    Good Points: Rent was are lowNice property listing on rightmove.com


    Bad Points: The low rent hadn't actually been agreed by the landlord. Repairs to the property were not carried out with a reasonable time frame or to an adequate standard. House inspections were requested on bank holidays, without reasonable notice and were never carried out at agreed times. There was no contact regarding the end of my contract.


    General comments: Firstly, the property was advertised at £700, however when it came to signing the contract I was informed that the landlord was not happy and that the rent would actually be £750. Alarm bells should have sounded.Secondly, on moving in I found that the back door didn't shut or lock properly. I was told not to use the door and that they didn't want to tell the landlord because it would upset him and we might have to move out. When I pointed out that I needed a working back door for security as well as moving between the house and the garden, I was told that if someone was going to break in it would probably be through one of the large windows. After weeks of calling every day, the agents called the landlord and he came and fixed the door. There were a few other problems, some which I fixed with the landlord without involving the agents and others which are still not resolved.Thirdly I was contacted to arrange a house inspection on New Years Day, and like the previous reviewer, they turned up on New Years Eve at 7pm. Other appointments were missed by hours, but it this shouldn't be a problem, I should be able to spend the whole day waiting for them to turn up.Finally, my contract was coming to an end, I'd not heard anything from the agents, and assumed that as my contract (not that I had been given a copy) was for a fixed term of 12 months, that I would be moving out. However, the agents told me I had to give a months notice in writing and that they would not return my deposit and would take me to court if I didn't comply. No amount of conversation would make them see sense and I finally had to go to the CAB to get help.Please do not (however nice the house is) get involved with these people. Not only do they not know how to act as estate agents, but they are argumentative in the extreme, often becoming personal when they feel they aren't winning.You have been warned!

    Very disappointing. London Edge estate agents wanted a cash deposit from us. I'm not sure they contacted the Landlord about essential repairs. They themselves carried out repairs, which resulted in the carpet having to be replaced.
    I don't remember them sending a notice to quit at the end of a fixed term tenancy agreement, but demanded a written 1 month notice from the tenants (which would be beyond fixed term).
    They did not turn up to arranged inspections on day/time, including turning up unexp ...
