job title “customer care manager”. Never said sorry for mistakes they made, never returned your calls or emails – never put himself out when we had to. I felt sorry for his team who were the brunt of our concerns and frustration due to the lack of care he showed. This was also echoed by many other home owners on the same estate

“We were completely tricked by Hopkins Homes (HH)”

My wife and I very recently paid a reservation fee of £1,000 in respect of a five bedroom house on the HH Watermill Meadow development in Stoke Holy Cross, Norfolk expressly on terms that we would have a fixed date of 8 June for legal completion - the house was already finished off to all intents and purposes - and at a price of £550,000. The date was crucial if we were avoid moving into temporary rented accommodation. At the same time we were persuaded to part with £3,300 for extras on a non-refundable basis.Also we were cash buyers. What HH knew all along, and what we have only just found out, is that despite building out the development HH does not yet have approval from the local planning authority for the estate roads, the foul drainage system and the means of managing surface water. All the indications are that it will not have these approvals for some time. The planning permission, as is normal, states that no development should be carried out without these approvals and then only in accordance with them and in the meantime no houses should be occupied. We have no alternative but to back out and swallow total losses of around £5,000. We then have to find a rented house in a very short time. Avoid HH like the plague.

“Not as good as it looks”

Have had nothing but problems since buying this home has been nothing short of a nightmare ground not sorted before it was built so flooding occurred and as pensioners not what we dreamed of as were looking for a relaxed life far from it ,have just walked into kitchen to find dishwasher has flooded water out under sink unsatisfactory plumbing the list goes on what will be next ,should we be putting up with these standards,things need to change.

“Any problems, they don't want to know ”

I have a Hopkins Moore home, supposedly one of their "premier" houses. I hate to see what one of their bog standard homes is like for build quality! The house is not even 3 years old and since we moved in 3 months ago every time there is a strong wind there is a loud banging noise coming from more than one area of the loft which keeps us awake at night. This was reported to Hopkins who basically said that as there is ONLY actually a 2 YEAR WARRANTY on their work they will not even send anyone to have a look at it! Clearly there is either a fault with the workmanship or roof design for the wind to be causing problems already, we don't live in a tornado zone! The ensuite has caused us problems also. Due to not being sealed properly some water from the shower leaked through the floor and was dripping through the hall celiing light, very unsafe!

“Shoddy, little or no aftercare.”

Oh how I wish we had had knowledge of this site before buying. We have now lived in our home for 10weeks.Having a procession of men in and out to 'sort' the problems. All of which should have been sorted BEFORE we moved in. And still we are waiting for many more to be addressed. They fit OLD Hotpoint appliances that barely work. Our dishwasher has failed already! Hotpoint don't even make the model of washing machine anymore. Because our kitchen has been so badly installed, the oven 'slants' downward. Fridge Freezer can not have the doors opened wide enough to take out the shelves for cleaning as there is not enough room before the door hits the wall. The cupboards haven't even been matched top to bottom! One window is actually broken another 2 are damaged. Master suite ceiling is a cross-work of cracks. Family bathroom, tiles do not meet floor in one place. That's even though the mastic has been done which is leaving the gap. Shower in second bedroom leaked. I could go on and on. We were even lied to about having electricity in our garage. There is none! We asked twice if there would be said electricity and were told yes. We have now written to both the Sales Manager, they don't even reply. JH's Admin wrote and failed to answer more than one question. She wouldn't have lasted a week in my office. Many others on this site feel the same as us. Why don't Hopkins care, and more to the point why don't they have a site inspection of each house BEFORE you move in?? Everyone who has ever had a problem with Hopkins Homes should band together and publicise this dreadful company. Our next step is to go to the NHBC.

Most but gave up on others. Ceiling in Master suit has to have cracks repaired every year. Replaced dreadful washing machine and oven, couldn't stand them anymore. This is without a doubt the worst house we have ever been unfortunate enough to buy. The design concept is great as is the space, but the finish is just, well dreadful!
We are in the process of redecorating everywhere now and yet again filling cracks.
Thank God for good neighbours or we would have gone mad.

The person I dealt with was excellent at explaining and answering any questions I had including keeping me advised throughout. I'm thrilled with the job and it was a wonderful surprise to arrive home from holiday very recently to find the work completed. It looks great! Well done and a big thank you to the person I dealt with, his team and all of those involved in the work. Many thanks as always for your excellent help. It's been so good and comforting over the past 2 years, to know that you will be on the end of the phone or email when after care problems arise. Having sadly brought a Hopkins Home on Saddlers Rise, we moved in 10weeks ago, I find this review almost unbelievable. I guess there must be ONE decent home that Hopkins have built, but I haven't found it on this site.
We have brought 5 new homes over a 47 year period, never ever experienced the shoddy build quality of this one. Nor do they take any criticisms seriously. Our neighbours feel the same. We are going to contact the NHBC about ours and suggest others do the same.

“Very happy”

We completed on our house a month ago now and we just wanted to say what a fantastic experience! We had a few minor snags when we moved in but they were sorted very quickly. People forget these are hand built homes and you may find a problem or two but that's the same with any house you buy. Thank you for our lovely home.

We made an enquiry about a bungalow on the lake park needham market development we found the sales staff bordering rude and the question we asked the sales lady the response we got was im not going to even ask the question until you commit with a deposit we felt pressured and because we would not commit they were not interested very very poor customer service

Hopkins should re-name the customer care team as couldn't care less team. They don't take any notice of what you are saying moved in snagging not done . After three years noticed boiler flue too close to window opening and to a combustible material breaking planning regs not to mention health issues but all the will say is we will nail up the window as per the plans didn't buy house from plans already built . No regard for saftety still on going I haven't given up yet .Also why was it signed off by the local authority? I would have given no stars get your act together Hopkins it will cost you more in the long run .

“Worst built homes”

Do not buy/rent a Hopkins built built house. The worst property I have ever lived in in 45 years. Poor after care too. There is not enough space here to explain how poorly and cheaply constructed these places are. The site manager for the watermill garden project must be blind to not notice the pathetic work that has gone into these propertys. Speakimg to others in the trade, it is known that the workers on this site and others in Norfolk were some of the worst they could employ. You have been warned.

Hi just wondering if this is how all new builds work.?  We have just reserved a Hopkins house and paid £1000 reservation fee. In 4 weeks time we have to exchange contracts and pay a 10% deposit of 30,000. The house isn’t ready until end of March next year. A whole 9 months away, could be even more, due to coronavirus. Is it reasonable to ask if we can wait to exchange contracts and pay the deposit maybe 3 months before the house is built? As anything could happen in 9 months time!
